'Axis Residences' at Dubai Silicon Oasis
Gowealthy.com,the region’s global property and lifestyle brand offering comprehensive marketing solutions for property developers, investors and retailers, has announced the launch of the Dh295 million plus 'Axis Residences' at the Dubai Silicon Oasis by developer Gulf General Investment Company (GGICO). KAIRI I cannot see how u think its possible to achieve rent of 100 - 120.000 for DSO.Those are Marina prices.DSO is still very much underdeveloped,the vision the ruler has for this area is a very long way of with no major companies having signed up yet.
Also apart from the emirates villas currently there,only around 25 projects are to be built.
Personally I think DSO will just turn into a residential area and not IT.However its position next to the airport,academic city,dubailand plus major roads still make it worth looking at.

100,000- 120,000 rent irrealistic at the DSO site , completion date as well.

Still not convinced about 100-120.000.I have an appartment ready in Feb which I've been told can achieve 70-75.000 which I think is about right.I assume your an agent for this project Kairi?u shouldn't give false statements cos u know 100-120 is no-way.I also think the prices are way to much.Shame cos its a great payment plan.

Wannaberich I am not agent....I just posted what info I got from Gowealthy .. so peoples can see what is Axis residence about...
also, I never lived in Dubai but I just want to see the reaction of the peoples to Gowealthy claims.

KAIRI I've read some bad things about gowealthy but then every agent I guess is going to have happy and angry customers.Regards Axis,personally I think its too expensive,with parking its around 1050aed per sq ft,I have invested in DSO and mine and other buildings sell for 750 mainly.DSO I think will be a good area for rental eventually as hopefully IT companies will set up there although they dont seem to be rushing,plus its next to academic city.I'm not too sure who will rent at places like JV and DSC.The payment plan is the best thing about this project but like I say its just too expensive.

About the AXIS residdence

I really like the payment plan...the price per sq ft for Axis Residence is aroud 1100 AED. In average based in what I saw for the projects under constructions in DSO, the price per sq ft is around 900 AED. You are right Wannaberich ....it is expensive
I think 20% of the value of the appartments is really low investment. Plus the building construction is already at the second floor ...and after a year or year and half, the rent will help to pay the monthly payments between 50% to 70% for the first couple of years and hopefully it will go to 100% in the last 2 to 3 years.
Usually when you buy OFF-PLAN with cheap price per sq ft...the delay of the project... and the heavy payments ...will be like investing your money without return for number of years of the delay...you will benefit only from the appreciation and selling your property at early stage...

Kairi 1100 isnt just expensive its VERY expensive.I paid 750 in april and more recently i have seen launches for other places including La Vista in DSO for 750 also.If the property rose by 30% by completion then a 1 bed would cost be around 1.250.000 to sell! I think u would be left with an appartment u couldnt sell unless u really dropped the price,otherwise if u rented,that would cover around only 50/70% of the payments like u say.Great payment plan but I cant see the point of buying into this.

I think if someone invest and keep the 1bed or studio for 6 years (someone does not have all the cash) is not a bad idea to buy

Future Projects: Axis Residence 2 to 8

GGEICO just updated their web site and they starting showing all their DSO projects. It seems that they launch in future AXIS Residence 2, 3, 4, 5, 6, 7, and 8.
