Request for Scoping Opinion as to the information to be contained within an Environmental Impact Assessment to be submitted in support of an application for demolition of existing buildings and construction of a 44 storey building to provide 122,000 sqm.

Good news as is Marsh Wall - really is going to be a mini Manhattan soon enough. Cant help that it needs a bit more character though.

122,000 is BIG though. If a single tower it would have to be fatter than 1CS. This is that funny little accountancy building surrounded by the CW estate isn't it?

Can anyone remember how much the building sold for? I'm sure the accountants who are in the building (CLB Littlejohn Frazer) sold it last year but 1 can't remember how much.
Do they also own the car park beside the roundabout (with the traffic lights in the middle) leading to Westferry etc? If not, I agree, the footprint is tiny!! |

Grattan bought the site for Ģ52 million from Grenadier Investments. Savills advised Grattan. (Property Week 11/05/2007-p7)

great find - I'm not that familiar with the site, the scoping doc looks most promising. Also interesting to me is that an independent developer is planning to go it alone at a time in the cycle where we're starting to look a little bearish. That said, vacancy rates are very low, Churchill Place will be almost fully let, and CWG seem to be pushing on with RS, so perhaps Grattan are looking at the more optimistic end for future occupants. Haven't heard of them below and not sure of their provenance in delivering big schemes - could be applying for pp and then flip site onwards to a developer who'll see it through. Don't know enough, but exciting news all the same.

CWG will try and scupper it just like they tried to with Columbus.

Why would CWG try & scupper it? They have sold quite a lot of there buildings on the original estate now so it wouldn't look particularly good for then to say to those who have bought their buildings you cant develop your sites. Anyway what can they do to stop development ??

Didn't they complain about Columbus being too tall and too much of a liability so close to their estate?

Cant remember to be honest. But even if they did they wouldn't have much of a case what with all the taller buildings they have built & in planning at the moment.

122000 m2 on that tiny plot? Even if you stretch it all the way to the roundabout it's not big. They gotta go pretty tall. Interesting.
Btw; I'm sure I saw some renders on one of the big architect's sites of a white stone building proposed for this site. Very nice. A bit like the (few) good modern and uber posh stone buildings in Knightsbridge or the City. Sat very well there between Cabot Sq and Westferry. Does that ring any bells anyone? Yes I think it was Squire & Partners or A&M- Got planning last year I think. Was around the 10 storey mark.
