All the answers to your questions will be obtained by the right agent. Again, I'd go for York Estates, they are in the building and people, who check out the Marina usually first look with an agent right where the building is, in this case at the bottom of tower A.
I also used York Estates to rent out my 2 Bed Apt in Tower B, and were very happy with them. Because of York Estates office location, anyone looking to rent in MVT are likely to visit them first.

Thanks for the suggestions all, its a street/partial marina view studio in Tower A. Will go with York if the agent I used to buy the property doesn't pull through.

Anyone got building insurance on their property? thanks.

You don't need building insurance this is the responsibility of the OA. What you'd need is insurance for the content of your flat, even if it is not furnished. It will insure the kitchen, white goods etc....

Thanks Josua. Does the/Has the OA provided evidence of a a full, continuing and valid insurance policy for the building?

Building insurance is an obligation in Dubai. If you need evidence contact the OA. I do not know which company the building is insured with.

Josau

The Meeting Agenda will be:

i.

Presentation of and voting for candidate companies
for Residential Owners’ Association
Management services
ii.

Updates on Service Charge fees (by the Residential
OA Board)
iii.

Miscellaneous matters

--- Yes, but I have no idea what will the service charges fee or which companies are candidates, so I'd be happy to go with whoever does the "best" job so to speak since I'm not in the country...

Could be reality as those Rays are quite common around the Palm.

For those, who haven't been to the building for a while, this photo which was taken on May first very early in the morning.
Landscaping work by EMAAR seems finished, except between the car park and the walk.
Sahara restaurant has been opened for a while and I can only recommend.
Instead of the supermarket Grand Abu Shakra restaurant will open soon.
On the podium level, there is a sea food restaurant and a restaurant called Moda.
A super market will move in where Portland offices used to be, so towards the street. Probably much better for deliveries and for attracting customers, since it'll be more visible.

I lived there for 1 year (2008-2009). It has been the worst experience I have ever had in my entire life. Starting with the managers of the building, the security personnel of the tower and the sales woman that gave me the contract.

On my first month my door knob broke down, on my third month the sink was stuck (I was one floor down below the PH), the gym took almost 6 weeks to open then they started charging, the fire alarm fired every other week because smoke detectors were placed above the stove, the pool was always dirty, there were only 10 chairs available on weekends in the pool, only 1 internet and tv provider.

I would not recommend buying/renting an apartment from this building.

2008 wasn't a good time. It was just after hand over. Many issues weren't taken care of at the time. Things have changed greatly and the building has an independant management company now. It has turned out to become a very pleasant place to live.

Current management of MVT?

Hey Everyone!

I stumbled upon this forum recently. I have been an owner of a studio apartment in Tower A for over a year now. I have two queries for the group -

1) Who is currently managing the property? Till last year, I used to get invoices from New City Developers FZCO (which I understood to be affiliated with York/Portland Estates which were in the same building as MVT), which I had been settling. Earlier this year, I received a Q1 Invoice from Ittihad management co which I had settled. However, since then, I have not heard anything from anyone, so not sure who is managing and why I have not received any association fee invoice - any clues? Also what are the current association fees being charged?

2) As I am out of town usually and thus not so close to the realty market, what are the current rentals like for a studio apartment (mid floor and partial marina view) in the tower?

Appreciate your feedback, fellow MVT owners
