Io non sono ancora riuscito a capire invece quanto delle vecchie strutture sia rimasto su e quanto non dovrà essere demolito nei mesi a venire!

IKEA's Parent Plans a Hotel Brand
European Partnership With Marriott, Nordic Firm Aims for Travelers on a Budget




IKEA has made a booming business out of cheap, stylish prefabricated furniture, much of it designed for tight spaces. Now, an affiliate and Marriott International Inc. MAR +0.96% are looking to create hotels in the same mold—joining a race by hotel companies to saturate Europe with low-cost rooms.

Marriott on Tuesday is expected to unveil its designs for Moxy, a new hotel brand it is developing with a subsidiary of Inter IKEA Group, the parent company of the IKEA furniture brand.

Inter IKEA is investing around $500 million for around 50 budget hotels in Europe in the next five years, Marriott executives say, in a partnership with the Bethesda, Md.-based hotel company and a European hotel operator.

The hotels won't use IKEA furniture or its designers. Instead, Inter IKEA came up with novel construction techniques to keep construction costs down. Many of the hotels will use rooms prefabricated offsite and then assembled like IKEA furniture, a modular type of construction that is new for Marriott. The first hotel, in Milan, is supposed to open in a year.

Inter IKEA has been scouting for sites and thinks it will start construction on a few hotels this year, said Peter Andrews, who directs the company's hotel business. The venture aims to build its hotels in or near office parks, airports and train and subway stations. They will range from 150 to 300 rooms each.

Moxy is Marriott's first bid for younger, stylish travelers on a budget.

"This is a fresh new take on the economy segment," said Marriott Chief Executive Arne Sorenson. "I think it will benefit from being new and combining value with style. Too much of the value product you see in Europe is devoid of style."

Instead the rooms, with a price point around €60 ($78), were designed in Amsterdam and elsewhere by a hotel operations company called Nordic Hospitality A/S, which would operate the hotels. Marriott is the franchiser, contributing its database of customers and reservations and purchasing systems, and would own the brand.

Inter IKEA executives say they wanted to invest in hotels because hotels seemed to be relatively stable amid Europe's economic shifts. That is particularly true for budget hotels as travelers who might have previously stayed in more expensive hotels look to save money by trading down, they said.

Europe's budget-lodging business has become an increasing focus for some U.S. hotel companies. Already it includes established players such as Accor SA's AC.FR +1.65% Ibis brand and U.K.-based Travelodge, as well as upstarts like One Hotels & Resorts AG's Motel One.

U.S.-based Choice Hotels, which owns such budget brands as Comfort Inn and Quality, has made Europe a major priority, CEO Steve Joyce said in a recent interview.

Part of the attraction of Europe is that unlike in the U.S., most hotels still aren't part of larger chains. London based consultants Otus & Co. calculates that 37% of hotel rooms in Europe operate under a brand. In comparison, 60% of all U.S. hotels are branded, according to Lodging Econometrics.

"A lot of the hotels want to be branded," Mr. Joyce said. "They are under pressure and looking for ways to generate revenue."

Still, for larger budget hotels, brands are far more common. Budget hotels in Europe have posted mixed results of late as the continent's contends with the debt crises and austerity.

Occupancy at budget hotels in Western Europe increased to 70% last year from 67.1% in 2011, according to U.S.-based hotel researcher Smith Travel Research. However, that rise was offset by a 3.8% decline in average rates to $82.81.

The announcement of Marriott's first budget brand in Europe may help the company reach a goal set in 2010 to double its presence on the continent within a few years by adding 40,000 rooms. So far, Marriott has added around 16,000 rooms, according to recent regulatory filings.

"We're making less money per room than we would have anticipated but in terms of our unit growth we're on pace," Mr. Sorenson said.

Moxy faces significant competition from existing big, low-cost hotels. Analysts and executives say there is room for more in countries including Germany, Spain and Italy.

Accor has its Ibis brand on 1,277 low-cost hotels in the continent, including 63 added in 2012. "Undeniably, there is potential in this [low-cost] segment and this continent," said Peter Verhoeven, chief operating officer for Ibis.

Marriott and Inter IKEA have targeted the U.K. and Germany as their top markets for Moxy, followed by Italy, Austria and the Netherlands.

The company has already developed eight hotels in Europe, apart from the new partnership with Marriott.

Closely held Inter IKEA, which has more than €5.8 billion in assets, is a collection of diverse divisions. Executives stressed in recent interviews that the store franchiser and furniture design division is separate from the property investment arm, which houses the hotel company.

Inter IKEA is controlled by IKEA founder Ingvar Kamprad and his family through their Liechtenstein-based Interogo Foundation.

altrimenti lo faranno come al solito vicino a linate o rho-fiera...vedremocomunque se dice vicino alle stazioni metropolitane, potrebbe essere un pò ovunque, anche in pieno centro.
