Those who have posted and comment that Shore Residences looks like a mass housing project, shoebox, medical center, etc. Obviously, you guys are sooo rich that you can afford high end developments by Ayala or Rockwell, or, you dont obviously own a unit in any SMDC development.

To be fair to the developer, its developments offer an improvement over low cost housing located in nearby provinces. Rather than purchase a house and lot in Cavite where you travel a minimum of 3 hours to work roundtrip, SMDC condos mitigate those concerns. I hope you appreciate the developments. On the other hand, they have great property mgt too

Design is a result of the factors around it.

First, height factor. Shore is directly in the path of the domestic runway of NAIA. Hence, it cannot be built higher. So for the developer to maximize its investment, there should be more units.

Two, land factor. Remember that the MOA is a reclaimed area.

three, factor affecting space limitations. Some modern looking designs are space limiting, hence affecting design in amenities

I am no way connected with SMDC but im a contractor of several developers. I suggest before people comment, it is best for a constructive criticism approach. After all, people around the world read this and any negativity affects this industry.
maybe the logic of his explanation to other SMDC shore project answer your concern regarding the sea residences project.

As an investor I am more concern with the price. There will always be a demand for rental units near MOA. The price will have a bearing on the ROI.

if you are thinking of buying a condo is an investment you are wrong. what makes you so sure that if you buy it in a pre selling price and sell it when the price appreciated the buyers will buy your condo. By that time there are other condo unit/projects for sale with flexible payment term they can afford instead of buying your condo in a cash basis terms.

if you buy a condo and have it rented... yes it may generate a passive income to you as long as it covers your expenses/amortization of maintaining that condo. If not... it just becomes a liability tou you.

If you are thinking of an ROI of your investment put it in stock market/UITF/Mutual funds/ and play it wisely.

WAG ka mag-papa-niwala sa mga agent o broker na magandang investment ang condo...HINDI!

You ask other forumer here or your friends who had condo before if they were able to sell it for a higher price.

Remember every year me inflation ang peso mo, hindi porke nabenta mo ng mas mataas sa price na pagkabili mo e kumita ka. Hindi ganun ang pakwenta ng kinita ng pera mo.

For me... condo as an investment?... not a wise decision to make MARAMI KANG COMPETION NA NAG BEBENTA DIN NG CONDO NILA!

Not only in sea residences sir.
That is a reality in all other mid-end condos.
Minsan nga mas madali maibenta ang high end condos kahit limited lang ang market nun.
