Setting a Benchmark for Townships in India's Northeast
TOWNLAND was commissioned to design the masterplan for a mixed use township on the outskirts of Guwahati in North-East India. For a small township it contains a wide range of uses with a mix of villas, apartment blocks, an outdoor mall with restaurants and shops, small offices, a 4 star hotel, a clubhouse and temple. Inspired by the natural beauty of the undulating hills that form the backdrop to the Site and the meandering channels of the nearby Brahmaputra River, TOWNLAND has designed an unconventional Master Plan utilizing only naturally curved lines and spaces.
A lifestyle celebrating the outdoor living formed the starting point for the urban design concept. A strong visual and practical connection between indoor and outdoor spaces has been consistently applied to all building typologies. The design of pedestrian only accessible plazas, parks and green corridors connecting all major buildings and precincts was introduced to create a more eco-friendly and less vehicle dominated way of living for its future residents and visitors. Situated within walking distance of everybody’s home, at the core of the residential precinct, lies a large tear-drop shaped park and water body forming the central green lung and recreational space for all residents to enjoy.

I think the project above is the Aeropolis project of the Brahmaputra Group, outsourced to Townland. The renders look similar.

you are correct. I think it will take some time to come up, maybe another one year. I do not have any idea if it is under construction. We did not know about Spanish HillView apartments although it was under construction. it might have reached 12 floors by now.

GUWAHATI, Nov 18 – Guwahati will soon have its tallest buildings with construction of 20-storied apartment complexes to begin by January, following grant of environmental clearance to the Guwahati Metropolitan Development Authority (GMDA) for the second phase of work at the Games Village here.
Senior GMDA officials said the State Level Environment Impact Assessment Authority (SEIAA) has granted environmental clearance for the project which will cover 14 lakh square feet of construction area at the Games Village at Borsojai.


The total project cost for the second phase of expansion is estimated at around Rs 270 crore.

“The project has now secured all statutory clearances like NOC from SEIAA, fire services and Pollution Control Board, Assam. We plan to start the project formally from January,” a GMDA official told The Assam Tribune today.

A Kolkata-based firm has been selected for the project which will be carried out in the Public Private Partnership (PPP) mode. The first of the high-rises are expected to be ready within three years.

The plan is to construct seven 20-storied high buildings with a total of 675 units or apartments. “These will be the tallest buildings in the entire North East. We will start work on three of the buildings initially and then take up work on the rest of them,” the official said.

Besides penthouses of 4,000 square feet, there will also be apartments of between 1,000 to 2,600 square feet.

“Already around 100 apartments have been pre-booked. Besides residential space, there is also provision for commercial space of around two lakh square feet with provision for departmental and other high-end shops and offices,” he said.

There will be podium level car parking, swimming centre, food plaza and other amenities.

The total water requirement for the expansion is expected to be 1,201 KLD.

It is worthwhile to note that the first phase of the Games Village was developed by GMDA during the 33rd National Games in 2007 to accommodate the participants and officials.

The eight-lakh square feet developed area has 700 flats in 25 six-storied buildings which were later sold to various government departments, PSUs and individuals.

In last one year or two, number of projects have come up where total built up area is 10 lac plus or near about 10 lac sq. ft.

besides this all five star hotel projects have nearly 3 lac sq. ft bulit up area. and I think few years down the line guwahati will have couple of stunning skyscrapers.

I am eagerly waiting for subham group's 18 lac sq. ft residential project in amingaon.

they have proposed another 2 projects one each at g s road and gotanagar near radisson hotel with 6.5 lac sq. ft and 3.75 lac sq. ft respectively

Sunny, whats up with your fascination for built up area for residential projects? I'd have understood your excitement if such stats were for commercial properties in core areas.

Hmm.. even commercial properties are also coming up in large numbers i hope. Most of them are coming up along G S road.

I kinda disagree with that. Guwahati is in a very high risk earthquake zone. We'll risk it too much. And besides, lots of big cities don't have tall buildings. Paris, for one. Even Chennai.

Agree. What we do need is some more symmetry in architecture, though. Way too haphazard and ugly, most of the flats in Ghy are.
