This plot would be better divided up.

Anchorage Quay and The Quays could be connected with a linear boulevard, better tying together the Anchorage, Ordsall and the Waterfront Quay area. The Metrolink alignment could be straightened out and a new stop placed here, replacing Anchorage and Salford Quays stops and providing a more useful link for Ordsall.

It's not going to happen, but this plot would be the key stumbling block in changing the Quays from a fence and car park environment into a true urban area.

I like the tower, Furness House and Custom House but Im not a fan of block 3 & 4.

Yeah something like this would be more efficient. However I really like that new curved tower in the middle of Furness & Custom houses...

Pft that is nothing compared to the huge car park at the back of Anchorage and the little "light industrial / office" park AKA Sovereign Enterprise Park; made out of shed-style buildings based around King William Street.


I mean that is a lot of underused land ripe for development. Plus since this development rules out a simple tram line and road connection between Anchorage and Salford quays tram stops, I figure why not just build upon the above Furness Quay plans and build a pedestrian boulevard between the two? Sure Navigation House and the Sovereign Enterprise Park business estate would have to be knocked down, but think of all the large new buildings which could be built in its place? Considering you have two tram stops every close by, you could get away building some very large residential and office buildings here, thanks to the existing tram lines. I made a crude masterplan in paint below:

Red is new buildings, green is greenspace and grey is roads & pathways. The black arrows denote the main pedestrian boulevard....

I like it, but it does look very peripheral Leeds circa 2000 in style. But maybe something a little pastiche in appearance will do wonders for the Quays given the amount of new schemes to go up, it'll make the whole area look a little more established and eclectic.

I like the tower and think it will fit in well and create density, especially when considering future projects planned with greater height. Also at last a mini spire

I know renders can be pretty deceiving but this one suggests the finish and the look of the buildings will be better than what we have seen thus far.
