Unico plans 9-story tech space

Unico Properties has filed plans with the city of Seattle to construct a nine-story, 200,000-square-foot office building at 330 Yale Ave. N. The site is part of the former Pemco headquarters property, which Unico acquired for $51.75 million in 2014.

The building would sit north of the old Pemco buildings, which are now called Yale & Thomas, and an accompanying 325-stall parking structure built in 1981. The buildings would share the parking structure.






The proposal calls for speculative high-tech office space, ground-floor retail and below-grade parking for 56 vehicles. There would also be a large roof terrace.

Yeah, I think Chroma looks great. Nice bit color to cheer up all the homeless people in the park.

1210 Republican so disappointing. Is that corrugated grey siding on sale or something?

The 26-story apartment mid-block at 427 9th Ave N got a shoring permit last week.

I walked by over the weekend and didn't see activity. Anyone since then?

I'm very excited about 244 housing units in that area, particularly on 9th which can be an outstanding street (minus the freaking push buttons). Also the parking at 96 spaces, a 40% ratio. Or who knows, is it even better now? It's also exciting that actual highrises might start to proliferate in the center of SLU.

For how dense 9th is becoming (over prior use), it is very J-Walkable!

Here's the last design I saw for this (it's uuuuuuugly, but only 3 levels of parking for 25+stories which is amazing). You've got to love the staying power of the trophy shop:

Speaking of staying power in SLU - I was walking around yesterday and Mastercraft Metal Finishing is still at Minor and Harrison. Looking at the permit records now maybe it's not actually a functioning business anymore. Metal property sold in Sept 2017. No sale recorded yet on the Taco Del Mar/Nollie's cafe property if it stays as part of the project discussed here: http://web6.seattle.gov/dpd/edms/Get...Docs&id=764264

edit to add: I have to believe the soil under the metal coating place and nearby is nasty. It's nice they already a sale recorded with the county but there might be a reimbursement clause for contaminated soil costs to be at least partially reimbursed.

I don't actually think this one is that ugly. It wont ever be included in a book about inspired architecture, but it seems fine to me. It's the SLU Luma.

I just came across 308 9th Ave N plans. Have we talked about this project here? Interesting 8 story building with small office spaces on single mid-block parcel. Almost no parking. The layout doesn't look like shared co-working spaces but more like individual offices.

In case anyone is wondering - the big recessed part of the facade is pushed back because of the power lines on 9th Ave. There's a section view in the plan set that make this clear. Makes for a more interesting building but makes the building more expensive.

Wouldn't it be cheaper to bury the power lines? Very hideous.

Looking at the City Light section of these meeting minutes I'm really surprised the city and project owner are allowing the building to project back out to the property line above the power lines along 9th Ave. It'll be really hard for a facade cleaner in a boatswain's/boson's chair to not come down the building and get electrocuted (see page 15 of the plan set above). Let alone construction crews working on the exterior. SCL is usually pretty strict on this stuff but they don't usually have buildings trying to come back out to property line.

I was (am?) hoping that all above ground power lines were going underground in SLU with the Denny Network project but it seems that might not be the case. This block of 9th is about the only above ground power left on 9th from what I can see in Streetview.
