Megaworld wants to sign contract in Iloilo

The Privatization Council has already approved the bid of property developer Megaworld Corp. to buy the 54 hectares old airport site in Mandurriao district.

Mayor Jerry Treñas said the government is more likely to sign the final agreement next month.

Treñas said the Department of Finance (DoF) is finalizing the documentation on the sale of the property for P1.2 billion. There are certain procedures that the government should observe, he said.

Treñas added that top officials of Megaworld even wanted to do the ceremonial signing of the acquisition of the property in Iloilo City as soon as possible. He, however, did not name the top executives of Megaworld Corp.

He added that the city has no problem when it comes to the development of the area since Megaworld got the services of Palafox and Associates to do the urban planning on the 54-hectare property.

Palafox and Associates is known for their expertise and they are also part of the group that will do the tourism planning for Iloilo and its nearby provinces. The city is confident that whatever designs and investment they may have will conform with the city's development plan.

Meanwhile, a portion of the concrete fence of the airport site was destroyed by unknown persons just recently.

The perpetrators smashed the fence and got the steelbars that support the hollow blocks. Before the fence was destroyed, there were also people who rooted up the electrical lines that used to light the airport's runway.

Well said. By the looks of it, flyover could compliment to existing developments ongoing in our city and province right now. It's massive and you can never deny its existence. The next three flyovers will surely boost better economic status of our city. It's very competitive indeed.

Publicly listed Fil-Estate Land Inc. has teamed up with property giant Megaworld Corp. to undertake two major projects in the provinces of Batangas and Iloilo.

Fil-Estate Land chairman Robert John Sobrepeña said the first joint venture involved the development of a residential resort community dubbed Twin Lakes at Taal Ridge in Laurel town in Batangas, outside Manila.

The 731-hectare project is expected to rake in roughly P40 billion in revenues over a development period of eight to 10 years. The first phase, which will consist of a golf course, land development and basic utilities, is estimated to cost at least P1 billion.

Sobrepeña said the due-diligence audit on the property owned by Fil-Estate in Taal Ridge has been completed and both parties were in the process of transferring assets to a joint-venture corporation -- Twin Lakes Taal Ridge Corp.

Megaworld and Fil-Estate have put in P2 billion in assets -- P1 billion worth of land (from Fil-Estate) and P1 billion in cash (from Megaworld) -- in Taal Ridge Corp. The joint-venture company may also issue P3 billion worth of preferred shares in the future to raise the same amount of funds to spend for the development of the project.

Megaworld and Fil-Estate have also agreed to team up in the 150-hectare, mixed-used development called Sta. Barbara in Iloilo, in the central Philippines, near a newly opened airport.

The first phase of the project, which will consist of a golf course and subdivision, will cost roughly P150 million to develop. Other phases of the project will include condominium-hotels, a cyberpark and other high-rise developments.

Fil-Estate Land meanwhile, through its unit Fil-Estate Properties, has also signed an agreement with Woolim Construction Co. Ltd., a top developer and construction firm in Korea, to jointly develop the Renaissance 5000 tower at the Fil-Estate headquarters at the Renaissance Center in Pasig City.

The Renaissance 5000, estimated to cost P1.4 billion, is a 24-story condominium building, the fourth to be built at the Renaissance Center.

In Pavia, I think its Santa Lucia.
From what I've heard, the ALI (Ayala Land) was rumored to be eyeing on San Miguel area.

Oton's Crown Asia that you might be referring to is the Savannah community which is located in Maestre Vita in Oton.

I'm not so sure about this. I never heard about Ayala in Pavia. If you are talking about Ayala residential, initially their proposal is in San Miguel. If its Ayala CBD, they are still scouting at present. However, we'll wait and see if things turn up the way it is in the next few months. I think all the rest you've mentioned above are confirmed by now except for Ayala residential and Ayala CBD.

Palafox designed Savannah (Crown Asia). And Palafox will be involved in developing Mandurriao site as well. However, I don't know about Fil-Estate-Megaworld team up in Sta Barbara if it will bear a touch of Palafox, too.

This is becoming more and more exciting as municipalities of Metro Iloilo is starting to compete with the city developments by now. Cool.

That's the spirit! I want to see more expansions of these BPOs in Iloilo as well as other cmpanies to come and invest in Iloilo. Reiterately, this is an exciting times for all of us Ilonggos. The city is starting to wake up. We have so nuch to catch up, I guess and we have so much improvement in our hands to complement with our developments.

Metro, I barely have a very shirt memory about Sta Lucia's development in Pavia. I had the article before but I lost it. I want to review it again and see what else I can derive from the article regarding their plan development. As far as I could remember, the Sta Lucia's property in Pavia is already their 4th development in Iloilo - The Metropolis in Jaro, Acropolis in Villa, Monte Rosa in Mnadurriao and the one in Pavia which until the present remains an unnmaed one. I'm just thinking if I remember it right that their property development in Pavia will also include a golf course? hmmm ... this is tricky indeed.

Im not sure yet but more probably Go na ang BPI sa Iznart since its the only location mentioned. Right now Sutherland is looking to hire positions for ILOILO site from TOP to BOTTOM... so by September operational na na!

Maybe MW will come in PHASE 2 or other phases since (MW is known to have partnerships with BPO and known for their cyberparks) so we are seeing here a development similar to ONE McKINLEY HILL... LIVE-WORK-PLAY Community! with Golf Course/Condominium/Hotels/Cyberparks.. etc etc etc.... then Sta Barbara will be the 1st direct competitor of Mandurriao for CBDs/BPOs!

Sta Lucia is either eyeing Pavia or Leganes... I was informed by a friend that sako kadto sang Sta Lucia scouting sang lupa sa ILOILO for a new Project thats why sako libot sang ila helicopter sa METRO ILOILO Towns... maybe they are looking for a bigger Land Area kag so far ang ila development sa ILOILO madamo pero ang area mid size lang usually around 40-50Ha at most or so...

If ever madayon ang ALI sa San Miguel that means they wont be far away from CROWN ASIA sila da nga duwa kumpetitensyahanay!

One things for sure, Pavia's roadside has been already zoned for commercial-industrial use since the RAIC's days. The battlecry of Cadio Gorricetta's administration is "Pavia is back!". And hopefully, it'll be.

I'll try to get information from MIGEDC on what specific plans they are trying to make in the MIGEDC area.

I'm more concerned of Gorriceta's plan, project, proposal (IMO, the VISION) for Pavia as it is the Regional Agro-Industrial Center of Western Visayas. I think most metro towns are re-zoning their lands this time. Even towns outside Metropolitan Iloilo is gearing to rezone them already.

Inner Aganan is zoned for residential while those at the side of the Gorricetta Road going to Jibao-an is Industrial-Commercial.

Ungka, Mali-ao and Cabugao Sur is Industrial-Commercial since it stradles along the main highway to Iloilo City and the airport. Tigum, Cabugao Norte and Pagsanga-an on the other hand are still agricultural since this is the most inaccessible among all the areas for development as of this moment.

When the Radial road and the Cirumferential Road opens, then that may prompt them to rezone it since it faces the floodway and Leganes.

Leganes is already Industrial-Residential focused. Pavia is doing the same. Oton is mostly residential.

Now Oton is another concern. Giving a bigger population increase than any other town in Iloilo Province, it may become the "suburbia" of the south Iloilo. But there is only one accessway going to the town proper itself. There is another seaside trail that leads to the market from John B Arevalo.
