SINGAPORE: Buona Vista is set to have a S$660 million shopping and entertainment mall by 2011.

The project does not have a name yet, but it will be built next to the Buona Vista MRT station.

The 50,000 square metre building will have a 5,000-seat theatre for concerts and conferences, as well as 1,000 parking lots.

It will also have four levels of retail and entertainment avenues such as boutiques, restaurants, wine bars and clubs.

It is also home to a large rooftop garden overlooking a pool.

The integrated hub is jointly developed by Rock Productions and CapitaLand, and is part of JTC Corporation's grand masterplan for One-North.

SOUTH-EAST Asia's largest real estate developer CapitaLand will jointly develop a $660-million integrated civic, cultural, retail and entertainment hub at Vista Xchange, one-north, with Rock Productions.

The venture along North Buona Vista Road comes after Rock Productions won the $189-million tender from JTC Corporation on Sept 7, to build, lease and operate the hub on a 60-year lease. The project will comprise a civic and cultural zone with more than 30,000 sq m in gross floor area and a retail and entertainment zone about 24,000 sq m.

In a statement filed with the Singapore Exchange, CapitaLand Retail, the retail arm of CapitaLand, said it would be investing about $380 million to own and manage the retail and entertainment zone, plus approximately 1,000 car park lots at the proposed development.

Rock Productions, which has committed about $280 million, would own and manage the civic and cultural zone.

CapitaLand Retail will also project-manage the entire development.

"The civic and cultural zone of the integrated hub at Vista Xchange will be a world-class venue for staging large-scale performances, shows and events," said Mr Mathew Kang, director of Rock Productions.

"The proposed 5,000-seat high-tech theatre, backed by the expertise of Artec Consultants and IMG Artists, is expected to fulfil the needs of, and attract these target performing art and cultural groups."

Mr Pua Seck Guan, CEO of CapitaLand Retail said: "Other than catering to the demand of the affluent crowd from the nearby Bukit Timah, Holland and Rochester Park areas, the retail and entertainment zone is expected to benefit from the natural visitor catchments from one-north communities, surrounding housing estates as well as tertiary institutions close by."

The project is scheduled to be completed by 2011. CapitaLand shares rose 5 cents to close at $7.55 last Friday.

(SINGAPORE) CapitaLand and Rock Productions will spend a whopping $660 million to develop an integrated civic, cultural, retail and entertainment hub at Vista Xchange, one-north, which is expected to be completed by 2011.

The hub will comprise two zones - a Civic and Cultural Zone measuring over 30,000 square metres in gross floor area, and a Retail and Entertainment Zone spanning 24,000 square metres in GFA.

JTC Corp awarded the tender to build, lease and operate the entire hub to Rock on Friday, on a 60-year lease term at a land bid price of nearly $189 million.

Upon award of the tender to Rock, CapitaLand, through an indirect wholly-owned subsidiary, One Trustee, acquired the Retail and Entertainment Zone from Rock.

Rock will develop the Civic and Cultural Zone at a cost of about $280 million, while CapitaLand will invest another $380 million into developing the Retail and Entertainment Zone.

Designed by Andrew Bromberg of the commercial architecture firm Aedas Hong Kong, the hub will have eight levels of the former zone type and four levels of the latter.

The Civic and Cultural Zone is 'envisaged to become the new dynamic art, cultural, meeting, convention and exhibition centre in Singapore', a release said. It will contain a proposed 5,000-seat, state-of- the-art theatre for touring concerts, family entertainment, and other large-scale conferences or events.

It will also contain secondary performance and event spaces, like multi-purpose function rooms and outdoor amphitheatres. IMG Artists has been appointed to consult on and develop the strategies for the marketing and programming efforts.

The Retail and Entertainment Zone will comprise two levels above ground and two below. It will have an 'open-concept with a spiral design', allowing visitors to stroll casually along a gently sloping spiral walkway to visit the various floors. These will contain restaurants, cafes, supermarkets, fashion and other stores. The zone is envisaged to 'replicate the atmosphere at Clarke Quay, the premier riverfront F&B, lifestyle and entertainment precinct in Singapore', the release said.

Director of Rock Productions, Matthew Kang, said his firm's 'extensive research indicates an overwhelming need for a sizeable performance venue, away from the city' but 'well-equipped with state- of-the-art facilities'.

Pua Seck Guan, CEO of CapitaLand Retail, said the hub represents a chance for CapitaLand to extend its presence to the Buona Vista area in Singapore.

It is expected to 'benefit from the natural visitor catchments from the one-north communities, surrounding housing estates, as well as tertiary institutions close by'.

The hub will be directly linked to the Buona Vista MRT and also be served by a Circle Line MRT station currently under construction.

Vista Xchange is the first of three 'centres of excellence' under JTC's one-north masterplan. Besides the hub, it will house offices, a business hotel and residential buildings over 17 hectares.

Exciting and Interesting development but it raises several questions:

- The announcement of a new spanking shopping centre in Buona Vista is likely to push prices up of neighbouring properties even higher as buyers expect higher rents from more researchers and professors settling into One-North, the success of which is still yet to be seen (can anyone recall the last "success story" emerging from a major bio-medical discovery from One-North?). Otherwise, it may just become another shopping alternative to tourists (besides Orchard Rd) and tertiary students (who have less spending power and will have traditionally flocked to nearby Holland Village or Clementi).

- How will the extra exhibition, convention and event space be fully utilised, given the amount of space generated? How will it compete with the existing space at the Marina area and Expo in Changi? Given the current hotel crunch, perhaps there should be some plan into developing extra hotel space?

- Is Rock productions related to new Creation Church ar Marina? If it is, there may be more debate about religious organisations getting a finger in the profitable real estate pie...

They have topped out and are now doing the cladding. Cladding is already halfway done for certain blocks and 3 quarters for certain blocks. Usually pass by via MRT twice a week.

I remember reading the Straits Times article, and if I remember, it did say that New Creation would likely make use of the auditorium, which has a larger seating capacity. This would also mean more patronage for the area. Something to that extent.

Great news for shoppers as it means the carparks would be less congested in Suntec on Sundays and certain weekday nights. Maybe sad for church members living in the east/central as they have to travel further to Buona Vista.

whats the similiarity with the WTC? The building in Singapore that looks most like WTC is Peninsula Plaza.

I agree with heirloom it looks like National Library.
