INTRODUCTION
Bandar Perda is a privatised project undertaken by Aseania Development Sdn Bhd jointly with Penang Regional Development Authority(PERDA). Since its privatisation in November 1994, Aseania Development Sdn Bhd has successfully developed more than one third of the total 456 acres township into various residential, industrial and commercial properties under Phase 1 & 2.

Bandar Perda reigns as Penang's most ambilitious and advanced development to date.

This mega RM 3.0 Billion (US $630 Million) development, strategically unfold over a 456 acres (186 hectares) of prime land, conceptualized as a self-contained township, where work and live under one roof.

This township is easily accessible to airport, seaport, railway and highways. It is located mere 20-30 minutes drive away from Penang International Airport and about 2 km away from Penang Bridge Interchange. Whilst the North Butterworth Container Terminal at Butterworth Mainland is about 10 kilometres west of the township.

The township is well served by an excellent road network system including the North-South and East-West Highway and strategically located in the Central development corridor between the two major towns of Butterworth and Bukit Mertajam.

PROJECT BRIEF
Bandar Perda reigns as Penang's most ambitious and advanced development to date.

Bandar Perda is also situated at the proposed transasia railway route linking Singapore from the South passing through Peninsular Malaysia, Thailand, Cambodia right up to Kunming China.

PLANNING CONCEPT

Aseania Development Sdn Bhd constantly obtains input from experts and in consultation with local planning authorities to fine-tune the masterplan for the entire township in line with its theme as " City of 21st Century".

Bandar PERDA has been planned and designed with the latest "intelligent " infrastructure and facilities and as a futuristic one-stop integrated regional centre of the Indonesia - Malaysia - Thailand Growth Triangle (IMT-GT).

It is envisaged that Bandar PERDA will become the administrative and financial centre of the Northern Region of Malaysia because of its strategic location to the highly congested Penang Island and the Industrial parks in the mainland.

The three phase integrated development of the 456 acres (186 hectares) would be undertaken over a period of about ten years.

The hi-tech township will be equipped with following distinct features:

1. Bandar PERDA is equipped with fibre-optic telecommunication system operated and maintained by Celcom. The extensive communication system will allow residents to work, shop and do everything from the computer terminal at home.

2. The township will be serviced by the region's first electric monorail in a move to circumvent traffic congestion and ensure a pollution-free environment. The 2 kilometer monorail can serve up to 3,000 people every hour and will eventually be linked to the state's proposed light rail transit system.

3. "GARDEN CITY" Concept. Up to 20% of this township are made up of beautifully landscaped gardens, lush green parks and shimmering water fountains. And at sun down, the city will into a dazzling display of lights.

4. "ASEANIA CITY" This massive cosmopolitan covering 40% of Bandar Perda will be the focal point of the IMT-GT region.

It offers the best shopping, hotel, convention and exhibition facilities in the region. Aseania City will feature the biggest and most modern convention cum exhibition centre that can accommodate some 10,000 people.

International standard hotels from the most indigenous hotel chains of the Asean region, the region's biggest mall with its three-in-one concept of retail, theme park, convention centre, an ultra modern hospital and an integrated bus and taxi terminals.

The entire city would be pedestrian-friendly with lots of open space and gardens' for recreation. To enhance the concept, an under-ground network of roads will be built and ample car-parking lots made available to allow residents the option of using the city's monorail system.

5. The region's biggest ice district cooling facility will be built in Bandar Perda which supply comfort cooling and chilled water to the commercial and administrative building of the township. The RM 72 Million cooling plant, to be developed by Aseania Linear District Cooling Sdn Bhd is expected to be operational by the third quarter of 2002.

When fully completed, the township is projected to have 8,000 residential units with an estimated population of 40,000 and an estimated working population of 70,000

The township is situated within distance from major industrial parks established residential schemes and educational institutions which will provide population catchment of more than 2.2 million people and skilled manpower with growing purchaser power.

Good news for Butterworth..but it seems even in the plan itself the skyscrapers are spread out. I hope they could use some nicer clusterings

De' Rendezvous - the food and entertainment centre




Inspired by the success of the Fisherman's Wharf in Gold Coast, Australia and our local experience at Bangsar in Kuala Lumpur, the Food Beverage & Entertainment Centre is conceived to satisfy the increasingly large numbers of young professionals and expatriates working and living in the surrounding industrial parks and housing estates. However, unlike Bangsar, the Centre is purpose-built with ample parking bays and specially designed pedestrian walkways that provide a conducive atmosphere for an evening of leisure and entertainment for the whole family as well as the yuppies. It will also appeal to tourists.

The centre comprises four rows of shops linked by a common pedestrian walkway that is traffic-free. The Centre is aesthetically designed and each outlet will be specially tailored to the needs of the operators.

Factors that contribute to success of The Centre:-

1. With the scarce land resources in Penang Island and the plan to promote the Indonesia-Malaysia-Thailand Growth Triangle (IMT-GT) the Government is increasing its focus on Seberang Perai.

2. Owing to rapid industrialization, more industrial parks are being open up in Seberang Perai, Kulim, Parit Buntar and Sungai Petani. Hence, more new employment opportunities are being created on the mainland. These new hitech factories employ young professionals with high disposable incomes and sophisticated lifestyles

3. New infrastructure projects such as higher education institutions and the 40,000 capacity stadium at Batu Kawan are being sited in Seberang Perai. There is also a proposal to relocate the Penang International Airport to the mainland.

4. In Seberang Perai, more businesses are moving into Bandar Perda due to the low-lying nature (susceptible to flooding) of the old town centres.

5. Bandar Perda is a comprehensive and integrated project that comprises all the necessary components for a successful centre.

6. The population in Seberang Perai is currently estimated to be 650,000 which is greater than that of Penang Island and the trend is set to continue with more new housing estates and townships being launched in Seberang Perai at more affordable prices.

It is estimated that there are presently about 2-2 million people within a 30-kilometre radius from Bandar Perda and more than 50% of this population are in the 20 to 40 are group. And while most other businesses were hit by the recent financial crisis, the food and beverage industry, particularly the "trendy" type, apparently were left unscathed. It is obvious that the trendy food, beverage & entertainment industry is here to stay.
