thanks, i'm glad you liked them.

Auckland knocked them all down because they werent big enough for modern companies and now auckland is pretty stale looking.

I just hope sheffield holds onto the small ammount of nice old buildings we have, is it true the old post office is going to be demolished now ?

Should we ask for a construction sub-section like Birmingham now have for the u/c projects. ?

Birmingham get a construction sub forum , but Hull cannot get a Metro area !

I don't see the demand for a U/C forum for us. It'd only have about 4/5 worthwhile threads in it. Might as well keep it all together.

I do think its a bit crap having construction - and even general chat - forums for places like Liverpool and Birmingham when a lot of Hull forumers are squeezed onto one thread. Although, of course, its still the same number of threads and posts, just distributed differently.

Recent developments have seen Sheffield cement its position as a true regional capital.
The city has seen top end office rates rise over the last year to £22.50 per sq ft and the city looks set to take a place at the top of the UK league for office rental growth.

The reputation of the city is under threat however, as many of the modern buildings across Sheffield risk beginning to look dirty and older than their years.

Old buildings age extremely well because of the materials they are made from. Stone weathers much better over years of city life than modern buildings built using composite cladding, metal frames and glass for example. Although more cost effective and durable than stone or other natural products, depending on the colours used, these materials can actually have a damaging impact on Sheffield?s image once pollution and traffic fumes take their toll.

The money saved in using a cheaper product has to be balanced by the extra cost of cleaning the panels, especially lighter coloured fascias, which get mouldy and dirty far quicker than traditional materials.
The urban design review panel was been created by Sheffield City Council to oversee the unprecedented levels of development in the city and they have made significant inroads to ensuring that developers recognise public art in all new builds and demonstrate efforts to raise design quality across the city.

Much of the architecture of new build accommodation can garner the same sense of occasion as older properties. Issues arise, however, when these buildings are allowed to deteriorate through a lack of maintenance and begin to appear aged and tired.

One case in point is the infamous 'Egg Box' building. This £9 million development was built by Sheffield City Council in 1977 as an extension to the original 1890?s Town Hall. Despite the quoted 500 year lifespan, it was demolished less than 30 years later, when it came to look dirty, dated and dilapidated.

In contrast, the older Town Hall building has kept its place and good looks through a lightweight schedule of sporadic light cleaning, which is all that is required by the natural building products used to construct the Town Hall.

In order for the urban design review panel to continue their work as the guardians of Sheffield's architectural integrity, we need to move towards a climate where civic pride dictates that a regular maintenance plan is provided for and that the costs of cleaning and maintenance are budgeted for from the outset.

i think its something we all worry about. but i think all we have to hope is that the citys current outburst in rennovations keeps going as a priority, so that if buildings do age badly they wont stay that way for long.
