New eastern Tower for Canary Wharf?

ANOTHER tower could be about to sprout up on the eastern end of the Canary Wharf estate.

Canary Wharf Group (CWG) has submitted an application for a 23-storey development at 25 Churchill Place, which could house around 4,000 employees.

It is the last site within the original estate masterplan to be developed.

The 0.36 hectare plot has existing planning permission for a 61,300 square metre development under the original Enterprise Zone consent for Canary Wharf in 1982, but CWG has bid to increase the height of the building from 80.77 to 130 metres above UK sea level. Site preparations and piling have been completed.

Canary Wharf Group has submitted revised plans for a larger office tower at 25 Churchill Place as it ramps up its fight to secure News International as a tenant.

The London Docklands group submitted plans last week to Tower Hamlets Borough Council for a 23-storey tower at the 0.8 acre site.

It is seeking to increase the height of the building – which is one of three developments that News International has shortlisted for its 500,000 sq ft London headquarters – from 80 metres to 130 metres and increase the office space to 500,000 sq ft.

The Kohn Pedersen Fox-designed building could accommodate around 4,000 employees.

Canary Wharf has been working up revised plans to extend the building for some time but it is thought that News International’s recent decision to increase its office requirement from 300,000 sq ft to 500,000 sq ft acted as a catalyst for Canary Wharf to formally submit a revised planning application.

In its design statement

Canary Wharf said: ‘Having been approached by several potential tenants seeking more space, Canary Wharf undertook a detailed study of the impact of increasing the height of the development and concluded that a higher tower would sit comfortably within the Canary Wharf cluster.’

The news will further heat the battle to secure News International as a tenant. Canary Wharf is up against City schemes such as UBS and Oxford Properties Group’s Watermark Place near Fishmonger’s Hall and Minerva’s St Botolph’s development near Aldgate station.

While market speculation is rife that Watermark Place is News International boss James Murdoch’s favourite, it is not thought that any decision has been made on a preferred option.

The provision of car parking could be an important factor because some News International staff working on late shifts at The Times and The Sun newspapers often travel to work by car. News International’s existing Wapping site has hundreds of parking spaces but not all are used.

Any final occupational decision may rest on the sale of the media corporation’s existing Wapping site. It emerged this week that Cadillac Fairview Corporation could team up with Land Securities if it was selected as preferred buyer.

It isn't particularly inspiring, but the fact is the area is starting to look VERY flat, and this was going to be about the same height as the other buildings, it would have looked pretty bad. Now, it sits comfortably between the two heights of the 1 Churchill Place and it's little brothers. Plus, at least it isn't a total box, and KPF have done things with the cladding and the elevations to make it a little more interesting than some of the other CW buildings like tqo of the three Bank Street buildings.

I actually quite like this.

I agree, it provides a nice variation in height - and there's enough detail in there to make it more than just another box. It's a simple but classy design, with nice angles and lines.

Think this looks ok, as Wil says, just enough detail to lift it out of the mundane. Should add to the overall 'urban feel' of CW. The hieght vaiation in that location is much welcomed!

No, because then we will end up with something like La'Defense....impressive from a distance but utterly shit when standing in it.

I think we can afford a well designed building using a material other than blue glass thrown in the mix there..... OCS is metal clad... does that make canary whary look shit when standing in it? I think not.

One of the Herons Quays towers is not blue glass? does that ruin canary wharf?? no, admitedly its not the best design, but provides a break from the blue wall of glass.

I just find it uterly boring and gutless to stick to a uniform design, some ones gotta risk it and break the mould.

Why do we have to break the mould by going with radically different cladding though? Look at the new Crossharbour Tower. That is glass. Yet it is easily the best design planned for the Wharf. I hope to god it gets pp and starts construction in November, it will be stunning when complete, despite being mostly glass.
