Penang Sentral
As the development revenue of KL Sentral tapers off once the project nears completion, MRCB will continue to have its hands full with the development of the RM2 billion Penang Sentral, a similar transport hub development on the island. To complete the connectivity from North to South, MRCB is also currently looking at several places in Johor in efforts to secure a site for a similar urban transport hub development in Johor Baru itself, adds Shahril.
At Penang Sentral, work on a temporary transport terminal in Butterworth is starting soon while the construction of Penang Sentral's main terminal building will begin by 1Q2009. The transport hub will be located on a 12.8ha site at the existing Butterworth train, bus and ferry terminal and will also incorporate KTM's rail services, and road transport facilities.
MRCB has a land bank of about 100 acres on Penang island. One of its first launch in Penang would be a medium to high end condominium development scheduled for 3Q2008. The project is on an approximately eight-acre tract in Bukit Dumbar in the Jelutong area and offers about 140 units. "In terms of property development, Penang is our main focus for our expansion growth this year. A number of KL developers are looking at Penang seriously and offering more choices to spur the market," adds Shahril.
