DAMAC Properties has announced a discount on Business Square, an urban project spanning 39,000sq m, it is developing in Lusail’s Marina District. Announcing the launch of Business Square, Damac’s first commercial project in Qatar, its CEO Peter Riddoch said there would be a launch discount of 10% if the buyer was taking a full floor.
The retail price of the 20-storey, QR350mn property is QR2,500 per sq ft. The rebate drops to 7.5% for half a floor and to 5% for individual units.
The launch of Business Square by Damac, described as the Middle East’s largest private sector master developer, comes close on the heels of an announcement made by it last month on the opening of its first sales office in Qatar.
Business Square “is meticulously designed to enhance a productive work atmosphere so as to reap exhilarating returns,” Riddoch told a launch function at Four Seasons, attended by a number of potential investors.
Business Square provides multi-level parking and round-the-clock security along with high-speed Internet, swipe access, a business lounge and reception area that will be incorporated into an office environment.
Top of the range leisure facilities are easily accessible within the tower. A health club, gym and multi-function room will all be part of a relaxing, refreshing atmosphere characteristic of Business Square. Cafés, restaurants, boutiques and retail complement this commercial community.
In April, Damac released details of two residential projects: Garden Heights – a luxury residential high-rise, and the Terrace at Fox Hills, both at the Lusail development.
Garden Heights, “strategically located” in Lusail, offers luxury living with world-class infrastructure. The high-rise tower will comprise one, two and three-bedroom apartments with penthouses, Riddoch said.
The apartments will be equipped with state-of-the-art accessories, planned space and utilities, health club, steam and sauna facilities, aerobic centres, swimming pools, multifunction rooms, children’s play area, lounge, juice bars and mini-basketball courts.
The Terrace will comprise one-, two-and three-bedroom apartments and will also be equipped with similar amenities, he added.
Lusail is home to a self-sustaining residential and commercial community with retail, hospitality, resort and entertainment venues. It is scheduled to be completed by 2010 and is expected to house more than 200,000 residents.
The glittering launch ceremony was accompanied by entertainment by Chinese performers.
Damac’s portfolio includes properties spread across 670mn sq ft and is worth more than $45bn. So far, it has delivered 1,170 homes and will deliver 2,300 more units this year and a further 7,100 houses by 2010, Riddoch said.

I saw that in the news and thought its in dubai. lool didnt even read it
soon we will need a section for lusail, or maybe a section for lusail and the pearl both together

i think New doha should be more appropriate or somthing.... so it could include lagoon plaza and grand hayatt etc...

Draieh Contracting wins $163.8m Lusail contracts

Draieh Contracting has been awarded three main contracts for the mixed use residential and commercial projects in the upcoming Lusail City in Qatar worth more than AED 600 million ($163.8m).

The contracts have been awarded for work on the Business Square, the Piazza 1 and Piazza 2 by Damac Properties, the Dubai-based developer expanding across the Gulf, which has three luxury projects within the master development.

Draieh Contracting is part of the Damac Group.

Lusail will cover around 35 kilometres along Qatar’s coast 15 kilometres north of Doha’s city centre. It will contain 18 different districts and will include lagoon with two marinas, 25,000 residential units housing 200,000 people, high and low-rise buildings, commercial districts and mixed-use areas, retail, two golf courses, 22 schools, a hospital and resorts.

Business Square is a 20-storey mixed-use residential and commercial tower, while the Piazza 1 and Piazza 2 are low-rise residential and office developments with an Italian flair.

The project adds to the other mega developments underway in the gas-rich state, which include the US $5 billion Pearl Qatar island development; Dohaland, which will see the redevelopment of the centre of the capital; and Barwa City, among others.

The country is scheduled to invest around US $90 billion in infrastructure over the next few years as it prepares to host the 2022 football world cup.

Niall McLoughlin, senior vice president, said the company had seen a “spike” in enquiries about property in Doha, the capital. “The successful World Cup bid sparked interest in Qatar’s property market from international investors, which has increased with the introduction of the new foreign ownership laws. This combination is a potent mix, which is likely to strongly influence demand for property”

Hyder Consulting, Halcrow and Cowi & Partners are the three main consultants on the project, with Parsons International as project manager, according to Constructionweekonline.com data.
