The Putra LRT KLCC station which is located next to the site, connects to KL Sentral transportation hub and thereon to KLIA. The project is an iconic high end luxurious serviced residences. DNP Tower should be able to garner a better price as it is going to be across the Four Seasons.

DNP plans five property projects
Wednesday November 14, 2007 By DAVID TAN Thestar PENANG: DNP Holdings Bhd will next year launch in Kuala Lumpur and Penang five property projects that will be major contributors to its revenue for the 2008 and 2009 financial years. Three of these projects were at Jalan Ampang, Jalan U-Thant and Bukit Ceylon in Kuala Lumpur, general manager Lee Kong Beng said after the company AGM yesterday. Menara DNP, comprising 200 luxury condominium units, was slated for the 1.5-acre site at Jalan Ampang. “The project will have 420,000 sq ft saleable floor space. A French architect has been engaged to design the project,” Lee said. The Jalan U-Thant project is a low-rise 30-unit condominium block on a one-acre site while Bukit Ceylon would have four condominium blocks offering 420 units on a 2.67-acre site. “In Penang, we will launch at least two projects on the mainland and on the island. These projects will comprise medium and high-end landed residential properties,” he said. Lee said he could not disclose the gross sale value of the projects, as the unit selling prices had not been determined. For the year ended June, property business contributed about 30% of the group's RM425mil revenue. On the retail business segment, Lee said another 18 retail outlets selling the group’s fashion labels such as Topshop, Topman and Dorothy Perkins would open by the end of next month in Kuala Lumpur. “This would increase the number of our retail fashion shops in the country to 50 from the present 32,” he said. For the first quarter ended Sept 30, the group posted RM15.6mil in pre-tax profit on RM96mil revenue, compared with RM10.9mil pre-tax profit and RM79mil revenue previously. |

DNP JV to buy condo project in KL for RM207m
by Siow Chen Ming DNP Holdings Bhd yesterday formed a joint venture with its Hongkong-listed sister company USI Holdings Ltd to buy a condominium project situated in the golden triangle of Kuala Lumpur for RM207 million cash. DNP and USI will each hold 50% of the JV entity, Kuality Gold Sdn Bhd, which will acquire a 43 storey-115 unit condominium project together with the accompanying 115 car-parking bays en bloc basis, for RM207 million. DNP and USI share a common major shareholder in Wing Tai Holdings Ltd, which owns 55.26% of DNP and 33.63% of USI. Upon the completion of the project, Kuality Gold will operate the condominiums as service apartments for recurring income. |

Wing Tai JV to buy 43-storey condo in KL
Posted on April 25, 2008 by lushhomeonline TWO listed units of Wing Tai Holdings have agreed to pool synergies in the hospitality and property management sector by forming a joint venture (JV) to acquire a 43-storey condominium in Kuala Lumpur, which will be jointly owned and operated as serviced apartments. Bursa Malaysia-listed DNP Holdings on Wednesday entered into a joint venture and shareholders’ agreement with Hong Kong-listed USI Holdings for the joint-venture company Kualiti Gold to acquire en bloc 115 condo units and a similar number of parking bays in a condominium block for RM139.75 million (S$60.3 million) cash. It will also have the option to purchase up to an additional 115 parking bays. The total price of RM139.75 million based on a net floor area of 199,639 square feet (excluding the parking bays) was based on a calculation of RM700 per sq ft. The block is part of an ongoing high-end condo and service apartment development of three blocks of 43-storey condos, one block of 4-storey service apartments, a 5-storey multiple-level carpark block, and a swimming pool, currently being developed by Starpuri Development, a wholly owned subsidiary of DNP. The development is within the Kuala Lumpur Golden Triangle fringe and is in the initial stages of construction, with the completion of the condominium block in question expected to take about three years. DNP and USI will have an equal share in Kualiti Gold, their subscription of new shares in the company to be wholly satisfied by cash totalling nearly RM250 million. The balance RM67.25 million after paying for the condominium and parking bays will be used to fund the optional purchase of an additional 115 parking bays and other expenses. DNP believes the condominium ‘will be able to generate consistent and recurring income in the future, including potential capital appreciation’. A property investment company, Kualiti Gold is an existing wholly-owned subsidiary of DNP, but has been dormant since its incorporation in 1994. Wing Tai Holdings has a 33.63 per cent indirect interest in USI; it also owns a 47.61 per cent direct and 7.65 per cent indirect interest in DNP. The joint-venture shareholders’ agreement is conditional on a number of terms, including the approval of Malaysia’s Foreign Investment Committee. |
