CB Richard Ellis, the exclusive leasing agent for the Zuellig Building, projects that office vacancy rates will increase as off-shoring and outsourcing tenants move into low-cost buildings, but expects demand for prime office space and rental rates to rebound to early 2008 levels by the building’s completion date in 2012.

The Zuellig family has been in business in the Philippines since the early 1900s. Zuellig Pharma is a major distributor of pharmaceuticals in the Philippines and other Asian countries.

On May 4, a testimonial reception was held in honor of the patriarch, Dr. Stephen Zuellig, on the occasion of his 92nd birthday. In addition to announcing the groundbreaking of the Zuellig Building, Dr. Zuellig highlighted the role of the Zuellig Family Foundation and Interphil, the Zuellig Group’s manufacturing arm, in making basic medicines available to the poor at affordable prices.

Swiss taipan builds Makati monument

EVEN after the press conference, reporters who covered Monday’s groundbreaking for Makati’s latest tower, to be constructed on the last remaining Ayala Triangle park-view lot, did not know the name and the title of Kasigod Jamias, president of Zuellig Corp.

It was a tribute to how effectively the Zuellig Group and its Philippine-born Swiss patriarch, the 92-year-old Dr. Stephen Zuellig, have kept themselves under the media radar, despite their multi-billion footprint in the business community.

That footprint will literally grow bigger in the coming months, with the 24/7 construction of a 33-story, US-certified green office building on the 8,285-square meter corner lot opposite the Mandarin Hotel.

How Zuellig pried out the prized property from the hands of Ayala Land is a fascinating story in itself.

The Philippine Zuellig empire has long been housed in a 60s-era low-rise along Buendia, in a 1.2-hectare property that borders the South Cemetery.

According to Jamias, the “Doctor,” as the Zuellig patriach is called, acquired the lot when the Zobles were converting their hacienda into the future financial capital of the Philippines with the understanding that his property would have an unobstructed view of a park across the street.

That “park” is now where Ayala’s mid-range cluster of residential condominiums, “The Columns,” now stand.

To make a long story short, rather than sue, Zuellig proposed a property-plus-cash swap with Ayala for another park-side lot, the former parking lot at the corner of Paseo de Roxas and Makati Avenue.

For an additional P900-million cash, then Ayala Land president Jaime Ayala agreed to the Zuellig swap, Jamias said, adding that the 8,285 sq. m. lot was effectively valued at P2 billion.

The 33-story building itself—the biggest office venture of the Zuellig Group so far—will cost P5 billion; it will be two stories shorter than Ayala Tower One, which stands at the other end of the Ayala Triangle park, when it shall be finished by mid-2012.

nice building, will be at par with the best in the world definitely and its LEED registered most probably so one of the first Green Buildings in Makati.

i believe this is the first building in the country that receives LEED gold precertification, a Php 7B building,

@judy12, i guess spending a Php 7B on a building would really make it interesting, as per the firm behind which pretty means they are willing to venture the project on a prestigious firm, but thankfully filipinos never loose on scene for it is pursuant to law that for every international commission (here in our country) requires a local counterpart. coscoluela if i'm not mistaken is the lucky firm

yes they should but they want to spend the money yes they are old but they can fix them up it is a shame for them to take the down a waste of money

August. I think some parts are almost at ground level - some rebars are already showing.
