#NEVER BUILT: PKN PRINCESS RESORT
Swayze hotfoots it to Ajman
Dirty Dancer star Patrick Swayze has become one of the first to
sign up for Ajman’s $1 billion PKN Princess Resort.
The project, located in the Manama enclave of Ajman, was only
unveiled a month ago and is making its first appearance at a
Swayze dropped into the PKN stand (RQ01) yesterday to sign
up for a luxury apartment in the planned McKinley tower of the
Pinnacles section of the development.
“We are targeting a lot of Hollywood buyers because this is a
vacation destination that they might use for two weeks of the year
and then they can rent it out for the rest of the time through the PKN
Princess Club,” said Max Paxima, Managing Director of the project.
Calling it “Las Vegas in the UAE”, Paxima said the development
is a 50-50 venture between PKN and the Government of Ajman.
The exclusive resort complex will feature hotels, shopping
malls, entertainment, villas (with a starting price of ($3.6 million)
The grounds will feature a 15-acre lake in the middle of which
will be sited a vast entertainment centre on stilts which will be a
venue for shows and the location for restaurants.
Because of its inland location, the planners have designed
their own beachfront. More than 30,000 square feet of lush
tropical vegetation with water features will be covered by a
vast glass atrium. ■

At this stage there is no mention of gambling being allowed. It will be more of an entertainment venue rather than a casino.
I found this article from gulf news
US group unveils Dh4.3b resort
By Shakir Husain, Staff Reporter
Published: October 20, 2007, 01:03
Dubai: US-based PKN Group said it will develop a Dh4.3-billion resort to bring "Las Vegas-style" living and entertainment to a desert area of Ajman near the border with Ras Al Khaimah.
To hammer home the point that it would be fit for celebrities to live there, the company even brought Dirty Dancing star Patrick Swayze to endorse the plan. The company unveiled its PKN Princess Resort at an event at the Burj Al Arab hotel on Thursday night.
The California-based company's chairman Max Paxima said the development is "unlike any other project" attempted in the UAE.
It will offer hundreds of apartments, low-rise houses, a shopping mall, an office tower and a five-star hotel.
A casino will also be built, but without gambling facilities, Paxima said.
"This is a not a gaming and gambling casino. This is a Las Vegas-style entertainment centre," he told Gulf News.
With entertainment being a big theme, the project's unveiling was accompanied by a performance by a troupe of belly dancers, who encouraged the 1987 dance movie star to display his moves.
Watched by dozens of people, including his wife, Swayze's footwork showed the Dirty Dancer has lost a bit of his old fair. Speaking to Gulf News, the Hollywood star explained why he is drawn to the Gulf region.
"I shake your hand and I look in your eyes, that's all the contract we need," he said, referring to the traditional protocol of honouring one's word in business deals. "I am hoping the US will come back to that belief system soon."
The resort is being developed in an equal partnership with the Ajman government, according to PKN. Paxima said the development cost will be about Dh3 billion with potential sales reaching up to Dh5 billion, more than the current projections of Dh4.3 billion.
The 3.1 million-square foot project site is located in the Manamah hills area near Ras Al Khaimah's water spring village of Masafi.
When completed in early 2010, the resort complex promises to become an "exclusive enclave of fun, excitement and first-class living."

Axed $1bn Ajman development relaunched
by Dylan Bowman on Monday, 23 June 2008
PROJECT RELAUNCH: An artist's impression of part of that is now called the Las Royales Resort and Spa. (PKN)
Hollywood star Patrick Swayze and other investors in Ajman's $1 billion PKN Princess Resort could see their investments saved after developer PKN Group agreed to purchase the Ajman government's stake in the project.
The Ajman government said on June 15 the project, which was being jointly development by the government and PKN, had been axed, without giving a reason for the cancellation.
The government urged investors to make their claims to PKN, who it said was solely responsible for compensation.
Dubai-based PKN said in statement on its website, seen by Arabian Business on Monday, that the government had accepted its buyout offer and the company planned to relaunch the project under a "Las Vegas entertainment concept".
It said its clients would be forwarded an addendum to their existing agreements to transfer their rights to the newly-rebranded Las Royales Resort and Spa.
It said the Princess brand had been "retired".
PKN said the rebranded project would keep the same architectural concept and construction specifications.
"No interruptions or delays will impede... construction," it said.
The resort was being marketed as an exclusive resort complex featuring hotels, shopping malls and a 15-acre lake. The project had been planned for completion by 2010.
Dirty Dancing star Patrick Swayze was one of the first to sign up for the project, located in the Al-Manama enclave of Ajman.
PKN Managing Director Max Paxima told media at the project’s launch in October 2007 that the developer was "targeting a lot of Hollywood buyers", who could use the resort as a holiday destination.
