Good news, after the JP Tower now there's a second 200m+ skyscraper under construction in Tokyo.

I almost forgot that their is also a +/- 200m project in Shinjuku because they are still digging the basement floors without going upwards. But it will be interesting to follow together with the JP Tower and it's neighbour the Otemachi 1-6 Plan and the Toranomon-Roppongi project the coming years.

Looks like Yokohama will have a really large skyline in a few years.
However, I can't help but wonder where all this demand in Japan comes from. I mean everyone can understand the boom in the Chinese cities, but Japan is a developed country with lots of A-grade office space, a stagnating economy and a rapidly decreasing population. |

You describe Japan, Tokyo has been less affected by the declining population and stagnating economy.The last few years Tokyo's demand for Office space has been pretty good with a steady decline in vacancy rates and increasing prices since a dip in 2003. The vacancy rates have been below 3% for a couple of years until the 1st Quarter of 2008, there was a clear demand for new office space. But even before the crisis the vacancy rates started to increase, up to 7,5% in July 2009. It has has been pretty stable since then, it's one of the signs that the worst of the crisis is already over for Japan. Most of the projects that have started construction recently or about to start soon are developments that started before 2008. We will probably see a drop in new office developments in the next few years until the market really picks up and all the current projects are completed. Japan is still undergoing a change from a industrial economy to a service economy, this will keep a demand for new office space.
