The property arm of the Naza Group is set to bag the job to build Malaysia's largest international conference and exhibition centre for heavy industries

NAZA TTDI, the property arm of the Naza Group, is set to clinch a RM14 billion property development project on a 24.2ha parcel of land near the Malaysia External Trade Development Corp (Matrade) headquarters in Kuala Lumpur.

Sources said the flagship project will be the construction of Malaysia's largest international conference and exhibition centre.

It will specifically cater to heavy industries like shipping, machinery, trains as well as high technology industries such as aerospace.

"The expo centre is part of the government's vison to elevate Malaysia as a regional hub at par with South Korea, China and Japan as well as bolster innovation among Malaysians," said a source.

The project will also include residential units such as condominiums as well as commercial buildings and may take at least five years to complete.

It is understood that the project will be signed between the government and the Naza Group as early as the end of this month (October 2009).

"The expo centre will offer something different because traditionally people always go to the Putra World Trade Centre, Kuala Lumpur Convention Centre and Matrade headquarters for small- and medium-scale events, furniture fairs, export-import fairs or auto shows.

"This massive expo centre will offer something never done before, which are heavy industries such as ships and airplane components and even aerospace," said the source.

Sources said the Naza Group is currently seeking financial partners and is willing to do the project on a joint-venture basis.

It has approached banks like CIMB Group Holdings Bhd, the AmBank Group as well as government-owned funds like the Employees Provident Fund and Permodalan Nasional Bhd.

Neither Naza TTDI managing director SM Faliq SM Nasimuddin nor other Naza officials responded to questions sent by Business Times.

The Naza Group, traditionally known for its automotive operations, also aims to gain equal prominence in its property business as it targets to become among Malaysia's top three developers in five years.

The group is sitting on 180.59ha of land in the Klang Valley with a potential RM7.6 billion gross development value (GDV).

Naza TTDI raked in a net profit of RM86 million on revenue of RM239 million last year.

It has secured orders of RM1.8 billion from projects like the Platinum Park near the Kuala Lumpur City Centre, of which RM1.5 billion has yet to be billed.



Naza TTDI eyeing construction of Malaysia’s largest centre

A subsidiary of Naza Group, Naza TTDI is eyeing for Malaysia’s largest international centre used specifically for conference and exhibition events for heavy industries worth RM14 billion.

Stretched on 24.2 ha land located somewhere near Malaysia External Trade Development Corp (Matrade) headquarters in the capital city, Kuala Lumpur, Naza TTDI hopes to clinch the project to build the centre for machinery, shipping, trains and high technology industries namely aerospace.

According to some sources, the development of such project introduced by the government is meant to promote the country as a regional hub similar to other developed nations such as South Korea, China and Japan. Besides housing the centre, the project also consists of residential units which are expected to complete within five years.

The agreement of the project would be signed between Naza and the government by October 2009. The construction of such massive centre is totally different from the expo centre located in Putra World Trade Centre and KLCC. Those are catered for small and medium-scale events while this new centre is catered for heavy industries including ships, airplane and even aerospace.

Sources revealed that Naza Group is looking for suitable financial partners on a joint-venture agreement for the project. So far, Naza has discussed the matter with government-owned funds such as EPF and Permodalan Bhd as well as large financial banking namely Ambank Group and CIMB Group Holdings Bhd.

Jetson: UMA could be linked to Naza-Matrade project

KUALA LUMPUR: Kumpulan Jetson Bhd believes the recent unusual market activity (UMA) involving its securities could be due to public speculation over the privatisation of a project by the Malaysia External Trade Development (Matrade) to the Naza Group.

"... whereby the market may had linked the Naza Group to Jetson Group by way of common shareholders," said Jetson, in reply to the Bursa Malaysia Securities query at midday on Friday, Nov 13.

The company said after making due enquiry with the board of directors and major shareholders (except Sheikh Mohd Faliq Sheikh Mohamad Nasimuddin Kamal who was not contactable at the moment), there is "no material corporate development not previously disclosed".

The government, through a private financing initiative, is partnering Naza TTDI KL Metropolis Bhd to build the country's largest exhibition and convention centre in Kuala Lumpur.

The RM628 million premier convention centre, which will take the shape of a rubber seed, will be known as Matrade Centre, as it will be sited next to the existing Menara Matrade on Jalan Khidmat Usaha, off Jalan Duta.

Slated for completion in 2014, the groundbreaking ceremony is expected to take place in the first quarter of next year.

A privatisation agreement was signed between the government and Naza TTDI yesterday, witnessed by International Trade and Industry Minister Datuk Mustapa Mohamed.

Mustapa said the government is providing a land swap in the project for the centre.

"It has been estimated that in 10 years, the whole project would create a GDV (gross development value) of RM15 billion," he told a media briefing after the signing ceremony in Kuala Lumpur yesterday.

He said Malaysia currently lags behind neighbouring countries in developing its meeting, incentive, convention and exhibition (MICE) industry, but as a trading nation it needs to enhance export promotion activities.

"We have been promoting MICE in the past but we were constrainted from going for large-scale conferences of 5,000 to 10,000 participants due to space limitation."

Located along Jalan Duta, the proposed 1 million sq ft centre will be linked to Menara Matrade, and will offer a suitable venue to host major heavy industries and advanced technology exhibitions.

It will fulfil demand for ongoing events such as the Defence Services Asia Exhibition and Conference, the Malaysian International Furniture Fair, the Malaysia International Halal Showcase and the International Trade Fair Malaysia.

"Built to international standards and specifications with state-of-the-art facilities, it will further strengthen Kuala Lumpur as the choice MICE destination in the region," said Mustapa.

Naza TTDI Sdn Bhd chairman SM Nasarudin SM Nasimuddin said several architects, including international ones, are currently bidding for the masterplan to develop the 5.24ha site, which will include hotels and shopping malls.

He said the total gross floor area of 1 million sq ft is at par with similar exhibition centres in Thailand and Singapore.

Its three floors of exhibition hall will have a column free space of 30m to 60m wide.

On financing, he said, it will be internally sourced and tapped from domestic banks.

The Matrade Centre is expected to be completed within the next three years and will comprise three floors of exhibition space to cater to 12 exhibition halls.

Meanwhile, Naza TTDI Sdn Bhd chairman, SM Nasarudin SM Nasimuddin said the Matrade Centre will be conveniently linked to the existing Menara Matrade.

"It will offer the country a suitable venue to host major heavy industries and advanced technology exhibitions, in line with the government's vision to elevate Malaysia to the status of a regional hub for trade fairs, exhibitions and conventions," he added.

He said construction of the centre is expected to start in the first quarter of next year.

Apart from having the three floors of exhibition space, the centre will also house a multi-purpose hall, plenary hall, meeting rooms and display areas.

KUALA LUMPUR - Pusat Matrade yang akan dibangunkan dengan kos RM628 juta di Jalan Duta di sini oleh Naza TTDI Sdn. Bhd. (Naza TTDI) akan menjadi ikon terbaru Kuala Lumpur selain bakal muncul sebagai pusat pameran dan konvensyen terbesar di negara ini.

Menurut Pengerusi Naza TTDI, SM Nasarudin SM Nasimuddin, terletak di tanah seluas 5.3 hektar dengan keluasan lantai 92,903 meter persegi, Pusat Matrade akan meningkatkan profil bandar raya ini dengan menawarkan sebuah lokasi pameran lengkap yang bertaraf dunia.

"Pusat Matrade, selain mempunyai tiga tingkat ruang pameran dengan 12 dewan pameran akan turut menempatkan sebuah dewan serbaguna, dewan pleno, bilik mesyuarat dan kawasan pameran.

"Pusat ini akan mempunyai ruang tanpa tiang yang besar dan mampu memenuhi keperluan pelbagai bentuk pameran bersaiz besar," kata SM Nasarudin pada majlis menandatangani persetujuan penswastaan pusat pameran tersebut antara kerajaan Malaysia dan Naza TTDI di sini semalam.

Persetujuan itu ditandatangani oleh Ketua Setiausaha Kementerian Perdagangan Antarabangsa dan Industri (MITI), Tan Sri Abdul Rahman Mamat dan Pengarah Urusan Kumpulan Naza TTDI, SM Faliq SM Nasimuddin.

Turut hadir pada majlis tersebut ialah Menteri MITI, Datuk Mustapa Mohamed dan dua Timbalan Menteri MITI, Datuk Mukhriz Mahathir dan Datuk Jacob Dungau Sagan serta Pengerusi Perbadanan Pembangunan Perdagangan Luar Malaysia (Matrade), Tan Sri Halim Mohammad.

KUALA LUMPUR 17 Nov. – Kumpulan Naza melalui anak syarikat hartanahnya, Naza TTDI Sdn. Bhd. hari ini memeterai perjanjian dengan kerajaan untuk memajukan sebuah kawasan seluas 26 hektar melibatkan kos pembangunan kasar berjumlah RM15 bilion untuk tempoh sepuluh tahun.

Projek itu turut melibatkan pembinaan sebuah pusat pameran terbesar di Malaysia berharga RM628 juta untuk Perbadanan Pembangunan Perdagangan Luar Malaysia (Matrade).

Pengerusi Naza TTDI, SM Nasarudin SM Nasimuddin berkata, projek pembangunan itu dilakukan berdasarkan perjanjian pertukaran tanah dengan Naza TTDI membiayai kos pembinaan manakala kerajaan menyediakan kawasannya.

Beliau berkata, pembangunan keseluruhan projek yang terletak di Jalan Duta, di sini, juga akan melibatkan pembinaan lain seperti pusat membeli-belah, hotel, pejabat dan kediaman pada masa hadapan.

Nasarudin berkata demikian pada sidang akhbar selepas Majlis Memeterai Perjanjian Penswastaan Pusat Pameran Matrade di sini hari ini.

Mengulas tentang pembinaan pusat pameran Matrade, pembiayaannya akan dilakukan melalui pinjaman bank dan dana dalaman.

‘‘Setakat ini, beberapa bank tempatan telah menunjukkan minat untuk membiayai projek tersebut tetapi belum ada sebarang keputusan muktamad dicapai,’’ kata beliau.

Sementara itu, Menteri Perdagangan Antarabangsa dan Industri, Datuk Mustapa Mohamed yang turut hadir pada majlis itu berkata, pusat pameran itu akan mempunyai keluasan sejuta kaki persegi dengan mempunyai tiga tingkat ruang pameran dan 12 buah dewan.

Pembinaan pusat pameran itu dijangka bermula pada suku kedua tahun hadapan dan dijangka siap pada 2014, kata beliau.

‘‘Pembangunan projek tersebut dapat membantu menjadikan negara sebagai pusat untuk aktiviti mesyuarat, insentif, konvensyen dan pameran (MICE) di Asia Tenggara,

‘‘Pusat pameran itu yang dibina mengikut piawaian antarabangsa dengan spesifikasi kemudahan terkini akan mengukuhkan kedudukan Kuala Lumpur sebagai destinasi MICE di rantau ini,” kata beliau.

Mustapa menambah, pusat pameran yang bakal dibina itu akan dihubungkan dengan Menara Matrade sedia ada serta terletak berhampiran dengan pusat bandar.

Pusat pameran itu juga akan dilengkapi dengan bilik VIP, restoran, dapur tengah, kaunter tiket dan 1,400 ruang meletak kereta.

Turut hadir pada majlis itu Pengarah Urusan Naza TTDI, SM Faliq SM Nasimuddin, Ketua Setiausaha MITI, Tan Sri Abdul Rahman Mamat, Pengerusi Matrade, Tan Sri Halim Mohammad, Pengarah Syarikat Tanah dan Harta Sdn. MP questions NAZA development project

KUALA LUMPUR: Bukit Bendera member of parliament Liew Chin Tong questioned the government’s privatisation deal with Naza TTDI Sdn Bhd involving a mixed development project on 65 acres of land in Jalan Duta, Kuala Lumpur.

The DAP politician called the project "a bad deal for the rakyat" during a press conference at the parliament lobby on Nov 19.

Naza TTDI subsidiary TTDI KL Metropolis Sdn Bhd will develop the Matrade Centre, which will be the country’s largest exhibition and convention centre, at a cost of RM628 million on a 13.1-acre site, said Naza TTDI chairman SM Nasarudin SM Nasimuddin.

Basing his figures on the approximate RM226 per square foot reported in The Star — derived from dividing the cost of the exhibition centre with the size of the land — Liew questioned the absence of an open tender for the project.

Liew also asked if another exhibition centre was necessary as he claimed the existing Putrajaya International Convention Centre (PICC) is "underutilised".

The PICC was built at a cost of RM600 million, according to Liew.

Naza TTDI’s mixed development will include residences, offices, a shopping mall and a hotel.

The gross development value (GDV) of the whole project will be RM15 billion over a period of 10 years
