Leisure Farm Villas win WAN AWARDS 09 Residential and House of the Year prizes

The completion of the WAN AWARDS 09 Residential sector marks the end of the first year of a monumentous enterprise. 684 projects were entered throughout the year, an incredible 163 of which were submitted for the residential category. With such a large number of projects big and small from around the world, assembling a jury with the knowledge to differentiate and dissect was key. Throughout the awards, panels of international experts from around the world have been selected specifically for each particular sector. Running what we now know to be the largest International Awards programme in architecture has created some interesting logistical challenges but with the aid of our state of the art digital technology we believe that we have achieved our aim of “celebrating architecture, sustainably”. Here we celebrate the achievements of architects in the most competitive sector:

RESIDENTIAL WINNER

LEISURE FARM VILLAS
Johor Bahru, Malaysia (Unit One Design)

"Malaysian Leisure Farm Villas is exceptionally high quality project – both exteriors and interiors are elegantly designed and beautifully constructed or even crafted. Choosing it as the winner of WAN residential projects of the year might seem like an unusual decision during a recession, but I feel that this shows that the jury’s judgment was not influenced by social responsibility or political correctness, and that the winning project was chosen purely on architectural merit." Tanya Kalinina

Highly commended
Waterman’s Place, UK, CZWG Architects
An 'excellent response to the site', said the judges with Deepak Guggari adding, "The use of materials has been prodigious and quite thoughtful and respects the old architecture of the area. As a whole the building is neatly worked out and detailed and sits smartly amongst the glass concrete structures."

....so cool!!! totally a masterpiece!!!....

Kompleks sukan sedia padang bola sepak ikut piawaian IAAF

UEM Land:Singapore's new resorts a boon to Nusajaya
By Sharen Kaur
Published: 2010/02/26

THE opening of Singapore's two casino resorts is expected to accelerate growth at Nusajaya, with 2012 targeted as the "tipping point" for the Johor project, said UEM Land Holdings Bhd chief.

Managing director and chief executive officer Wan Abdullah Wan Ibrahim said Resorts World Sentosa and Marina Bay Sands will help boost the number of visitors to Nusajaya's own indoor theme park and Legoland, placing Johor on the world map.

"Visitors to the two resorts are not going to gamble 24/7 (24 hours a day, seven days a week). They will visit Universal Studio and we expect them to come here as we are building Legoland and an indoor theme park. We are happy to see the (Singapore) casinos ready," Wan Abdullah told Business Times after the company's shareholders' meeting in Petaling Jaya, Selangor, yesterday.

"For us, anything good that comes up in Singapore will further enhance developments at Nusajaya. Three years ago Nusajaya was a dream, concept and plan. Today it is a reality," he added.
He expects a new wave of development to hit Nusajaya in 2012 as its current on-going projects would have reached their peak.

Among the projects due to complete in 2012 are the coastal highway linking Johor Baru, quarters for state government staff and federal government agency complexes at Kota Iskandar, Legoland, as well as an indoor theme park at Puteri Harbour.

Others include the 70-bed hospital by Columbia Asia Group, UK's Newcastle University of Medicine, Marlboro College Malaysia, a British independent co-educational boarding school for children between 13 and 18 years old, and the Sri KDU Smart School.

UEM Land is the developer of Nusajaya's main features such as the state administration complexes, Puteri Harbour, the Southern Industrial and Logistics Cluster (SILC), a healthpark and residences.

Wan Abdullah said there will be a good mix of new medium, high-end and luxury homes in Nusajaya, and the entry of international bio-technology companies in SILC going forward.

UEM Land, 77.14 per cent-controlled by UEM Group Bhd, expects to do better this year, attributed by existing products and the completion of the current developments, Wan Abdullah said.

UM Land hopes to roll out two new projects with GDV of over RM600 mil
By Racheal Lee of theedegeproperty.com
Monday, 01 March 2010 20:45

KUALA LUMPUR: United Malayan Land Bhd (UM Land) hopes to roll out two new projects with a total gross development value (GDV) exceeding RM600 million (in Kuala Lumpur and Iskandar Malaysia, Johor) this year.

In a statement on March 1, its group chief executive Pee Tong Lim said the developer would remain focused on its two-pronged growth strategy through its township division and niche development division.

UM Land intends to launch a 310-unit serviced residences project in Bukit Ceylon, Kuala Lumpur, in 2H2010. Another project to be launched during this period is a joint-venture boutique apartment development at Puteri Harbour, Nusajaya with UEM Land Holdings Bhd, Pee added.

For its financial year ended Dec 31, 2009 (FY2009), UM Land has gone into the black with RM54.8 million net profit, on the back of RM208.5 million revenue.

It declared a final gross dividend of 5 sen per share, subjected to shareholders’ approval. This final dividend, together with two interim dividend payments of 2.5 sen per share each, will bring the total gross dividend in FY2009 to 10 sen per share.

“The strong performance was attributed to increased profit contributions from its niche project, Suasana Bangsar, coupled with several strategic land sales in Bandar Seri Alam, Iskandar Malaysia. We registered encouraging sales of up to 90% of the condominium units at Suasana Bangsar,” Pee said.

UM Land disposed of land parcels to the Masterskill Education Group and Universiti Teknologi MARA (UiTM) last year, in line with its Bandar Seri Alam Township’s vision of establishing itself as the Education Hub in the Eastern Corridor of Iskandar Malaysia.

Suasana Bangsar is an exclusive and luxurious condominium project in Bangsar comprising 190 units of condominiums, which offers a choice of 2-, 3- and 4-bedroom suites with sizes ranging from 1,112 to 4,800 sq ft. The freehold property has an estimated GDV of RM198 million. The project is expected to be handed over to purchasers in 2H2010.
