"There is a growing number of millionaires in the world who are looking at setting up homes in foreign countries.

"Penang has a lot to offer in terms of natural resources, but it does not have a prestigious development to attract high net worth people.

"We firmly believe that Island Bay would be a much sought-after development with its environmentally-friendly approach. Our project will set a new benchmark and put Penang on the map," added Wee.

AP Land, which acquired the land in the early 1980s, will use its own money for the initial stage of development and the rest would be self-funded.

This is AP Land's last parcel of land in Penang.

Few apartments left for sale


THOSE with a tight budget but wish to own an ideally located and affordable apartment in Butterworth should check out Benar Prima Resources Sdn Bhd at The Star Property Fair 2009 next month.

The property developer is promoting the Casa Prima lifestyle apartments being built in Seberang Jaya during the three-day fair.

The 31-storey three-room freehold apartments are only open to bumiputras.

Its sales administration senior manager Lee Phoy Yeong said more than 90% of its 332 units have been sold.

“There are only a few units left and we are confident they would be sold out during the fair,” he said.

Lee said construction work for the project started in 2007 and is scheduled for completion by the middle of next year.

“The project is ideally located in Seberang Jaya with close proximity to hypermarkets, schools, a government hospital and other public facilities. It also gives easy access to the North-South and Butterworth-Kulim expressways,” he said.

Facilities available include security service, multistorey carpark, swimming pool, children’s playground, barbecue pits and tennis courts.

He also said eight double-storey shoplots located next to the project would also be unveiled during the fair.

Showcase of luxury property


THE Ivory Properties Group is showcasing landed residential and high-rise residential and commercial property worth over RM250mil on Penang island and the mainland at The Star Property Fair next month.

The projects include the Zen @ The View comprising seven bungalows in Batu Uban, the RM150mil 10 Island Resort, a condominum-cum-resort villa development on a four-acre site in Batu Ferringhi, and the RM90mil Aston Villa, a mixed development project comprising landed residential and commercial property in Bukit Mertajam.

The bungalows for Zen @ The View, each with a land area measuring 3,800 sq ft to 7,707 sq ft, are sold from RM1.8mil onwards.

The 10 Island Resort condominiums have built-up areas ranging between 1,100 sq ft and 3,200 sq ft, while the built-up for the resort villas ranges between 3,850 sq ft and 4,250 sq ft.

The price of the condominiums starts from RM499,000 onwards, while the resort villas are tagged between RM1.8mil and RM2.3mil.


Group director Ron Loh said the selling points included the project’s prestigious Batu Ferringhi address, the green landscape and the ocean-fronting hillside setting.

He said about 30% of earthwork had been completed, and foundation works were sche-duled to start before mid next month.

“We are targeting for completion in three years,” he added.

The Aston Villa, located on a 16-acre freehold site in Bukit Mertajam, comprised 87 units of terraced and semi-detached houses and 12 units of four-storey commercial lots.

“The landed homes, with built-up areas ran-ging between 3,100 sq ft and 4,200 sq ft, are priced between RM473,000 and RM693,800, while the commercial lots, with a built-up area of 4,580 sq ft, are sold from RM1mil onwards,” he said.

The selling point of the Aston Villa project was its strategic location in the heart Bukit Mertajam town, he added.

“There are banks and a shopping mall literally at your doorstep,” he said, adding that the project was scheduled for completion in two and a half years.

Besides the 10 Island Resort and Aston Villa, Ivory Properties will also exhibit the remaining units of its property from older projects such as the Birch Regency in Times Square which is 90% sold, and Moonlight Bay in Batu Ferringhi which is 87% sold.

On the property market in Penang, Loh said the market’s environment turned more positive in the second quarter of 2009, following the government’s liberalisation measures as well as the improvement of the global economy.

“Generally, the property industry on Penang island is witnessing a better demand for the middle and higher category residential property.

“The central bank’s move to lower interest rates allows most of the investors to have more disposable income,” he said.

Ideal spot for condo living


A HIGH-END condominium which is located close to established amenities and facilities is always a draw for potential housebuyers.

This is being offered by Palmex Industries Sdn Bhd through its latest RM175mil Fettes Residen-ces Condominium project in Jalan Tanjung Tokong on Penang island.

Bargains galore at fair


THE Star Property Fair in Penang is back again with bargains and deals for those seeking to get the home of their dreams or to furnish their existing property.

The three-day fair at G Hotel (Level 2) and Gurney Plaza’s new wing ground floor concourse area, which starts today, will showcase the latest property complemented by a lifestyle section.

The Star regional manager operations (north) Chung Chok Yin said visitors could expect more higher end property on display.

“We changed the venue of the fair this year from the Penang International Sports Arena with the aim to attract a different target audience.

The fair will feature more than 70 exhibitors with about 150 booths. The exhibitors include property developers, lifestyle product companies and financial institutions.

Among the developers are Henry Butcher Malaysia (which is also the technical adviser for talks and forums), Ivory Properties Group, SP Setia, IJM Land Bhd, Belleview Group, Mah Sing Group, PJ Development Group and Ideal Properties.

For the lifestyle section, exhibitors include Syn Hoo Lim, Matrix Kitchen, Jia Yee, Pensonic, Solar Tech, Door Decor, B.L.Furnishing Sdn Bhd, Groupe SEB and Home Focus Sdn Bhd.

There will also be an auction for the painting ‘Nostalgic Phenomena’ by artist Koay Soo Kau.

The auction will take place throughout the fair and the reserved price is RM10,000. The proceed will go to the Penang Hospice.

There will also be 25 other paintings on sale from which 30% of the proceeds will be channelled to Penang Hospice.

Visitors to the fair stand a chance to win fabulous prizes from the Surf, Click & Win and Lucky Catch contests.

'Condo project will go on'
2009/10/22


GEORGE TOWN: Nusmetro Ventures (P) Sdn Bhd, the developer of the RM200 million Oasis condominium project on the Kampung Lorong Buah Pala land, is optimistic that construction will proceed smoothly.

Its executive director, Thomas Chan, said things were expected to be sorted out soon.

The project's fate was briefly put in doubt when Chief Minister Lim Guan Eng reportedly said on Tuesday, the state government would stop it if there were objections to the building of the 24 double-storey terrace houses by landowner, Koperasi Pegawai Kerajaan Negeri Pulau Pinang.

Lim was commenting on the cooperative's decision to hold an extraordinary general meeting (EGM) scheduled for Oct 31 to decide on the double-storey houses.


The idea of building the houses was mooted by the state government in July as compensation to the 24 temporary occupancy licence (TOL) holders in the village located in Bukit Gelugor.

The village was demolished on Sept 14 and to-date, only 13 TOL holders have accepted the house compensation.

Chan said the EGM was only a formality and would not jeopardise the project.

He said the cooperative and its members had nothing to lose by accepting the state government's proposal because Nusmetro Ventures would be paying the cost of the building of the houses.

"We are meeting the state government today to finalise the amendment to the building plans and the former residents' compensation.

"We are also hoping that the Penang Island Municipal Council will speed up the approval of the building plan so we can get things started."

SP Setia plans high-end condos in Gurney Drive

Property developer SP Setia Bhd (8664) is set to make its mark on Penang's popular seafront promenade Gurney Drive, if a plan to buy land in the upmarket neighbourhood goes through.

General Manager S. Rajoo said SP Setia has identified a parcel of land measuring 0.92 hectares in the area, and plans to build 70 units of high-end condominiums.

"We intend to incorporate lots of greenery into the proposed development for the super-condominiums which are set to boast a floor area of 3,000 sq feet," he told Business Times.

Rajoo was speaking during a Chinese New Year celebration hosted by SP Setia in Penang which was attended by the company's president and chief executive officer Tan Sri Liew Kee Sin and chief operating officer Datuk Voon Tin Yow.

The proposed project in Gurney Drive is part of SP Setia's move to expand its landbank by 12ha this year.
Gurney Drive, located in the affluent Pulau Tikus area in George Town, is currently lined with high-end condominiums and is near a sea-fronting shopping mall and a host of eateries.

"We have also identified another 5.6ha land to acquire in the southwest district of Penang island. We intend to develop a gated community comprising detached and semi-detached homes," Rajoo said.

SP Setia is also looking to buy more land in the southwest district for a resort homes development.

"This would be a sizeable piece of land where more bungalows and semi-detached units will be built," he added.

It now has an undeveloped landbank of around 24.4ha on Penang island.

SP Setia still thinks that demand for landed properties is strong despite similar projects being launched by other developers.

"The supply for landed properties is still lacking and we intend to market our homes to foreign investors and locals," he said.

SP Setia's entry into Penang was via its maiden development "Setia Pearl Island" in Sungai Ara near the Penang International Airport.

The project, which is sited on a 45.2ha of land, serves as the company's flagship project in Penang.

From November 2009 until now, the company has sold properties worth RM115 million at Setia Pearl Island.

"Our target is to chalk sales of RM200 million by the end of October," he added.

The Icon Residence Penang to preview in early 2011

KUALA LUMPUR: Mah Sing Group Bhd will be previewing its new high-end condominium project, The Icon Residence Penang, early next year.

According to the chief operating officer of Mah Sing Group, Teh Heng Chong, the project has an estimated gross development value (GDV) of RM280 million,

The development is located on Pykett Avenue, at the crossroads of Burmah Road and Anson Road in the heart of Georgetown, Penang. Mah Sing acquired the three-acre freehold tract in 2009 for RM39 million.

Based on the preliminary plans, the condominium will offer 290 units, each with sizes from 1,400 sq ft, with indicative pricing from RM770,000 onwards.

“The concept and design is similar to The Icon Residence Mont’Kiara,” said Teh, referring to the condo project in Mont’Kiara, Kuala Lumpur.

A spokesperson said that development was inspired by the architecture of Santorini in the Mediterranean, with each condominium opening out to a view of gardens, a stream and the ocean.

The group has another ongoing project in Penang, the RM1.3 billion Southbay Penang, a mixed development in Batu Maung.

To be developed over a period of seven years, Southbay Penang comprises 376 units of landed residential properties and an integrated commercial hub.

Southbay's designer bungalows, Legenda@Southbay won the Best Architecture-Malaysia award at the Asia Pacific Property Awards 2010 in April, 2010.
