The Floor Plans: we have 1BR Flexible (open plan studio style), 1BR (with bedroom), 1BR Loft type, 2BR, 2BR Bi-level, and 3BR Loft type.

Very nice project! I wish the window sizes are higher just like the rendering. IMO it would look much better. What is the price per sq meter on this project? Thanks

Thanks for posting the details of this project. Some questions though:

- When's the turnover for this? Which tower is being built first?
- So it will be behind Petron?
- What's the pricing per sqm?
- Are the units bare / finished / furnished?

i like it.. the facade emulates wood.. nice. i do hope this area continues to populate with scrapers. with avida here and now levels, the prospect for this area is looking good. the roads here with lush palm greeneries are also so nice to look at as you drive by, and with these scrapers in the future, the area will be a pretty nice urbanscape..

As for pricing, I did a little digging. There are some sulit ads online with some pricing info:


1BEDROOM FLEXIBLE: 35.74sqm-39.78sqm
Php2,640,000 – Php3,200,000

1BEDROOM: 46.49sqm-65.42sqm
Php3,750,000 – Php6,690,000

2BEDROOM: 57.11sqm-84.27sqm
Php4,640,000 – Php8,670,000

THE ONLY 3BEDROOM (PENTHOUSE): 108.66sqm
Php11,536,000

Windows and per square meter

It depends with the price list really, but estimate is 80k-87K i.e. a P3M unit that is 36sqm one bedroom flexible is P83k per square meter.

The window sizes are bigger than West Parc - its similar to Entrata's windows because the floor to ceiling height from floor slab to floor slab is 3.1 meters, but with the ceiling treatment it would be 2.8 meters from floor to ceiling.

The windows have a sort of ledge that is shin or knee high, so the windows are bigger.

BTW did you guys know that creating a balcony is actually very cheap to build with a unit than to build a unit without a balcony? Other projects increase a unit value just because of a balcony, wherein fact it doesn't cost the building much. I guess you're paying for some space even though its not part of the livable area of the floor plan i.e. 10 % of your floor plan is not livable because of a balcony.

Q&A

Well to answer your questions its:

- When's the turnover for this? unit turnover 2014 first quarter, commencing 4th quarter 2010

- Which tower is being built first? Anaheim Tower 1

- So it will be behind Petron? Yes, bordering Ayala Alabang and behind Leslie's Alabang Restaurant

- What's the pricing per sqm? Average 83-87k

- Are the units bare / finished / furnished?

The unit has wood-grain vinyl planks for flooring, painted finish walls, painted rubbed concrete finish ceilings.

The kitchen will have stainless steel sink and faucet, kitchen sink with grease trap, modular kitchen base cabinets with laminated countertop.

The toilet and bath will have ceramic tile floor and walls, painted water resistant gypsum / ficem board, water closet with seat and cover, shower head and faucet, toilet exhaust fan, wall hung lavatory or lavatory with counter.

The maid's room / utility room has ceramic tile floors, painted finish walls, painted rubbed concrete finish ceilings, and provision for water closet and shower.

The door will have solid wood panel with door viewer / peephole; the windows are aluminum power-coated frame with tinted glass for lighting and outdoor views, and they are operable (you can open them for natural ventilation).

There is provision to expand a unit by combining two units (designated units only) , window-type air conditioning units (except for penthouse for split type), water heater for shower area, cable tv port and telephone lines (Lady Gaga). The common area is ceramic floor tiles with painted cement plaster finish and gypsum board ceiling.

Lol yes for people who loves brown or the color of wood, this project is for you - its like a giant tree house concept with wellness gardens in the ground floor with hanging vines of flowers and spaces specifically designed to emulate the outdoors.

wow after the Beaufort comes this one. I am glad that Filinvest is finally catching up and going the extra mile of doing something iconic or at least something new at the design and structure of its projects. This is a bold move for Filinvest...hope to have more information soon...

Rush hour traffic is normal in every Metro Manila city but thankfully its not bad here in Alabang - the cars from Commerce Avenue is only for people wanting to go to Las Pinas or Daang Hari.

Unfortunately the Ayala-side of Alabang doesn't have big roads. Dunno if anyone noticed, but the rush hour is more horrible along Alabang Zapote Road from Alabang Town Center going to Las Pinas because the road bottle necks from San Jose Village all the way to Madrigal Business Park.

The widening of the road from Alabang Town Center to West Gate and the rerouting of the skyway and New Alabang-Zapote Road is only from the Filinvest side because its part of their master plan.
