What about apartment towers? I don't know if any of Toronto's "high rises across from farms" still exist, but Thunder Bay has quite a few large apartment buildings right on the edge of the city. In one case, a tower was built in what was basically the middle of nowhere (on a dirt road) and then a subdivision grew around it. We have a bunch of 3 and 4 storey apartment buildings tucked into a corner by the airport, I have no idea why they exist.

I would guess that as a percentage of the metro area, Thunder Bay has more area devoted to exurban development ("estate lots" and "camps", which you guys call "cottages") than the GTA.

The super-rich aren't going to live in neighbourhoods like this at all. It's the upper-middle income earners that one has to be concerned with. Even here, not all will have little appreciation for architecture. It's not something dependent on income level as people from every income bracket display similar behaviour.

The one on the left has far more potential than the newer cookie cutter model. Some people will recognize that, most will not.

I heard that due to the GTA greenbelt developers are looking further north to expolit Simcoe county. Evil but smart considering the cheapness of the land and its proximity to both Toronto and cottage country
Here are some insane figures on National Post website

"The provincial government plan, called "Places to Grow," anticipates population growth of 3.7 million people by 2031 around the greater Golden Horseshoe – the region running from Niagara Falls to Peterborough, and up to the northern boundary of Simcoe County. For the county, it projects a total population of 667,000"

Just understand when talking about the 3.7 million population growth to 2031, they meant the increase will be from 2001 to 2031. The area has already seen an increase of about 1 million from 2001. So we're looking at closer to a 2.7 million increase from now to 2031.

While that's true for a number of people, a lot of people in the suburbs (like my sister and her sorts) don't like the big city. Some people do like the suburban sprawl life, unfortunately.

Even if they were to go north to Simcoe County, they still have to deal with Places to Grow policies. PTG policies includes a large swath of South Central Ontario, spanning from Waterloo Region in the west to Peterborough and Northumberland Counties in the East and Haldimand to the South and Simcoe to the North. Under PTG those large lot subdivisions in the middle of no where are not allowed to be built. Can never be approved since they do not conform to policies at all.
