tinutoo talaga ni Gov. Imee ang mga sinabi niya noong kampanya. pareho sila ni Bongbong na tinutupad ang mga pinapangako

Greece is the word!

Saturday, 04 December 2010 17:10 by Roderick L. Abad

Have you ever dreamt of going to Santorini, one of the majestic islands of Greece known for its barren, rocky terrain just opposite a volcano, with black and red beaches and Mediterranean towns sitting on high cliffs that offer spectacular views and beautiful sunsets?

Well, dream no more. The Point Residences by Thunderbird Resorts promises an exclusive Santorini-inspired residential, leisure and wellness community within its gated premises in Poro Point, Freeport Zone, San Fernando, La Union.

“Thunderbird Resorts has been switching from a gaming company to a nongaming company, building not only a casino facility and a hotel, but also a community where there’s a long-term presence. Such a thrust of developing a real estate is what is happening now at Poro Point, where we saw the big potential to build The Point Residences,” The Point Residences real-estate manager David Chong told the BusinessMirror during the project’s recent launch.

Nestled in a sprawling 65-hectare development north of Manila, the first residential project of Thunderbird Resorts in Asia is complete with a posh hotel, a golf course, a luxurious beach club, and various entertainment venues for the whole family. It provides residents with world-class facilities and amenities, as well as a holistic lifestyle—be it personal leisurely space or recreational family living.

Considered the best property development available in La Union, The Point Residences’ allotted area for development totals 15 hectares, expansive enough to house 123 lots divided into three phases. The first is comprised of 36 lots, while the second and third phases have 43 and 44 lots, respectively.

“So far, we have already sold out more than 60 percent of the first phase. That’s quite a feat for us,” Chong boasted. “Since Phase 1 is now developed, we should be working on Phase 3 by the third or fourth quarter of next year. As for Phase 2, we have just developed this in the last quarter of 2010, and the selling has already started.”

Dream village

AT The Point Residences, old meets new and East meets West. Such a vacation village promises future dwellers modern comforts wrapped in classic Mediterranean-styled private villas.

Offering house and lots on a leasehold right, lot cuts range from 300 sq m to 600 sq m. Cost-wise, the smallest costs P2.5 million while the high-end is priced at P6 million, which has the best view of the sea, golf course and all the developments.

Faithfully adhering to the resort’s Santorini-inspired design and architecture, The Point Residences is truly a uniquely calibrated residential zone. Residing here is akin to living in the cosmopolitan villages of Thira, Imerovigli, Firastefani and Oia perched above the sea. Similar to those villas dotting Greek villages known for their typical blue dome and white painted structures, model houses for the project include Athena (a three-bedroom villa, with a lot area of 300 sq m and a total floor area of 160 sq m), Alexa (a three-bedroom villa, with a lot area of 300 sq m and a total floor area of 158 sq m), Aphrodite (a three-bedroom villa, with a lot area of 450 sq m and a total floor area of 243 sq m) and Selene (a two-bedroom villa, with a lot area of 300 sq m and a total floor area of 136 sq m).

“Lot owners are allowed to use their own architectural designs provided that they heed the provisions of the Deed of Restrictions,” said Chong. “They may also opt to have their house built either by Impact Asia, The Point Residences’ official general contractor, or their preferred personal contractor with all the designs subject for approval.”

Because comfort and pleasure is a top priority for residents, The Point Residences provides top-of-its-class amenities and community features, including The Point Clubhouse, a health and wellness center, gym and spa, a community commercial center, chapel and meditation garden, wedding cliff pavilion, a cherry blossom garden, kid’s pavilion and play area, swimming pools, basketball court, tennis court, badminton court, cliff-side trekking, and jogging path. Residential services include housekeeping, laundry, 24-hour security, shuttle services, landscaping, automated community gates, CCTV surveillance network, waste management and rental program.

What’s more, home ownership entitles residents to easy access to Thunderbird Resort Poro Point’s leisure facilities—from exclusive membership to the golf and beach club to an array of modern amenities.

Worth the investment

THE Point Residences is the best investment you could ever have. Why is this so? Simply because apart from enjoying all the niceties in life that it provides, you could have an opportunity to offset the cost of owning a space here through the rental program provided by Thunderbird Pilipinas Hotels & Resorts Inc. as the developer.

“We all know that our hotel only has 36 rooms for this market. There’s no other hotel like this one in La Union. I think that is linked to the fact that if our hotel has only 36 rooms, that means that there’s another potential for renting out of our housing units,” Chong explained. “So if you buy a house and lot here, you may decide to use it for three or six months a year. Whichever it is, we are flexible on that. The company itself, under the whole structure, will be the one to actually rent out the villa and manage it for you. Whatever is the revenue generated, we will go on a revenue sharing that is 50:50. So the money that you can generate from the rentals will pay for the debt of your investment. That what makes it a wise investment.”

Chong likened it to Camp John Hay in Baguio, whose villas share the same status with those of The Point Residences.

“Based on what we’ve seen in Camp John Hay at present, for example, a log cabin there costs P15 million to P20 million already. I assumed that when they start selling, the original cost was maybe P10 million. So we’re talking about almost 100 percent [value appreciation]. Although we haven’t experienced that in terms of acquisition here, for sure based on their experience, ours [value appreciation] would be just like that,” he said.

“We invite everyone to invest in this property. Apart from our partnership with the BCDA [Bases Conversion Development Authority], you can have the best business partner with us with the track record of Thunderbird—13 years of solid experience, with more than 4,000 employees around the world. So living in Point Residences is definitely a hassle-free investment that gives you endless summers and rewarding adventures,” he said.

LAOAG CITY, Jan.3 (PIA) – Ilocos Norte will step into 2011 with a fresh outlook amidst new infrastructure developments that will help generate local income and, in the process, reduce dependence on the national government.

Governor Imee Marcos promises to bring the province back to business by introducing various investment and tourism prospects in select towns.
She kicked off her infrastructure plan right at her doorstep with a spruced up Capitol grounds. Ilocanos had the first sight of the well-lit Capitol building during the holidays.

Marcos had made the Capitol surrounds more inviting to the public by knocking down fences around the compound and putting up fountains and landscaped grounds.

Part of her infrastructure map is the construction of a duty free shop which will also house national food chains within the Museo Iloco compound right beside the Capitol.

“I am confident that the province can one day earn its keep, no longer relying solely on the capricious remittances of the national government,” Marcos said.
Marcos had tapped world-renowned architect Jun Palafox to develop a master plan that will upgrade buildings and lay down tourism centers.
Marcos “regained” the Malacañang of the North, the former presidential residence of her family during Ferdinand Marcos’ regime, with the transfer of the building’s supervision and upkeep from the Philippine Tourism Authority to the provincial government.

The former presidential rest house, located in barangay Suba in Paoay town, has undergone a facelift from a dilapidated structure to a spacious function hall complete with landscaped surrounds to attract more tourists.

The Rizal Park, located in this city, had undergone a makeover from a mere picnic ground to a sports hub and will soon offer a climbing wall and overhead bridges that will connect other sports facilities like the Marcos stadium and Centennial arena.

Part of the Palafox master plan is the development of the Paoay plaza as a tourist center with the world heritage Paoay Church as its main attraction.

For its part, the Laoag city government will complement the Capitol’s infrastructure plan with the construction of Laoag’s first mall project. The long-awaited shopping center was derailed last year due to a dispute on the conversion of a public school lot to a mall.

Laoag Mayor Michael Fariñas, who represents the city government in an agreement for the mall project, has agreed to keep the Laoag Central School from being demolished while the shopping mall will be built on the same lot beside the school.

Residents also expect a modern health care facility with the opening of the P350 million Laoag City General Hospital in February.
Fariñas fought for the hospital’s upgrading throughout his nine year-administration noting that Laoag residents will soon enjoy the benefits of a modern health facility that is comparable to Manila and regional hospitals.
The city government expects additional income from the hospital’s operation making it as one of the city’s economic enterprises. It will employ an initial 170 medical personnel to man the more than 50-bed facility. (ARZADON)

Daytoyen tay kunkunak....

Hands down under the administration of Gov. Imee Marcos if those projects will happen anytime soon! She has a good leadership that are missing for these pasts administrations. except bongbong.

First sanitary landfill targets February operation
Posted on January 1, 2011 - Filed Under Headlines, News | Leave a Comment

THE first and only sanitary landfill in the province is set to be inaugurated in mid February, possibly on Valentine's Day.

“The Urdaneta sanitary landfill will be the city government’s Valentine gift to the people,” said city administrator Ramil San Juan.

The city government has invited President Benigno Aquino III to inaugurate the landfill located at Sitio Calegu Brgy Catablan.

Once operational, the city’s first customers will likely include Baguio City, Dagupan City and Mapandan who have already communicated their interest to use the facility.

San Juan, however, said no price quotation has been determined for the use of the use of the facility by others until the city government has determined its own volume of garbage that would be delivered to the facility.

The city's 15-year old control dumpsite, also located at Brgy Catablan has existing agreements with the municipalities of Sta. Barbara and Pozorrubio.

The sanitary landfill project was initiated by former mayor Amadeo Perez Jr., now head of the Manila Economic and Cultural Office (MECO) in Taiwan, with a P190 million loan from the Land Bank of the Philippines to fund the purchase of additional lots, acquisition of the right of way, and the construction of the sanitary landfill.

Last week a P2.7 million brand new compactor which will be used in the new sanitary landfill was blessed in simple ceremonies.

According to Mayor Amadeo Perez Jr , the equipment was sourced from the P3 million fund raised during the 2009 city fiesta funds. He added that the balance of the fund is being earmarked for the Urdaneta City Livelihood Training Center. –Desiree Sanchezhttp://punch.dagupan.com

PIA Pangasinan cited best in Region 1
Posted on January 1, 2011 - Filed Under News, People & Events | Leave a Comment

THE Pangasinan Information Center (Infocen) of the Philippine Information Agency (PIA) has been named the Best Performing Infocen for Year 2010 in the Ilocos Region.

The Pangasinan Infocen under Daniel Sagun bested the three other provinces in Region 1 in terms of print and broadcast production.

Sagun and his staff which includes Venus May Sarmiento, Brigida Tuazon, Emerenciana Ballesteros and Roland Naoe, received the certificates of recognition during the PIA Region 1Team-Building and Annual Assessment activity last week.

Sagun, also cited Best Performing Information Officer, said the recognition will serve as an inspiration for him and his staff to strive even better next year.

Regional Director Abraham Libadia said recognizing the hard work and efforts of provincial offices is intended to motivate them further to help empower the citizenry thru information and communication.

The PIA Luzon cluster also held its yearend assessment and planning workshop in Baguio City last week led by Director-General Jose Fabia.

The agency, in cooperation with the Department of Foreign Affairs and the Philippine Drug Enforcement Agency at the same time launched the Anti-Drug Courier Program. (PIA Pangasinan)

Completion of drug rehab center dormitory assured
Posted on January 1, 2011 - Filed Under Inside News, News | Leave a Comment

AT least P25 million is now underway for the initial construction of a dormitory for patients of the Regional Drug Rehabilitation Center being built by the Department of Health in Barangay Bonuan Binloc, Dagupan City.

Rep. Gina de Venecia said the amount was part of the Priority Development Assistance Fund (PDAF) of her husband, former Speaker Jose de Venecia Jr., which was withheld by the previous administration.

Rep. De Venecia followed up the funding committed for the dormitory with the Department of budget and Management when she noted the suspension of the construction of the project.

Budget Secretary Butch Abad had reportedly assured her that the Special Allotment Release Order (SARO) for the amount will be released this year.

The dormitory will complement the administrative building already built at a more than six hectare lot occupied by the former Dona Teodora Manaois Children's Hospital, was also built from former Speaker De Venecia's PDAF.

The Regional Drug Rehab Center with a 300-bed capacity, will be operated as an extension of the Region 1 Medical Center in Dagupan City.

R1MC Director Roland Mejia said the P25 million made available by former Speaker De Venecia will fund the first phase of the dormitory.

Rep. De Venecia said her own PDAF will ensure the completion of the project by the fourth quarter of 2011.

Once operational, the drug rehab center will accommodate patients not only from Pangasinan but also La Union, Ilocos Sur and Ilocos Norte.
