Manchester's Future Highrises?

Simple question.

Looking ahead from the next 12 months or so onwards, which projects in the pipeline yet are on hold are likely to happen and what are on the grapevine?

Post renders as well please. Pictures are always better than pages of waffle.

Hmm... Elisabeth House seems like the only safe bet at the moment, if we're strictly speaking highrises in the next 12 months. That's only going by constant reading of these forums, mind.

new lloyd HQ would be another one. highrises are going to be hard to come by in manchester for a long while yet. building tall usually only happens when the cost of doing so is outstripped by the cost of and/or lack of surrounding land. this situation was temporarily unbalanced by the available of cheap, easy credit from the turn of the millenium until 2007 or so.

Axis is another fairly strong possibility.

The only potential would be for a scheme similar to the Wakefield street tower, something that crops up within the latter end of this year or start of next year, sails through planning and straight onsite. Other than that, it's just watching the already approved schemes and hoping for some signs of life.
