Well received: Choo (left) showing the scaled-down version of the Starz Valley.

Tagged with a glamourous name, interested house buyers are flocking to see the newly launched Starz Valley project in Nilai.

The freehold mixed development by Golden Plateau Sdn Bhd may be the company’s debut project but has sold out its commercial units in just a day.

All 38 units of its shoplots priced between RM600,000 and RM1.1mil each were snapped up during its launch and 104 units of Soho offices were sold out within a month.

Located oppposite Inti International University, the project encompasses commercial lots, a five-storey boutique hotel, a sports centre and four blocks of serviced apartments.

Company managing director Y.C. Choo said the strategic location of the project coupled with its modern design were among the main selling points for the development.

“Before embarking on the project, we conducted a detailed survey on the properties here and designed our project to meet actual demand.

“Our strategy must be working judging from the overwhelming response,” he said.

The four blocks of 13-storey serviced apartments will house 1,111 units with the smallest unit (studio) measuring 290sq ft and the largest (three-room) measuring 1,018sq ft.

1Sulaman Gold Tower Launching Soon

1Sulaman is the most sought after condominium residence in Kota Kinabalu

Sagajuta (Sabah) Sdn Bhd, the developer of 1Sulaman, one of Sabah’s largest condominium and commercial complex with 2,000 units of condo residences is pleased to announce that Phase 1 Platinum Tower with 1008 units of condominium with all the commercial units and Phase 2 consisting nine units of three-storey Wismas are all fully sold out. Phase 3 Gold Tower’s commercial shoplexes are also sold out.

The final phase named Gold Tower consists of 950 units of condominium is targeted to be launched within 60 days. Each unit is designed with a spacious three rooms and two bathrooms. It is functional and practical for modern lifestyle, suitable for young couples and those with the small families. Gold Tower will come with full condominium facilities such as swimming pool, wading pool, children playground, gymnasium, 24-hour security features and many others.

Free shuttle bus service will be offered between 1Sulaman and Warisan Square stopping at 1Borneo, linking all the three iconic developments by the Sagajuta Group in Kota Kinabalu.

“1Sulaman is the most sought after condominium residence in Kota Kinabalu as proven by the 100% sold out status of Platinum Tower, the three storeys Wisma and the Gold Tower Shoplexes. Targeted launching prices of Gold Tower start from RM171,500 upwards. This is very attractive compared to all other condominiums in Kota Kinabalu right now. Sagajuta’s properties have a good track record for fast capital appreciation because of the very reasonable developer pricing and good value. For example, Tower A at 1Borneo sold by the developer for RM159,800 during the launch are now being transacted at around RM300,000. This is an incredible 85% increase in value within two years of receiving the occupancy certificate. Gold Tower will no doubt be another hot seller because it truly represents good value! Astute buyers will not hesitate to snap them up,” said Sagajuta group managing director and CEO Datuk Raymond Chan.

The total GDV for 1Sulaman is about RM520 million.

Meanwhile, Sagajuta Group is in the midst of an RTO exercise with Jerneh Asia Berhad whose major shareholder is Tan Sri Robert Kuok, one of Asia’s business titans.

For more information please call Sagajuta Group general manager of leasing and sale Jo Beh at 012-895 9955.

Wah Mie Group to build luxury condo in Likas

18th February, 2011

KOTA KINABALU: The Wah Mie Group will embark on a luxury condominium project at Likas here that will provide residents a resort style living within the city.

Its group managing director, Datuk Kong Kwok Wah disclosed yesterday that the project named ‘Element at Likas’ was expected to be launched sometime in June.

“This is arguably one of our five-star condominiums in town as each unit will be 60 per cent furnished with kitchen cabinet, toilet closet, air condition, timber flooring and plaster ceiling,” he told reporters at the Group’s Chap Goh Mei party, which marked the end of the Chinese New Year celebration at their Alam Damai multi purpose hall here yesterday.

The soon to be launched condominium is 33-storey high and includes four stories of parking bays of which each unit owner will be given two lots, he said.

The property will be built on a 12-acre land and is sited on a strategic location as it is surrounded by schools, medical centre, sports complex, shopping mall and is only about 5 minute’s drive to the city centre, he said.

The size of the condominium units ranges from 1,260 sq ft to 3,000 sq ft and it has a rooftop garden overlooking the paranomic view of Likas Bay, he said.

“We emphasie a resort style living within the city and this idea was mooted after the success of our Alam Damai project, so investors and buyers watch out for our launching,” he stressed.

Meanwhile, the newly completed Alam Damai condominium which comprises 552 units in three blocks is expected to obtain its occupation certificate by April or May, this year, he said adding that two of the blocks are 18-storey high while the other one is 16 stories.

The size of the units ranges from 1,000 sq ft to 2,500 sq ft and all units had been sold out, said Kong adding that the location of the property is also unique as it has three access points from Tuaran, Dah Yeh Villa and Damai.

“Construction of Alam Damai project started in 2007 and we are proud that it was completed on schedule,” he said.

“These three blocks of building had become a landmark in Damai area as you drive along Tuaran and Dah Yeh Villa it is very visible,” he said.

He said the value of the property had gone up drastically from RM250 per sq ft to RM400 per sq ft from the time of project launching to its completion, which was unprecedented in Sabah’s property market.

International Technology & Commercial Centre
http://www.itcc.com.my/v2/

PENAMPANG: The future of this district is set to be catapulted into an important destination for MICE (Meetings, Incentive Travel, Conference and Exhibition) and technology related business activities when the International Technology & Convention Centre (ITCC) Penampang is completed in the next three years.

Assistant Minister to the Chief Minister, Datuk Edward Khoo Keok Hai, speaking at the soft launching of the project yesterday said, the ITCC-Penampang is a private initiative project, motivated by the launching of the Sabah Development Corridor (SDC) which is line with Sabah Government’s Halatuju initiative.

ITCC-Penampang is set to act as a catalyst to spur creative macro and micro economy in Penampang as a technology hub, which could perhaps provide the stepping stone in setting up an MSC concept in Sabah that can be linked to MSC in Peninsular Malaysia, as part of the e-government push, he said.

“This project is timely as it will be implemented under the 10th Malaysia Plan which is in line with Vision 2020. The people of Penampang deserve to have this international class business activities and facilities,” said Khoo.

“I will help to promote this project as I am extremely happy that Penampang is going to have a five star hotel in future and this project is also in the Kapayan constituency,” he said.

“I think in the past we had been losing out in the tourism industry, so with this project we hope more tourist will come to Penampang as this district of rich Kadazan culture and all the races are living harmoniously as well in this area,” he said.

This project will also create job opportunities for the Penampang youngsters after they graduate from high school and tertiary education as they can work and stay back in Penampang instead of seeking jobs in Kota Kinabalu, Tuaran and Peninsular Malaysia, said Khoo.

Sabanilam Enterprise Sdn Bhd, director Datuk Clarence Malakun said the project to be built on a more than 10 acres site will start work as soon as they get all the necessary approvals from the relevant authorities.

“The project will start as soon as possible and I expect sometime early next year we will be able to start work,” he said after witnessing the soft launching of the project by Assistant Minister to the Chief Minister Datuk Edward Khoo Keok Hai yesterday.

Once completed, ITCC will be equipped with a 300-room 5-star hotel block, 16-storey office tower and a modern commercial shopping mall.

The centre will feature a large 30,000 sq ft convention hall, a separate exhibition hall of over 60,000 sq ft, a huge banquet hall (maximum 170 dinner tables), hotspot Wi-Fi internet connection, 8-minutes drive from Kota Kinabalu International Airport, state-of-the art giant LCD advertising screens, spacious food court, supermarket and ample parking space.

“ITCC offers an alternative venue for the MICE market and the tourism sector in Penampang will be boosted as now Kota Kinabalu is congested with the flow of traffic,” said Malakun.

ITCC developer company spokesman Alexander Hugo Malakun hoped ITCC Penampang will be Sabah’s very own little electric town similar to Low Yat Plaza in Kuala Lumpur, Digital Mall in Petaling Jaya and Akihabara City in Tokyo, Japan.

“Our aim is to provide the best environment for retailers to trade and customers to shop, especially on technology based trade and new electronic merchandise,” he said.
