Adeetya’s Kitchen System, a leading manufacturer of kitchen systems in India, has opened its first outlet in the city, along Ulloor-Kesavadasapuram road (opposite SBI). The new shop was inaugurated by Anand Ambekar, director, Adeetya’s Kitchen System. Unnikrishnan and Priyesh Kumar, managing partners of Unique Equipment, were present at the function.

Launch of the franchise outlet in Kerala marks the company’s entry into South India and we would introduce the latest range here in Thiruvananthapuram, said Anand. The kitchen systems have been designed to suit the requirements of a modern Indian housewife. The systems are not only reliable but also very competitively priced when compared to modular kitchen systems, he added.

Adeetya’s, based in Pune, is the first company in the field to get ISO certification for manufacturing and the country’s first kitchen systems manufacturer to manufacture accessories and MDF shutters together.

Hi Suresh,

Why not we include the Plant Nurseries & Garden Centres as a part of this thread, as Landscaping and Indoor Plants are an integral part of home building?

Undervaluation notice

I am just sharing some info as an owner of a flat in TVM. Several of the members in my residents' association received notice from district registrar to pay additional amount for stamp duty .. well, the original registration was done four years ago!! This was a surprise since we all thought we paid the stamp duty for the actual price of the property, as suggested by our builder.

Please share your thoughts if someone in this forum know more about this revenue collection phenomenon!!

Applications for building permit to go online

Pilot project to cover 35 wards

Bid to eliminate middlemen

Thiruvananthapuram: The City Corporation is introducing an online system of application for building permit.

“Applications for building permit can be filed through the Corporation's website. It will drastically cut down on the time taken for inspection of the plan submitted by the applicant. The system will also be transparent and hassle-free. It will enable easy filing of applications from anywhere. Applicants can also check the status of their applications without depending on unscrupulous middlemen,” Mr. Babu said.

The system would ensure time-bound processing of applications and prevent harassment of applicants in the name of building rules.

The designer logs on to the Corporation's website and uses the ID and password issued by the local body to submit the plan prepared on Autocad software. The macro tools required for filing the plan can be downloaded from the website free of cost. However, each application will have to be accompanied by hard copies of the plan signed by the designer and applicant.

The building permit will be issued only after verification of the plot and the documents submitted by the applicant.

The Mayor said a campaign to dispose of pending applications would be taken up from April 1. The online system is being introduced under the Kerala Sustainable Urban Development Project (KSUDP).

Minister for Local Self-government Paloli Mohammed Kutty is scheduled to inaugurate the new facility at a function on Wednesday.

Architecture exhibition in capital from May 7

Thiruvananthapuram: The Thiruvananthapuram chapter of the Indian Institute of Architects is organising Design World 2010, an exhibition of building materials, architecture, interiors, builders and home loans at St. Joseph's Higher Secondary School grounds from May 7 to 9.

A truly eco-friendly, green home that’s a model for Kerala



‘Visala’ has every ingredient that goes into the making of a dream home. But when architect P B Sajan built the house, naming it after his mother, he wanted it to be a model for the entire state. Mocking at the conventional style that reeks of luxury, but severs all ties with Nature, this experimental house from Costford has its place booked among the rare and true eco-friendly, green houses in the state.

Sajan, who helms the affairs at Costford, the organisation that promotes Master Architect Laurie Baker’s architectural theories, blended his personal and professional tastes well enough to come up with a model for green building in the outskirts of the city.

So, at ‘Visala’, you see bamboo, casuarina poles and coconut tree trunks holding a house built in mud, covering 2,700 square feet, using recycled and renewable items. That too, at just Rs 750 per square feet covering the labour expenses, electrification and water connection charges.

Perched atop a hill a few kilometres from Powdikonam, the house was Costford’s presentation at the recently-concluded Green Building Congress at Hyderabad and won much appreciation.

‘’Many buildings, just by using solar panels or planting indoor plants, claim to be green buildings. But we at Costford wanted to convey the message that a green building should use materials close to Nature, bring down carbon emission and most importantly breathe for itself,’’ says Sajan. His wife Shailaja Nair, associate professor at the College of Engineering, Trivandrum, also shares his views.

Compared to conventional construction, the use of steel, cement and Msand, among other items, has been less than half. Since the raw materials were not transported from faraway places and only included locally available items, that brought down much diesel cost too.

The main roofing materials - bamboo and casuarina poles - were treated using a mix of borax and boric acid, a formula developed by Costford. Sajan trained the labourers in treating the material and putting it up as the roofing items, for which initially they had raised much doubts.

‘’Many people are concerned that mud, bamboo and casuarina are a dangerous mixture that could put a house in danger regarding its strength. But at a hilly place, where winds are strong, experts say it has a strength ten times more of what is required. We also opted for a four-storeyed building since the general conception is that such green concepts which are also cost-effective only applies to small buildings,’’ says Sajan.

The house has reused doors and windows sourced from demolished ancestral structures. For the staircase, wood of the mango tree has been used while the pillars of the car shed are treated coconut tree trunks.

The other highlights remain the rainwater harvesting facility, solar panels, bio-waste plant, plenty of open spaces (a mini courtyard reserved for creepers alone) and of course the scenic landscape outside for free.

‘’A research study once published in the World Watch paper had said that 35 per cent of the world’s carbon emissions are contributed by the building sector. I think it’s time we think about the next generation and leave something for them to build their dreams upon. And going green in its true sense is the only hope,’’ Sajan says.

‘Visala’ has been attracting many architecture students and green lovers ever since Sajan completed it six months back.

The family and the architects at Costford are hopeful that the experimental home would be replicated in many places soon.

Which is the best place near Technocity ( within 10 km) to buy housing plot,(where Technopark/TC will likely not expand in future) ?
Can any one please PM me with the prevailing rates ?

Tri Man, you may look into Menamkulam, near the highrise projects. I heard that is an area with plenty of water.

The Menamkulam-Kadinamkulam belt has natural beauty.

1.This area has saline sand soil (poozhi mannu).Don't know if this is good for building foundation life.
2.The local people are traditionally violent in nature (Thura Area)with crimes/murders happening frequently.

Do you know which location in Menamkulam,Perumathura/Kadinamkulam is best.

How about Mangalapuram ?

Plenty of locations available on the road to Pothencode as well as along the NH-66 at Mamom and around Attingal (which is only 4 Km from Technocity). Prices would range from Rs 2.5-4 Lakhs/cent on the NH to about Rs 1 Lakh/cent along interior roads.

I am surprised to see that land price is as low as Rs1 Lakh/cent within a few Km from Technopark,even when GOK is claiming that no land is available.

From which agency can we know if government (viz.,....KINFRA,KSIDC,Technocity) is planning to acquire a particular piece of land for some project ?

Is it TRIDA,Trivandrum Corporation or respective village ??
