Registration process for Basmaya housing complex started

Baghdad, Oct. 1 (AKnews) - The National Investment Commission launched the electronic registration process for the Basmaya housing project, one of the largest residential projects in the Middle East, on Thursday.

People who want to buy property in the Basmaya complex can register until October 31. First time home owner will be privileged.

The Basmaya complex of 100,000 housing units is designed by the Korean company Hanwaa and will cost approximately $7 billion USD (8.2 trillion IQD). The construction in the Southeast of Baghdad will take about five to six years. Hanwaa promised to finish the first 25,000 housing units within three years.

Home-owners will have to pay $60,000 USD (70.6 million IQD) for a house of 100 square meters. It will be financed through the banks Rashid and Rafidain that offer seven-year payment plans.

When finished, Basmaya will be as large as Geneva (Switzerland) or Seattle (U.S.A.) and have a traffic connection to downtown Baghdad.

Iraq’s rapidly growing population faces an acute shortage of housing. According to the Iraqi housing and reconstruction minister, Mohammed al-Darraji, the country is in need of around two million homes to close the gap between demand and supply.

Reports and studies prepared by non-governmental organizations and international companies pointed out that Iraq needs 20 years to end the housing crisis.

The Ministry of Construction and Housing assured that the housing crisis will be resolved completely by 2020, according to the National Housing Policy which was launched early last October.

I saw a full report about this project on al iraqya the other day sorry wasn't able to record it at the time but yh it looks like it's getting closer to reality day after day

YES I saw it too !! shame I couldnt record it either. I spent a bit of time trying to look for the program online, but I still can't find it.. It had many detailed information about the project

dammit Iraqia, when will you ever put your programs online like the rest of the planet!

I don't know if it is open to outside buyers (who are not in iraq)??

I don't really know how it works yet, but I would be very interested to buy

the company behind it is a reputable one (that build giant projects in the past).
Also, it does look like they have the funding for it in order..

but you are right, you can never know with these things in Iraq, we will just have to wait and see I guess.

NIC Announces Extending Periods of Premiums from (7) to (15) years for Bismayah Housing Units Buyers

NIC announced that an agreement had been reached on Tuesday Oct.4.2011 with the three governmental banks (Rafidain, Rasheed and TBI) to extend periods of premiums in to (15) years instead of (7) with granting grace periods that starts after paying the down payment according to a newly accredited repayment schedule which is to be announced soon through the media and the NIC official website

State Company for Geological Survey and Mining discuss with the delegation of the Korean company of the project of Basmajh the possibility of joint cooperation


An official source at the State Company for Geological Survey and Mining, a subsidiary of the Ministry of Industry and Minerals that a delegation of the architects of the Korean company that will implement the City Basmajh paid a visit to the company early on October.

The source of the information bureau in the ministry that he had been a meeting between the visiting delegation and general manager of the company and a number of gentlemen officials to discuss the possibility of cooperation in providing information about the availability of construction materials aid in the areas near the project site City Basmajh and sites that can be set up plants and quarries where these materials in addition to information about suitable sites to build a plant for cement for the purpose of supplementing the project the necessary construction materials.

The source said that the company expressed its full readiness to provide all the services and information needed to serve this significant project, noting that the Korean delegation expressed his thanks and his desire to expand cooperation and coordination with the company to benefit from the experiences they had in the field of specialization.

It is worth mentioning that the company for Geological Survey and Mining is conducting surveys and studies of geological, hydrogeological, geochemical, geomorphological, environmental, geotechnical and topographical study of geological hazards in addition to the selection of sites hydrofoil strategy and assist in urban planning and land use as well as conducting investigations mineral raw materials metallic and nonmetallic materials and initial construction and appreciation of the reserve and works Djiuahsae and conduct surveys, geophysical different and depends on the use of computational techniques and programs developed in the field of remote sensing studies and interpretation of satellite images and applications in geographic information system.

Are they know that basmajh is a military shooting training field? hope not after years we will witness a huge explosion with some buildings got down coz of some shells has waked up after long sleeping under the soil

don't really think that might happen, they will sweep it. It is not a big deal. I already know around five international firms doing the same operations for international oil companies for scraps so ...np

not started. but contract was signed.. in fact we should change this to approved.. i'll do that now

construction should start 2012 i think

واضاف رئيس الهيئة خلال مؤتمر صحفي موسع عقده بمقر الهيئة يوم الاحد 12/2/2012 ان مشروع مدينة بسماية السكني هو جزء من حصة بغداد البالغة ( 244 الف ) وحدة سكنية والبداية الحقيقية لمشروع المليون وحدة سكنية الذي طرحته الهيئة كمشروع استثماري لسد جزء من حاجة العراق التي قدرتها وزارة التخطيط بالخطة الخمسية (2010 - 2014 ) بمليوني وحدة سكنية ، مبينا ان المفاوضات مع الشركة المنفذة للمشروع تسير بالطريق الصحيح والناجح من خلال اللقاءات والاجتماعات المستمرة على الرغم من التأخير ، الا ان الهيئة حرصت على ايجاد صيغة عقدية لضمان وحماية حقوق المواطن والحكومة والشركة المنفذة للمشروع وانجاحه كونه يمثل اكبر واهم المشاريع السكنية التي تنفذ في العراق ودول المنطقة .

واشاد الاعرجي بالدور الكبير الذي قدمته عدد من وزارات الدولة منها ( المالية ، الاعمار والاسكان ، البلديات ، التعليم العالي والبحث العلمي ممثلا بجامعتي التكنلوجيا وبغداد ) لدعمهم للهيئة ومساهمتهم في تقدم سير المفاوضات الخاصة بمشروع مدينة بسماية السكني ، علما ان مصارف الرافدين والرشيد والعراقي للتجارة قاموا بعمل كبير لضمان نجاح المشروع التي تم الاتفاق معها على تمديد فترة دفع اقساط الوحدات السكنية الخاصة بالمشروع الى(20 سنة ) بضمنها فترة سماح تصل الى خمس سنوات وهذا الامر يحدث لاول مرة في العمل المصرفي العراقي وهو انجاز بحد ذاته .

واوضح رئيس الهيئة ان شركة ( هانوا ) الكورية الجنوبية تعهدت بالانتهاء من البنى التحتية للمشروع خلال عامين يتخللها البدء بعملية بناء الوحدات السكنية وبواقع ( 1700 ) وحدة سكنية شهريا ، متوقعا ان تنتهي الشركة المنفذة من اول ( 20 الف ) وحدة سكنية خلال السنوات الثلاثة الاولى من التنفيذ ومن ثم بقية الوحدات السكنية تباعا .

وبخصوص تعديل التشريعات الخاصة بالاستثمار اكد رئيس الهيئة ان هناك تقدم كبير قد حصل في البيئة التشريعية الخاصة بالاستثمار في العراق ومنها التعديلات التي اجريت على قانون الاستثمار رقم ( 13) لسنة 2006 ونظام رقم ( 7 ) لبيع وايجار اراضي وعقارات الدولة والقطاع العام لاغراض الاستثمار ، وان الهيئة تسعى الى اجراء تعديلات جديدة على تلك التشريعات تتناسب مع المرحلة القادمة من مسيرة العراق التنموية .

على صعيد متصل بين رئيس الهيئة ان دائرة النافذة الواحدة تعمل على اختصار الحلقات الروتينية للمستثمر من اجل منح الاجازة الاستثمارية بأسرع وقت ، وان الهيئة تهدف لجعل هذه الدائرة بأعلى مستويتها خدمة للعملية الاستثمارية الجارية حاليا في البلاد ، داعيا وزارات الدولة الى اعطاء مندوبيها في النافذة الواحدة صلاحيات اوسع لجعلها قادرة على اتخاذ القرار المطلوب بعيدا عن الحلقات الروتينية.
