I think it's for the second tower, which will contain the Best Western and office suites. The Novotel is in the other one...

Not bad what, finally Klang gets TWO internationally-managed hotels, and looks like Hotel Premiere in Bukit Tinggi will face stiff competition when the BW and Novotel open their doors in a few years!

1Gateway to Look at!

I have some listing for sale provided by some investors. If you are interested for this project, please let me know and i can assist you to grab a unit or even units for 1Gateway, Klang project.

Grab it ASAP as during launch, price expected to increase by 20%.
Hard to believe? Me too. But look at it, even 10-15% increase you also making some of it. If hold till 2014, you are making hell lot of it.

If those two tower blocks have those stunning reflective roofing just like the Prince Tower here in KK then I don't mind.

Port Klang Authority teams up with Lagenda Erajuta in RM500mil 16-acre project

PORT KLANG: Port Klang Authority (PKA) is teaming up with a developer, Lagenda Erajuta Sdn Bhd, to jointly develop its 16 acres in Klang into a landmark mix-commercial development dubbed 1Gateway Klang worth RM500mil.

Official consent has been received from the Public Private Partnership Unit of the Prime Minister's Department for the commencement of construction work. The landowner of this project is PKA.

PKA chairman Datuk Dr Teh Kim Poo said at a press conference that the project had already started its groundwork and would be completed in five years.

“But I foresee the project to be completed earlier than expected as they had already started work since we already received approval for the building plan from the Klang Municipal Council.

“The project is expected to be a landmark development in Klang, being strategically located along Persiaran Raja Muda Musa and Lebuh Turi which includes two hotel towers, a large shopping mall and offices.

Teh hoped that this time around, the stalled project of more than six years would be a success.

“The project was abandoned in the past due to the developer's insufficient funds. But, finally we have sorted out the problem,” he said.

Teh said they had studied the background the Lagenda Erajuta and was confident of the company's track record and capability.

“Lagenda Erajuta would have to pay PKA RM45mil as a guaranteed minimum amount for the cost of land that we are putting in,” he said.

1Gateway Klang, the first lifestyle street mall in the area, will boast of two 31-storey hotel towers, offices, gourmet zone, retail zone and leisure zone.

With the prime location of 1Gateway, the developers intend to add value and prestige to the property. They have secured two internationally branded hotels, Novotel and Best Western Plus, to operate here.

The food and beverage outlets will be located mainly on the ground floor duplex shoplexes and also in the upper ground floor.

The upper ground consisting of three to six storeys of shop-offices will be zoned into leisure and business clusters with cineplexes, children playground, gaming arcades, leisure ventures, offices, banks, business corporations, signature retails, concept stores and fashion boutiques.

Lagenda Erajuta has already secured many international, regional and local brands and is still actively identifying more branded retailers and operators to enhance the 1Gateway value.

This area along Persiaran Raja Muda Musa has great potential to become the most lively business and social lifestyle enclave in Klang. The daily traffic flow of more than 60,000 vehicles along this major road is one of the highest in Klang.

1Gateway is one of the most exciting new developments in Klang, located on 17.27 acres of prime land. This project will create two ground floors with 115 units of duplex shoplexes, 10 units of single-storey shoplexes, 139 units of three-to-six storey shop offices, a cineplex, a ballroom, a 29-storey Novotel hotel and a 32-storey SoVo office cum hotel tower. The Novotel Hotel Tower will have 186 guest rooms and 24 units of SoVo office suites. In addition, a Best Western hotel will soon be opened with 139 rooms above the SoVo Upper ground office suite level.

Any movement on this project? I remember passing by the 1Gateway site when going to Port Klang for an appointment (a few months back) and nothing seems to have started thus far...

Contrast this with the Best Western Plus Centerstage here in PJ and that one has already gone up more than half, considering both projects were announced around the same time... What happened to the Klang one?

“Based on our evaluation and comments on the proposed award, we are of the opinion that the terms of the proposed award are fair and reasonable and are not detrimental to the non-interested shareholders of the company,” said the independent adviser, FHMH Corporate Advisory Sdn Bhd, according to Naim Indah’s filing to Bursa Malaysia today.

According to the firm, the proposed award is expected to contribute positively to the earnings and earnings per share of the Naim Indah Group for financial year ending 2015 (FY15), and will enhance the net asset position of the group.

It also noted the project will not have any material impact on the gearing of the group for FY15.

“Accordingly, we recommend that the non-interested shareholders of the company vote in favour of the ordinary resolution pertaining to the proposed award to be tabled at the forthcoming EGM (extraordinary general meeting) of the company,” it added.
