SUMMARY
An application has been submitted to permit a 33-storey residential building at 45 Charles Street East. The existing eight-storey office building would be demolished.

Proposal
45 Charles Ltd, the owner, is proposing to demolish the existing eight-storey office building and construct a 33-storey, 100-metre residential condominium building containing 325 units. The proposal’s massing consists of three built form components:

(i) base: a five-storey podium to a height of 16.5 metres;
(ii) middle: Floors 6 – 30 with a 795 square metre floor plate and corners oriented
at 45 degrees to a height of 88 metres;
(iii) top: Floors 31 – 33 with each floor setback at different corners, and a
mechanical penthouse integrated into the overall design concept, to a height of 106 metres.

The residential entrance and lobby are proposed at the northwest corner of the building, and indoor and outdoor amenity spaces are provided on the first and second floors. The outdoor amenity space on the second floor is provided by the extension of the second floor at the southeast portion of the site. A coordinated on-site landscaping treatment is proposed including in the 6.5 metre building setback area along Charles Street East.

The proposal provides a total of 213 parking spaces in a four-level underground garage. The on-site drop-off/pick-up area and underground garage are accessed from the public lane abutting the west property line.

The servicing area is at the southeast corner of the site, and a one-way service lane along the east property line enables service vehicles to exit onto Charles Street East.

Overall, the proposal has a residential gross floor area of 24,122 square metres resulting in a density of 11.5 times the area of the lot.

The site is located on the south side of Charles Street East between Yonge Street and Church Street. An eight-storey, 27-metre office building currently occupies the site. A public lane runs along the site’s west and south boundaries. The existing and planned context within the area encompasses low scale, mid-rise and high-rise built form.

Highlights for me:

- Five-storey podium made of heavy Ontario limestone

- Residents club on the 36th and 37th floors with double-storey grand room, demonstration kitchen, lounge, bar, and outdoor terrace.

- Fireside lounge areas on the ground floor and a private walled courtyard garden with two water features, a bar, and barbeque.

- Nine and ten foot ceilings in the condo suites, smooth ceilings, and Corian countertops.

The list goes on and on...

UrbanToronto recently visited Chaz on Charles,which gave us the opportunity to study the scale model of the building
for a closer look both at how Chaz will meet the street, and at some of its ground level amenities. We will spin around
the scale model, and start with a view from the northeast.

Down at street level, this rendering takes in the limestone-clad podium that faces Charles Street.

Looking down on the area, we see the layout more clearly. At the right we see the driveway heading to the car drop, and then a snaking
sculpture amidst light poles in the plaza. Below that is the main entrance from the sidewalk, and a path leading the the outdoor landscaped
terrace at bottom. We'll look more at the terrace later in this tour.

Past the lobby entrance we find ourselves in a relaxing space designed by Ceconni Simone. The space is divided into a series of smaller spaces
- a Living Room, a Wet Bar, a Dining Room (with wet bar and catering kitchen) and a Billiards Room - all of which open onto a landscaped outdoor
terrace. The east lobby spaces will be bookable for private functions.

We spin 'round to the south. Up near the top we see the Chaz Club with its dramatic two-storey view over the city.
We'll come back for a better look at the club in a future story.

Back at ground level we see the terrace from the south end, and sitting areas and bike lock-ups in the plaza area at the back of the building.

A rendering gives us a view of the south side of the podium. While it is not readily apparent in the rendering, all sides of the podium will be clad in limestone.

Oh sorry. I meant to answer that long while ago. The guy in the avatar is the father of English football star Wayne Rooney. The picture was in the newspapers as he got arrested for illegal betting on football matches or something along those lines. I'm not sure why I even used it as an avatar to be honest. I think I found it amusing as to how much he looks like his son ... just aged and presumably less healthy.

Bleh, from street level it is hideous - that podium is so out of scale with the area that it's frightening. It makes the little old "Sanctuary" building look completely ridiculous. That level of height and density would be more appropriate on an arterial rather than a neighbourhood street, too.

Really? I don't see it that way at all. Unless we restrict all new structures to two or three levels, anything is going to dwarf the older structures. I think in the case of Casa, the podium acts as a visual step between the brutal squatness of the rather grim old Sanctuary and the extreme height of the new tower. All pics from today:





I wouldn't say Sanctuary looks ridiculous... but I might be tempted to see it looks a bit forbidding.
