To all homeowners frustrated with the lack of PLDT service,

Tomorrow, Jan 5, I am sending my letter of frustration. It will be strongly-worded and I will be addressing it to the Property Administrator Mr. Manuel Claro I. Mojica.

It will be just one voice of frustration, but I hope it will nudge PPMG to action.

But if you guys can write your own strongly-worded letters, we can be more compelling, and hope PPMG will finally make this their priority.

hello po nbasa ko po mga pinagsusulat nyu dito at similar na similar po ang problema natin..may unit po ako sa sofia belevue na gawa rin ng PHINMA.. sana po naaksyunan na ang mga problems nyo po jan..read po kau sa sofia bellevue thread kung mkakarelate po kau..salamat

kwento ko lang, i transferred to FB April 2010, Bldg 10. around 2008 yata simula pinatirhan FB, blgs 1-5 ung mga nauna... PLDT service naman meron na daw agad pero DSL service commenced around Oct 2010, so swerte kami kasi di matagal yung hinintay namn magka-roon ng landline+DSL service. although at first, USB modem thru SMATRBro muna gamit ko then pinapre-terminate ko nun nkabitan na kmi ng landline+DSL.

Don't know the reason why it took them too long to provide DSL for the community, I think this is PLDT not PPMG.

unit owners/occupants of FB, FV & SB have almost the same dilemma ... but here's FB problem that FV & SB owners won't have -- PATTS students renting the units... since grupo-grupo ito (about 4 students max per unit), would you just imagine the additional trouble for us? mga mas pasaway, ingay, kalat sa hallways/foyers, banging or doors... you'd definitely go

regarding Pldt in SB kelangan may mag subscribe at least 100 na units and the deal is on(parang Ensogo).

Regarding sa Patts(patt session) students eh kelngan basahin nyu ung rules and regulations nyu sa FB.(1st offense.2nd offense...etc.etc.) kung anung penalty ang ipapataw sa mga maiingay..

yes sir, in fairness w/ FB's PPMG maayos nman sila to implement the rules at naging vigilant nrin kami na mag-report at may actions nman si PPMG... yun lang they don't come back to us kung naparusahan nga o puro warnings lang... and importante may nagre-remind sa mga estudyanteng ito and most likely hind nman na umu-ulit... sa dami lang nila at sa dami din ng incidents, hndi mo rin mababantayan lahat kaya may nkaka-lusot pa rin...

btw, SB rin nga pala si Spazio.. yup, I came across that issue sometime reading in their forum. although yung kanila dapat legal/police matter na yan... swerte lang at wala tayong ganyan scenario. but easier said than done, kung mangyari yan dito I'd have to settle that with the barangay/police or even legally... unang kakampi mo dyan supposedly is PPMG kaya kung wala silang actions gawin dyan, ay nako...

well..it was nice to hear na naayus nyu yung problema nyu na yan at di na sila nag iingay na parang eroplano tingin ko warning lang kase kung naparusahan yan eh wala na sila jan..yep di tlaga maiiwasan kahit sa luob ng Compound eh mahirap magturo kung sinu ang nagbasag ng side mirror ng kotse..di mo alam kung guardya ba,maintenance,bisita,o unit owner.

Medyo ok naman na sa Flora Vista sa ngayun

Ang parking bldg tapos na pero hindi pa rin naituturned over sa PPMG buti na lang may mga open spaces nearby na pumayag ang mga may ari na marentahan as parking. ayun wala nang mga ilegal parking naipatupad na yung no parking no entry ewan ko lang if may pinapalusot ang mga guard. Nabawasan na rin ang mga nagsisiksikan na nagpapark sa labas ng gate and along peacock st.

Ang water rate bumaba na pero mataas parin, sa PPMG pa rin galing ang billing na dapat ay direct na sa Maynilad.

Problema talaga ang tawiran sa Commonwealth avenue kaya kailangan ang Overpass, pero naikunsulta na nila ito sa QC City hall for proper action wait na lang daw. For the mean time may mga itinalaga silang nagaasist sa pagtawid.

Buti na lang direct meralco na, at may cable kahit Destiny lang. pero wala pa landline at DSL connection.

whoa parking building magkanu naman xa ..sana meh ganun din sa sofia..mas inuuna pa kase yung opis building nila sa amin kesa sa parking building.priority empleyado hindi ung mga nkatira dun.

anu kaya ang dahilan kung bakit dun sila magtatayo ng opis building nila sa amin?yun ba ay para makatipid sa pamasahe ng mga empleyado or bka naman para makagamit sila ng ameinities sa luob ng Sofia like swimming pool,gym,at para di na sila mamasahe at tipid sa oras kung duon gaganapin yung basketball tournament

sa FB (face book hehehe) meron open space parking P310K/slot (during our time in 2009) and 6-floor parking building at current price, P475K/slot - ang mahal upto 3rd floor palang yung nabebenta, di pa puno... supposedly mura na ito compared to other condo properties. but due to cheap supervision of PPMG management, seems mahal ito at di naman maganda property value appreciation ng mga PHINMA properties... pardon to say this, correct me if I'm wrong...

meron din pay parking sa labas banda (not PPMG-managed kuno)... catered for monthly/daily/hourly rental. maayos at maaliwalas na sa common area unlike before may mga away tlaga sa common area for temporary parking, una-unahan, kawawa mga guards, napagdi-diskitaan... well, personally, hindi namn sila bumili ng slot pero kung mka-asta walang considerasyon... sisi nga ako di pa ako kumuha nuon sa open parking kaya ayan pag may bisita, nakiki-usap nlang sa guard to park sa common area (understandably, di pwede overnight).

over-all pwede na sa akin yung PPMG management sa FB pero malaki pa tlaga dapat nila i-improve, consistent voice-out lang ng mga concerns during monthly representatives' meetings at isa-isa naman nila tinutugunan mga iyon (though there are still previous issues still existing)

yung sa tubig, it is distributed to each unit by PPMG/PHINMA-maintained water distribution facility... yes, MAYNILAD provide the water and charge PPMG on a single meter. Then PPMG distributes and charges them through individual unit's water meter according to each consumption. hindi na ito kayang pasukin ng MAYNILAD since private property yung loob, otherwise, bungkal dito bungkal duon for additional/maintenance of pipe lines. So PHINMA designed and will maintain these pipes to be distributed to each unit. consider as well the water pressure to be distributed to the top floors (being floor-11 for 2 mid-rise buildings in FB and 14 low-rise 5-floor buildings). PPMG will also maintain this. Kung si MAYNILAD, di ko sure kung kaya nya ibigay yung necessary water pressure without having a distribution facility sa loob ng compound. Considerably, bumaba narin yung water charges sa FB compared to before. Must be due to operational expense vs. the number of units already turned-over. sana nga maibaba pa ito in the near future.

nkasalalay na sa mga residente talaga ang ikagaganda ng community. supposedly, PHINMA's PPMG is there to supervise for us... tayo ang mga customers nila and they should listen to us. They're there to facilitate the community management until such time they turn this over to the residents or I should say, to the Condominium Corporation. So hindi sila ang dapat masunod. Yes, sila ang mangunguna to implement/establish condo rules, pero kung may mali o pang-aabuso sa kanila, dapat papalag tayo. mahirap mapag-isa sa bagay na ito, since marami na concerned neighbors, thru concerted efforts, iparating sa PPMG yung concern & be vigilant on following up its status. again, this is easier said than done and there are issues easier to be attended with and there are issues that needs third or even fourth party participation. the important thing is, meron na tumitingin sa issue at hindi pinapa-santabi...

hindi ka nagkakamali dun sa sinabi mong hindi maganda ang property value appreciation..tungkol nman sa tubig eh maynilad din at may hokus pokus pero nung inexpose ko ditu eh bunmalik uli sa dati ung bill namin(minimum uli ako yehey)


tungkol sa parking(500k) eh similar yang experiences nyu jan dito sa Sofia as in ganun na ganun ang kaibahan lang may parking building kayo at kami parking lang..hmmm pero kutob ko eh mukang nasobrahan ata yung space ng parking nyu dapat hanggang 3rd floor lang since ung iba eh may parking na nuon pa.

mukang naoverestimate nila ang ratio..at mukang hindi na tataas ang value dahil wala ng bibili at malamang magiging pwede ng magpark ng libre esp. mga visitors sa 4th hanggang 6th floors w/c is good news dahil wala ng hassle.

nung wala pa ang Sofia eh nbasa ko sa inquirer na earthquake proof at advance or "buhos" ang kanilang gagawin sa sofia bellevue at nagandahan ako sa rendering ng brochure tapos mura. LANGYA AFTER 6 MONTHS DIPA LUMILINDOL NAGKABITAK BITAK NA MGA BUILDINGS NAMIN ANLALAKI PA sinisisi contractor nakngteteng andaming sira(pkibasa na lang po ung SB thread)

sa ngaun narectify na mga cracks at kahit papano wla nako nkikita pero pinagpipilitan parin nila na earthquake proof ang mga latest projects nila..at thank god npalitan na rin ang hoa chairman namin na die hhard fan ng phinma..hayysss kahit papano naapreciate ko na mga ngyayari ngaun sa compound namin at inoobserve ko pa ng 6 months mga walls

firstly, thank you sa pag-welcome mo sa amin tga-FB dito sa thread.. though, pasintabi sa FV forumers, nakiki-post po ng mga balita/kwento sa FB hehe one-sided muna kasi ako pa lang ata tga-FB na andito.. agree/disagree nlang at kung meron kayo violent reactions sa mga posts namin

maganda nga sa Sophia, I have a neighbor dito sa FB which has a unit din sa Sophia pero minsan ko na lang sya makita. i'm not a structural engineer, but I think blgds do move and that causes cracks. important thing dapat superficial lang (ika nga hairline cracks lang) at hindi dapat lumalapad yung clearance. hindi bale humaba ng unti-unti basta dapat hindi sya lalapad. you may have that fixed naman.

sa FB, meron 1 blgd ako nakita, 1 specific ground flr unit may mga bitak, as in bitak tlaga at hindi superficial lang on 1-side wall sa unit na yun, bakante siya at malamang pinapasok yun ng tubig ulan.. ano kaya nasasabi nung nkabili ng unit na iyun?

the 1st medium rise blgd erected may mga problema din, madalas may rectifications, gumagapang ang tubig ulan daw sa loob ng unit pero di ko sure kung saan galing, I heard hindi nman daw sa bintana. mukhang experimentations ang nangyayari eh, kasi yung 2nd medium rise (2 11-storey & 14 5-storey blgds kasi sa FB + 2 6-storey parking bldgs) maganda naman ang pagkakagawa, obvious na yung plan/design is the rectified form nung unang 11-storey bldg plan.. masasabi mong yung mga mali dun sa una inayos dun sa pangalawa hehehe

sa tingin ko nag-eexperimento kasi itong si phinma eh, may ibang technology siya ginagamit, kaya kung ipagmalaki nya kung gaano siya kabilis tumapos magtayo ng isang building... pero ayun, pag may mali o kulang sa nauna, ia-adjust naman sa susunod na itatayo...

our PPMG coordinated with REDCROSS - Paranaque chapter for the recent flood-victims. we were only able to donate some hand-me down clothings and sheets.

upon checking the list - me being nosy at times hehehe there were several pages already filled-up of unit-owners who already handed their donations.

to PPMG and FB residents!!! ituloy lang natin ito...
