A 71-storey apartment tower at Southbank will become Melbourne's fourth-tallest building.

YET another skyscraper will be built at Southbank, offering 230m of apartment living.

The 71-storey The Falls tower in Queensbridge St will become Melbourne's fourth-tallest building after approval from Planning Minister Matthew Guy this week.

The latest skyscraper will stand between the recently-approved 276m Queensbridge Tower and the under-construction 255m Prima Pearl Tower, neighbouring 205m Freshwater Place and a stone's throw from the 297m Eureka Tower.

The Falls' 586 apartments will boost the number of completed or approved vertical homes in the neighbourhood to 2945, which Mr Guy said underlined the push towards inner-city living.

"The approval of The Falls is consistent with the Coalition Government's commitment to grow a greater Melbourne CBD and to continue the transformation of the city centre to a world-class, 24-hour city," he said.

Plans for the latest Southbank high-rise include communal meeting rooms, a lap pool and spa as well as function rooms, lounges and bars for residents and guests.

The State Government is drawing up plans for a "Grand CBD" five times larger than existing boundaries, with the next generation of tallest buildings at Docklands and Fisherman's Bend

But some city tower dwellers have been critical of the proposals, which have cost some their views and risk rising street-level crowds and winds.

Although Melbourne City Council has planning control over Southbank, skyscraper proposals fall under the jurisdiction of the Planning Minister because they exceed 25,000sq/m.

Mr Guy said The Falls gave access to employment and other amenities.

"This project ticks all those boxes and Southbank is vital in achieving appropriate high density where people can enjoy the benefits of inner-city living," he said.

I live in Southbank. This tower blocks my views from my apartment. I wholeheartedly support it.......Carlton and co. stop ruining the only decent inner city area in Melbourne with your conservative suburban attitudes. If you don't want big buildings etc then go live in suburbia. This is the inner city, you have to expect this. I for one we see the population increase in Southbank significantly over the next 10 years.

Street level is just as important. What Southbank needs is cafes, restaurants, proper retail and increased pedestrian traffic to be truly on par with the CBD.

Australia's if not the Southern Hemisphere's tallest block, should make this view a good one. Interesting there's a height increase, clearly there's confidence about this market segment and location.

Great news.

I'd love to see the CoM come up with a streetscape and activation strategy, instead of them stressing over height. Laneways, cafes, trees and street art should all become part of the priorities.

street activation is a difficult task in Southbank because the main street (City Road) is one of VicRoads allocated traffic routes (I think this would be so under smart roads too?)......so they arn't going to be too keen on having anything block the flow of traffic.

I appreciate City Road is annoying (i live on it) but realistically where can these trucks divert - many are not permitted on CityLink and furthermore CityLink does not allow access from the western approach onto Punt Road, which means vehicles must turn off at Power St.

Queensberry Street is a little quieter though, has a tram line too so there could be more opportunity there to do something??

I know developers would not want to give up a metre of their land but using this southbank block as an example the entire block will be redeveloped not to be changed for maybe at least 50 years ? If narrow walks, lanes were instigated between each of the new developments interesting walkways with cafes and life could have been reinstated to the fabric of the area as old lanes in the CBD were originally designed then evolved into the vibrant Melbourne streetscapes we have grown to love.......Too late now !

Qbh tower at least includes a walkway through to fwp... It will be covered over by the tower though and just be adjoining the carpark acces so no nice cafes on it.

The Falls rises to the future of Melbourne’s skyline

From the Minister for Planning
Minister for Planning Matthew Guy has approved a $195 million investment in the Melbourne skyline with a new 71 storey development named 'The Falls' at 25 Queensbridge Street, Southbank, creating more than 600 construction jobs.

When completed the 236 metre building will be Melbourne's fourth tallest building.

"The Falls tower will sit neatly between the approved 276 metre Queensbridge Tower and the currently under construction

255 metre Prima Pearl Tower, giving Southbank one of the tallest and most dramatic skylines in Australia," Mr Guy said.

"The approval of The Falls is consistent with the Victorian Coalition Government's commitment to grow a greater Melbourne CBD and to continue the transformation of the city centre to a world-class, 24-hour city.

"Southbank is becoming a true vertical community, with hundreds more Melburnians expected to call The Falls home, in a precinct that has seen huge population growth over the last twenty years."

The Falls will see a total of 586 apartments built providing quality housing options in a well-connected location close to jobs and services. Ground floor retail will ensure that the street level continues to generate a vibrant community aspect and contribute to the diversity and vitality of the Southbank precinct.

More than 600 jobs are expected to be created by the tower's construction, further reinforcing Melbourne's premier capital city status as the place where the development industry continues to shine and invest.

"The Coalition Government is committed to providing Melbourne's growing population with inner city residential opportunities in close proximity to transport, restaurants, shops and community infrastructure," Mr Guy said.

"This project ticks all those boxes and Southbank is vital in achieving appropriate high density where people can enjoy the benefits of inner city living."

The development will also include communal meeting rooms, a north facing lap pool and spa as well as function rooms, lounges and bars for residents and guests.
