Can someone tell me who needs to be fired (or voted out of office) in order to overcome this "anything that's not a box will be rejected" attitude the CoP seem to have?
Or does the CoP take that attitude because they are forced to by politics and NIMBYs? |

i dont know how many NIMBYs there are in the CBD. The everyday joe would not have any idea what developments are going on in the city.
I guess it the main issue is that we have burecrats making the decisions on what is considered a good design.

What we need more than a tilted facade is some fucking curves.

uh possibly the wrong place for this but it's the nearest site i could think of:
anyone know anything about a proposed office on the corner of murray and milligan? similar sort of scheme to this, wrapping around the back of "hotel milligan". heard a whisper, just wondering if there's anything to it? |

Yeah i heard snippets over a year ago. No details, just that the owner was getting advice.

According to Knight Frank Perth CBD office market report i posted in the New News Thread this morning, Georgiou Group is planning a 21,000 sqm office tower at 47-59 Milligan St which is on the corner of Murray.

That might kick-start the Melbourne Hotel.
That corner has had a tin cup and 'please develop me' sign at its feet for years. Another site also begging for it is directly across the road. |

now there are two 20,000 sqm offices competing for the same precommitments in the same area - which are apparently negligible

Maybe if Melbourne Hotel wasn't so fugly they would get a precommitment.
Seriously, if I was negotiating a lease for my company, after price the most important thing would be design. It can say a lot about your company. We've got quite a few proposals all competing for a limited pool of tenants. When you have all these developments commanding similar rents, why would you choose a terrible building like Melbourne when you have better designed alternatives nearby. |

that's a fair point. the Melbourne owners are holding out for a pretty hefty rent from an anchor, so other factors will come into play. wonder what the georgiou thing will look like?

The biggest problem buildings like this face is the size of the floor plates, a whole company could take the whole thing like Dynon's if the market limits them access to better buildings, but middle sized tenants aren't really interested.
The new Brookfield building for instance had a host of middle tier sized companies lining up for space.

Quote:
The number of tenants downsizing and looking to get out of leases is alarming. Plenty of engineering companies grabbed up big chunks of space thinking their rate of expansion would be continuing as it was and it hasn’t. It doesn't come across in the figures thrown to the public but it's affecting absorption rates now. Once things settle down we aren't going to have an over supply situation, and remember Kings square, Brookfield Place Stage 2 and Treasury will be adding something like 80,00sqm.
