only in Chennai residential rates are as expensive or more expensive than commercial
I know last i head the quote were around 12000Rs per sq feet inside it city

Not really, there are many micromarkets in India.It is just that the other 2 south Indian cities dont show that trend predominantly

In fact, in the entire island city in Mumbai, residential rates (anywhere between 20000 to 100,000) are far higher compared to the commercial rates ( at a maximum of 30000). In fact suburban residential areas in Bandra and Juhu command higher rates than commerical developments in BKC and Nariman point.

This is true for parts of Delhi and Kolkata too

I hope they start the construction of the Cambridge Greens soon. I am awaiting so see if they can come close to the renders in page-1. The design is a true jaw dropper

This may not be right thread to discuss, but i agree. Infact i feel that RE in TN's big cities are so expensive and prices has gone to roof after 2008. Is it related to 2G scam ?

BTW photos are looking good. A big thanks to all SSC folks who are putting these photos.

Also, the Ramanujam IT CIty will soon get fully occupied, so it is time that planning for a proper flyover in Tidel park junction is done. Atleast a start should be made, otherwise this place will become a hell like Porur junction .

morning peak hour la

1. Vehicles will line up from Madhya Kailash to gandhimandapam for entering OMR.

2. Vehicles will line up from Tidel signal to Indira Nagar MRTS station

3. Vehicles will line up from Sholinganallur signal to Karapakkam sivan temple.

OMR is not only famous for IT parks! It is becoming very famous for two major traffic jam parks in the city.. one at Tidel and another one is Sholinganallur.

Approx one communter might be spending 30min+30min in morning/evening peak hrs in these two jn (let it be any mode of transport- bike or car or mtc or corporate bus).. i.e 1hr a day

1hr * 20days a month * 12 months = 240hrs a day i.e 10days one commuter is spening in this signal every year.

Even in 2009-10, TIDEL was a traffic jam case study. Now it is worse..

Shozhinganallur is getting worse - I felt so after going through that place on a Saturday afternoon (or do IT Highway techies work on Saturdays also ?)
Next 2-3 years not of residential projects will be completed in IT Highway, so expect more car owning residents relocate there.

Atleast we should plan for flyover in Shozhinganallur and some kind of underpass in Tidel park now;If we plan now we will have a solution by 2020-22 .
