The national economy

is really hitting local development. Tougher than ever to get financing. I hope the economy comes back by 2010 so we can see the Olmsted, Citiscape, Mechanic, 10 Inner Harbor,etc..

Wasn't it Ben Bernanke that started the whole scare? I remember the day he set off the economy by saying the "market" was being saturated with housing stock. That he had to slow down the buying of these homes by raising interest rates. Very sad.
How come he and other government heads couldn't have got with the developers somehow and told them to ease off the building so the people could fill the existing homes and the scare and panic attacks wouldn't rule the market? Sometimes things done without the media broadcasting it can be a very good thing. Just think about it. We are not the only ones who watch the news. Other countries are watching our economy, waiting to pounce. And now they are.

Nah.....National Harbor is 1.3 miles away from D.C.'s "city limit border" according to Google Earth, and .5 miles away from I-495/95 and I-295 and even 1.2 miles from Alexandria's border I think you meant downtown area is about 7 miles away. It is definitely a prime candidate for rail, just being where it is. A ferry already goes between it and Old Town I think.

Because at the time government interference in the markets was thought of as a bad thing; unlike now, when bailing out failing companies is the bee's knees. Economic policy advisors just don't take us skyscraper fans into consideration when doling out guidance and that's just unfortunate

I hope you're right. I'm still curious to know where the Harbor Point park fits into the development. Will it be developed last? Is a park something Struever will develop or does Struever just give the land to the city to do it?

Couldn't they just complete the brick promenade on Harbor Point so people could at least walk from Inner Harbor East to Fells Point on the waterfront and view the developments on Harbor Point while they're being constructed?

Probably too risky. I would guess that would be the reason. They don't want any lawsuits. People may get hurt on the property. You probably won't see that promenade there until Harbor Point is all done including the grass on the park.

I really like how they have kept a large space for a park/grassy area, but in the renerings, the park itself looks kind of... bleh...

Yeah. Eventually it's supposed to have a championship lacrosse field and a fountain, among other amenities. Right now, they're being a little vague until the buildings are further along.

Maybe this shouldn't be posted here, but I have dreams about what the entire length of Broadway could become. Starting at North Avenue as a sort of residential enclave off of North and Harford Road, easing into Hopkins, progressing into upper Fells, then dumping off into Fells point. I really feel as though this could be a catalyst for further development into the "real Baltimore" and not squarely focusing on the waterfront.

Sorry if anyone has an objection to this posting here. I might make another thread.

Quite a genius idea, Baltimore does put its primary focus on the waterfront; if somehow the city (not Hopkins) makes a actual effort to redevelop areas outside of the waterfront Baltimore population will surely rise.

Speaking of the declining population; does anyone believe that the age of declining population in Baltimore is over? I think that the population will rise definitely by the next census.

Broadway seems like it has a lot of momentum, so It will definitely be a great street one day. Hopefully the Marketplace project gets going soon!

I do think the population will grow in the next census because areas are now established, and there is so many development projects in progress or about to happen. The growing # of college kids all want to live in the city after graduation, and that will keep everything in high demand.

Harbor Point, a development project led by bakery magnate and developer John Paterakis Sr., has been selected as the site of the new headquarters for the combined Constellation-Exelon company if the proposed merger is completed, the energy giants announced Wednesday.

The selection of Harbor Point does not come as a big surprise to the development community. The former Allied Signal chemical plant site between Harbor East and Fells Point was often mentioned as an attractive location for Exelon to consider. The award is contingent on Exelon and Harbor East Development Group LLC reaching an agreement on lease terms and other conditions.

Exelon has pledged to build a Baltimore headquarters as part of a $7.9 billion buyout of Constellation Energy Group. The deal still must clear regulatory hurdles, including the Maryland Public Service Commission, which is expected to make a decision by Feb. 17.

"We are excited to move forward with our plans to build a new Baltimore headquarters facility, bringing significant benefits to the City of Baltimore, including additional jobs and tax revenue," said Exelon President and Chief Operating Officer Christopher M. Crane. "We are committed to Baltimore's downtown and its business district, and we look forward to being a growing part of the Baltimore community as the overall vitality of the city's downtown continues to flourish."

While Exelon did not reveal all the sites that made it to the top of its list, developers, city leaders and others had identified a handful of locations that could accommodate a new officer tower.

Besides Harbor Point, other sites that had been proposed to Exelon included the former McCormick site on Light and Conway streets; 1 Light St., Baltimore City Community College's Bard Building on Lombard Street and Market Place; and 300 E. Pratt St.

Advocates for the city's core business district, including the Downtown Partnership of Baltimore, had been pushing Exelon to select a location to reinforce the area around Pratt and Light streets.
