DAYABUMI COMPLEX REDEVELOPMENT | Kuala Lumpur (Jalan Sultan Hishamuddin) Pro

Another project planned for this year is the re-development of Kompleks Dayabumi.

"We are conducting feasibility studies into it and hope to start work this year," Hashim said.

No investment figure was given.

"This is part of our ongoing effort to improve performance. Kompleks Dayabumi has a lot of room for improvement considering its location," Hashim said.

For the current financial year, KLCC Property has managed to increase its office rental rate for Kompleks Dayabumi in Kuala Lumpur by RM1, from RM4 per sq ft to RM5 per sq ft through internal upgrades.

Hashim also said the next phase of redevelopment for City Point, a six-storey office cum retail podium annexed from Menara Dayabumi, will begin after 2012.

“We will create more office space and redevelop its existing one and a half floors of retail area into a more exciting destination,” he added.

The City Point redevelopment should be integrated with the winning proposal for the River of Life contest that would be announced soon, otherwise it would be a syok sendiri project...

I totally agree with u on this.CityPoint has been a major letdown/failure from day 1.Also I am very upset with the guy who came up with design of the LRT guideway transition into the tunnel on the central market side of the river.

TRC Synergy awarded RM36 million Dayabumi renovation contract

KUALA LUMPUR: TRC Synergy Bhd's wholly-owned subsidiary, Trans Resources Corporation Sdn Bhd had received a RM36 million award from Kompleks Dayabumi Sdn Bhd to renovate Kompleks Dayabumi in KL.

The company had received the letter from Kompleks Dayabumi on March 12, 2012 and expects the project to contribute positively to the earnings and earnings per share of the TRC Group in the future.

The contract was for "the construction and completion of the main contract and associated works for the proposed alteration and addition works to existing Kompleks Dayabumi (Phase 2), on Lot 45, Jalan Sultan Hishamuddin, Kuala Lumpur for Kompleks Dayabumi Sdn Bhd - Contract No : T028/2012".

KLCCP has completed the RM10mil-RM15mil refurbishment works (phase 1) for Kompleks Dayabumi.

It will spend another RM35mil this year to connect the building with the Pasar Seni LRT station via covered a walkway (phase 2). It is relocating existing retailers and preparing for the Phase 3 upgrading works.

Phase 3, to take place in 2013, will involve the redevelopment of the City Point building, which could raise its existing net lettable area (NLA) by +70%. KLCCP is finalising the design of the building and is in talks with a few potential anchor tenants (1 million sq ft NLA; office and serviced apartments).

Kompleks Dayabumi to be refurbished



NEW SKYLINE:Works include building a new office tower to replace City Point





A new tower will also be built to replace Kompleks Dayabumi’s annexed City Point.




REFURBISHMENT work on the 29-year-old Kompleks Dayabumi is being carried out, with a new office tower to be the most notable change.

KLCC Property Holdings Bhd chief executive officer Hashim Wahir said the building, owned by Kompleks Dayabumi Sdn Bhd (a subsidiary of KLCC Property Holdings Bhd), is currently undergoing the second phase of the refurbishment project.

"The construction of a new tower will also be carried out as part of the redevelopment project of the building's annexed City Point (the six-storey office and retail podium)," he said.

City Point is currently being demolished to accommodate the tower construction.

"We are in the midst of discussions with a potential anchor tenant to occupy the office lots there.

"However, details of the tower and construction period can only be revealed after we finalise the terms with the anchor tenant, expected by mid next year," said Hashim after attending the group annual general meeting recently.

KLCC Property Holdings Bhd chairman Krishnan C.K. Menon who was also present said the details still need to be worked out as the potential tenant has its own specifications of what is required in the lots.

"We have to also take into account its heritage value and architecture," said Krishnan.

In the meantime, said Hashim, second phase of the renovation work is being done at the corporate lobby of the 36-storey building including the lifts, while the earlier phase includes transforming the look at the common lobby.

He said half of the occupants and visitors utilise public transport to get to the complex, including KL KTM Komuter whose station is located next to the building and light-rail transit (LRT) whose Pasar Seni station is across the road.

"A pedestrian bridge from the complex to LRT station was built while it was already accessible from the Komuter station," Hashim said, adding that the current occupancy rate of the existing lots is 90 per cent.

"Nevertheless, we are adding more car park lots based on specifications by the authorities (City Hall) as we are adding a new tower.

"There are currently about 1,700 parking lots. In the process, we have also relocated some of the food and beverage operators to accommodate the refurbishment work," he said, refusing to divulge details of the overall cost for the refurbishment work.
