For those not aware, Magic Kingdom in Panvel has been beset with problems, as well as numerous complaints by investors from all over the world.
No.1, The only way to the site is through a very small bylanes of a village "Chowk". The roads of this village are nearly impossible to drive through and always totally congested. Now the project Magic Kingdom itself: There have been complaints of shoddy/poor quality construction and massive delays in the project (phase 1 "Magic Hills" possession was due in 2009-2010, but it is now 2013 and still the builder hasn't given possession of even the phase 1 houses).... And no sign of a health club either at Magic Kingdom even after 5 years of starting this complex. The builder, also, initially claimed that there would be a separate health club for "Magic Hills", "Magic Life" and "Magic Heaven" etc., but not states there would only be a single health club for all the three (Magic Hills, Magic Life and Magic Heaven) and even this health club may be constructed sometime in the future. Also, no sign at all of any schools, medical facilities etc in the complex (and, perhaps, highly unlikely these facilities may ever come up), as being claimed by the builder in his glossy brochures. What's worse, practically zero infrastructure at the complex, starting from the fact that even the main entrance road of Magic Kingdom even after 5-6 years is still narrow and muddy i.e. not even a concrete proper entrance road to the entire complex. No concrete roads also inside the complex. And not even a single tree has been planted even after starting this project nearly 5 years back. The complex itself is situated next to an industrial area, therefore fumes etc from factories situated near the complex. The builder claims he will get water for the complex from the Patalganga river nearby. How can he get water from a river which is at least 2 miles away? Also, why would 100s of private owners of land between the river and the complex allow a private builder to lay pipeline through their private properties and moreover, why would even the govt. allow a private builder to draw water from a public river and let the builder also dig up public roads along the way for the builder to lay the pipes from the river to the complex? It is an open secret that the builder may not be able to make arrangements for water supply to the complex even in the next 10 years. In short, highly unlikely that there would ever be water arrangement to supply water to this complex, zero infrastructure in the complex right now, poor quality construction and the builder is also, perhaps, being economical with the truth when he says the complex adjoins the New Mumbai-Pune highway. Not entirely true, as it appears the govt. has refused him permission to connect a road from the complex to the new Mumbai-Pune highway (and if you visit the complex, you will realise this may not even be practically possible). Therefore, the only way in the future to go to Mumbai is through small streets of a village "Chowk" and the village Chowk itself is at least 5 kms. from this complex. It also takes nearly 2 hours from this complex to reach proper Mumbai. In short, this complex is situated in a God forsaken and a difficult to reach place. One of the reasons this project may have been targeted to the NRIs could have been, as it may have been hoped by the builder that the people living abroad would not come to Mumbai and physically inspect this project before booking a property in the project, thus perhaps greater chance of fooling those living abroad by simply making tall claims through glossy brochures and internet advertising etc. It goes without saying that the ground realities may be quite different from what may be, perhaps, being claimed in the builder's glossy brochures, as well as through the builder's internet sites. To sum up, if it looks like a duck, swims like a duck, and quacks like a duck, then guess what....it probably is a duck. |
