Bono, Thanks for the info & details, I never thought Grand mall is so big. Wish Sutherland / Govt reach an amicable settement so that the road strecth is widened and the whole place will change. I have seen this Mall grow right before my eyes on a daily basis. So near yet so far of in info.

New hi style showroom is in Mugappair Rd and that is Vijay's own building. Hi-Style is most sucessful Showroom/Brand in Annanagar where they started with tailoring shop first and then small showroom and then big one. even they opened similar showrooms in Kellys & NH road and closed within 1-2 years but Perungudi & Mugappair east showrooms are doing well. now they have 4 showrooms within annanagar & Mugapair

They also have one in my office building.. Olympia Tech Park and they do quite a good business there..

Ten square mall will atract more people mainly beacuse of CMBT. someone can go early to CMBT book ticket for next hour and have time pass in mall till that time.

City’s biggest mall rises in Velachery

Chennai’s shopping landscape is set to change with a sprawling two million-square feet mall coming up near Guru Nanak College in Velachery.

Mumbai-based mall developer Phoenix Mills, which is promoting the shopping plaza — christened Chennai Market City — said at that size it would be the biggest mall in the city, toppling Express Avenue, which has a built-up space of less than one million square feet.

Phoenix Mills CEO Shishir Shrivastava said Chennai Market City would house a mall, an apartment complex and perhaps a luxury hotel too. The mall will also have an exclusive wing for luxury shopping with international brands, making it the second mall in India after Mumbai’s High Street Phoenix to have such a zone.

Chennai is seeing a buzz in the mall space with the launch of Ramee Mall and Express Avenue. Three more properties — Forum in Vadapalani, Marg Junction Mall on OMR and The Grande in Velachery — will come up in the city in the next two years.

The first phase of Chennai Market City with a built-up space of over one million square feet will be open to public by June. Phoenix mall to have Future retail stores.“There is a large scope for organized retail in Chennai. The city is still behind other metros and so mall developers are rushing in to tap the huge potential here,” said S Ramaswamy, associate director, RECS Group, a real estate consulting firm. “Consumers' mindset is also changing now. They are now more into shopping at malls rather than in T Nagar.”

“We bought the land in the second half of 2006, since then things have extensively changed here. The profile of the population in Chennai has changed now with rising exposure to international environment,” Shrivastava said. The 17 acres in Velachery was sold by pharma company Raptakos Brett for Rs 130 crore.The mall will have four levels and above that there will be a 13-storey apartment (five lakh sq ft), taking the height of the building to about 22 stories, Shrivastava said.

Phoenix is in advanced talks with Future Group for establishing stores, and is also trying to rope in international brands like Mango, Diesel and Jack & Jones, among others.

Future Group, which has been associated with Phoenix’s malls in Mumbai, Bangalore and Pune, said it will set up shops in Chennai Market City. “We will have all our retail brand stores in the mall,” said Future Group CEO Kishore Biyani. Another official from Future Group said they could set up shops – Pantaloon, Big Bazaar – in about one lakh square fee. Phase one of the project will be developed at a cost of Rs 550 crore.

Marg Junction mall, Chennai to become operational in 2013

There will be three-side road access which will make for an easy entry and exit of vehicles and human traffic.”

Singh further said that Marg Junction will have access to primary catchment of 5,00,000 people, secondary catchment of 2,00,000 people and floating population of 2,00,000 people who are employed in the IT/BPO companies on the ‘IT Corridor of Chennai’- OMR.

The mall is touted to have the largest atrium space in Chennai with 24,000 sq. ft. The food court will spread over 40,000 sq.ft. with 16 counters and a seating capacity of 900 people. The nine- screen multiplex will have 1850 seats. Principal architecture of the mall has been taken care by Neo Modern Architects, Mumbai while Cheralathan Associates, Chennai has been appointed as the local architect. Lifts and elevators have been provided by Mitsubishi, interiors by CMR Progetto of Italy and Studio 7 while Master Plan is taking care of landscaping. There are four levels of shopping and five levels of F&B/ entertainment in the mall. Almost 32 percent of the leasable area is occupied by the anchors, 26 percent by mini-anchors and 42 percent by vanillas.

There are two entries and exits point and three basements, multi-level car parking and surface parking spread across 5,00,000 sq.ft. with a four-wheeler and two-wheeler parking capacity of 1,300 and 1,800 respectively.

Around 60 percent of the mall has already been leased out to brands such as Levis, Wranglers, Woodland, Canon, Puma, and W. PVR has been signed for the multiplex while Shopper Stop and Hypercity have been signed as anchor stores. Letter of intent has been received from Time Zone for the FEC space, and Blu-O for a high-end bowling alley.

Marg Junction is already expecting average footfalls of 30,000 per day and revenue of Rs. 80-85 crore per annum.
