Too bad as the developer is from Penang and the condo rate also following Penang standard. Can you imagine the earlier quote to public was RM350 per sqft. Hence the smallest condo is 1,250 sqft which is approximately RM 437,500 and the biggest is 3,000 sqft which is RM 1,050,000.

The smallest condo is already RM 438K which sizing about low cost flat in Simpang Kuala. This is higher than Semi-D Belleza which quoted only RM 350,000 and the size is 3-4 times bigger.

Again if we look at 1/2 a million condo in Alor Setar which resell value very weak, I believe only certain people can afford it. If we factor in 6% bank interest for Maximum 30 years (assuming the loaner age 25), the monthly installment will be RM3,406. Could you tell me out of 1,000 people in Alor Setar which age 25, can the bank approve the loan ?? Base on new policy their income should be 3X from the amount payable.

In this case, we are looking age 25 work in Alor Setar with RM 10,218 income per month. By end of the day only Dato Dato, 4d taukeh or Along will own this condo. Others is just for snapping photo

RM 350 per sqft dh standard rate dh..di kb lama dh pemaju jual rate tu rate 700 per sqft pun ada....faktor kos binaan mgkn menjadi faktor utama yg menjadikan pemaju terpaksa jual rate tersebut..yg kedua land cost...yg ke 3 pemaju itu tidak ada kepakaran dlm pembinaan..betul2 as a pemaju so pembinaan terpaksa di beri kpd MainCon.

betul la.. blh dikatakan keterlaluan mahal utk harga apartment tu.
sbb kebykan rate harga di alor setar dan sekitarnya dlm 200-300K.
so klu lah apartment tu pun harga sekitar tu, confirm lagi laku...

cuma hrp2 apartment tu xjadi gajah putih atau org outsider jer dok situ
bknnya org local. huhu..

Isu harga dan kemampuan pembeli kondo projek Amansuri Residence memang menjadi teka teki tentang penerimaan penduduk AS disebabkan ini adalah projek yg pertama seumpama itu.

Walaubagaimanapun berdasarkan reputasi Belleview dengan pengalaman projek hartanah mereka di Pulau Pinang, saya rasa pihak Belleview sudah buat kajian yang mendalam sebelum keputusan dibuat. Syarikat swasta ditubuhkan adalah berorientasi keuntungan. Kalau sesuatu projek tak boleh bawa untung, awal2 lagi mereka tak akan bagi komitmen.

So, kita boleh buat andaian sekiranya projek ini berjaya, akan ramai lagi pemaju akan melabur membina kondominium di AS. Jikalau gagal, this will be the one and only kondominium residences in AS ever exist during this period.

Anyway, jika projek ini berjaya, impak yang besar akan dirasai oleh penduduk AS selepas ini!

selalunya mcm tu lah.kalau apartment n kondo mahal2 ni memang outsider banyak yg beli. aku dah pernah bangkitkan hal ni dlm post2 yg lepas. mcmna dengan penduduk AS, kondo mahal2 org luar yg beli..org kaya. orang AS tak merasa jugak

Pendapat aku plak, Amansuri ni salah satu daripada pilihan yang ada di AS untuk pembeli2 rumah baru. Ada banyak lagi projek2 perumahan yang lain yang harga jauh lebih mahal dari Amansuri tapi still habis dijual.

Villa Anak Bukit from 400K-1.2M habis jual, Taman Serindit yg baru nak naik 450K+ pun dah banyak terjual. Laman Kuda lagi, Taman Seladang etc. semua ni kategori2 mahal, kat Jitra lagi la.. So all these existed because people can afford them. So yang konsep kondo ni plak baru, harga pun lebih kurang sama. Consumer skarang kena pilih ja nak dok mana.

Tetapi aku rasa AS kurang lambakkan rumah kos rendah untuk tujuan pelaburan sewa rumah. Ini yang paling aku suka sbb to be honest, aku tak suka ada taman2 besar kos rendah. Cukupla sekadar kat Mergong saja.
