Proposal for Upin & Ipin theme park in Perak
2011/06/04 http://www.nst.com.my/nst/articles/P...Perak/Article/ IPOH: The Perak government has received a proposal to build a theme park based on Upin & Ipin, the popular animated series created by Les' Copaque Production Sdn Bhd. Menteri Besar Datuk Seri Zambry Abdul Kadir said he had asked Perak State Development Corporation to find a suitable site for the park if the project was financially viable. "Les' Copaque Sdn Bhd is doing a feasibility study of the project and will submit a report to the state government," he told reporters after launching ICT Carnival With Upin & Ipin at Indera Mulia Stadium here today. He said Upin & Ipin park was an interesting idea as it had become a phenomenon among children not only in Malaysia but also abroad particularly Indonesia. "Upin & Ipin crosses racial boundaries as it not only focuses on Malay children. The Perak government believes that Upin & Ipin has a very good future," he added. - Bernama

Sentoria to invest RM48m on 2nd theme park
By Haziq Hamid of theedgeproperty.com Tuesday, 31 January 2012 16:16 KUALA LUMPUR (Jan 31): Sentoria Group Bhd, developer and operator of Bukit Gambang Resort City (BGRC) in Pahang, plans to invest some RM48 million in a second theme park, dubbed Bukit Gambang Safari Park, in the resort city. "We believe that the Bukit Gambang Safari Park would be an additional attraction to pull even more visitors to BGRC, and more importantly, lengthen their stay in BGRC," Nasiruddin Nasrun, Sentoria Group head of public and investor relations, said at a press conference at the group's IPO prospectus launch on Tuesday. The group plans to list on Bursa Malaysia some time in the first quarter of 2012. The new theme park will be funded through internally-generated funds and will have several components. The first two components are: the "Night Jungle", which will feature nocturnal animals; and the "Foreign Village", which showcases exotic animals not seen in Malaysia. The safari park is located on 88.2 acres within Gambang's secondary jungle, and is expected to commence operation by the end of 2012. BGRC sits on 547 acres of land, and has several components including Bukit Gambang Water Park, Aquarium Park, Adventure Land and Arabian Bay Resort, which is near completion. According to Sentoria Group joint managing director Datuk Gan Kim Leong, the main reason for the listing is to obtain funds for the company's expansion, which is organic based. "With a listed status, we will be able to approach potential land owners for joint ventures, and expose ourselves to the capital market," he said. "However, the main reason for the listing is for funding purposes." Sentoria Group's IPO entails a public issue of 60 million new ordinary shares, and an off-sale of 40 million promoters' shares. Of the 60 million new ordinary shares under public issue, 20 million are allocated for public balloting, 10 million for eligible directors, employees and business associates of the group at the IPO price of 85 sen per share, and the balance of 30 million shares will be allocated for private placement at a price of 87 sen per share. The 40 million promoters' shares will be allocated for bumiputera investors approved by the Ministry of International Trade and Industry (Miti), and priced at 87 sen per share. The IPO will raise RM51.6 million in proceeds for the group, of which RM27.7 million would be allocated for working capital; RM11.2 million for the repayment of the bank borrowings; RM9 million for the purchase of property, plant and equipment; and the balance of RM3.7 million will defray to listing expenses. Gan said the group will continue expanding BGRC, and projects their business to grow till 2018. The group was established in 1998, and has developed affordable housing primarily in Kuantan, Pahang. |

At last.. a safari project in Malaysia, although the location could be better. I was hoping that it would be in Iskandar, Melaka or nearer to KL. Hoping that people can drive their own car inside the safari and meet face to face with the animals, like the one in Puncak near Jakarta

Sentoria targets high-end visitors to BGRC with RM735m new development
By Haziq Hamid of theedgeproperty.com Thursday, 23 February 2012 12:37 KUALA LUMPUR (Feb 23): Sentoria Group Bhd, the operator of Bukit Gambang Resort City (BGRC) in Kuantan, is targeting high-end visitors to its resort city by undertaking a RM735 million gross development value (GDV) project. The development — dubbed Global Heritage — sits on 114 acres of land, and offers 1,070 units of themed resort villas, including a five-star 273-suite boutique hotel. The resort villas will be sold on a sale-and-leaseback option strategy and will feature an international concept based on global cities such as Amsterdam, San Francisco, Venice, Barcelona and others. According to Sentoria head of public and investor relations Nasiruddin Nasrun, the new addition to the resort will be synergistic to the group's property development and leisure hospitality segments. Nasiruddin was speaking after the successful listing of Sentoria Group on the Main Market of Bursa Malaysia Thursday morning. It is the first company to list on the local bourse this year. "We are pleased to be the first initial public offering (IPO) of the year," Nasrun said during the media briefing. "Our listing today will go a long way towards elevating the group's profile amongst domestic and international communities." Sentoria recorded RM11.8 million in net profit for its first quarter ended Dec 31, 2011 (1Q12) with a profit attributable to shareholders on the back of RM57.9 million in group revenue. Sentoria's IPO issued 60 million new ordinary shares, and an offer-for-sale of 40 million promoters' shares. Of the 60 million new ordinary shares under public issue, 20 million were allocated for public balloting and 10 million shares for eligible directors, employees and business associates of the group at an IPO price of 85 sen per share. Sentoria's IPO was oversubscribed by 5.4 times. Sentoria's IPO raised RM51.6 million in proceeds for the group of which RM27.7 million would be allocated for working capital; RM11.2 million for repayment of bank borrowings and RM9 million for purchase of property. Sentoria was established in 1998, and is the developer of BGRC. The group has also developed affordable housing primarily in Kuantan, Pahang. |

Themed Attractions investing RM267m in Desaru Coast
By Vasantha Ganesan Published: 2012/04/13 http://www.btimes.com.my/Current_New...cle/index_html Kuala Lumpur: Themed Attractions Malaysia, which is part of Kazanah Nasional’s leisure and tourism division, will invest RM267 million to build and operate two theme parks in Desaru, Johor. The theme parks – Ocean Quest marine park and Ocean Splash water park – are scheduled to open in mid-2014. “Ocean Quest is a brand new product. We are in partnership with Dolphin Quest (from the US) for this particular project,” Themed Attractions & Resorts Sdn Bhd’s (TAR) chief operating officer Steve Peet said. “It is an interactive marine park. We are working with conservationist groups. It is focused on endangered species and growing the education side of it,” Peet told Business Times in an interview. Ocean Quest, Peet said, would be similar to the Discovery Cove in Orlando, Florida. “Ocean Splash, will be an international quality water park and very different from any other existing water parks in Malaysia,” he said, adding that the best comparison would be the Typhoon Lagoon in Orlando, Florida, in terms of theme and design. Both parks will, however, only occupy three quarters of the existing space. “We have space for extension of these two parks or for an additional attraction,” TAR’s chief executive officer Tunku Ahmad Burhanuddin said. Again, should there be an additional attraction, TAR will own and operate it but will engage experts to help. Originally, there were three attractions planned on the site. Apart from Ocean Quest, there was a plan for a Water World. The latter had been renamed Ocean Splash. However, plans for a wildlife park had been scrapped. The RM267 million investment in Ocean Quest and Ocean Splash includes cost of 12.32ha land. The attractions will form part of the larger development at Desaru Coast. Khazanah, in 2010, acquired Desaru Development Corp Sdn Bhd and a 1,618ha piece of land. There are several hotels and two golf courses to be developed by Destination Resorts Sdn Bhd, also a unit under Khazanah Nasional. Desaru Coast, a 17km beach-front development, will feature the Aman Country Club and Aman Villas, The Datai Desaru Resort, Sheraton Desaru Resort and The Plantation Hotel. The residence component includes Aman Residences and Els Residences. Golf developments include Ernie Els- and Vijay Singh-designed golf courses. Among commercial centres being planned are a convention centre and riverwalk dining, as well as a retail village.

SE Asia’s very own Orlando?
By VASANTHA GANESAN Published: 2012/04/17 http://www.btimes.com.my/Current_New...cle/index_html SPLASHING GOOD TIME: Johor set to become amusement park capital in the Asean region with host of new attractions. JOHOR is transforming into the biggest theme and amusement park destination in Malaysia and possibly in the Asean region, with a cluster of at least 11 leisure attractions to be based in the state. Combined with attractions in neighbouring Singapore, industry observers said the southern region of Asia could emulate Orlando in Florida, where Disneyland provides the central attraction. Government investment arm Khazanah Nasional Bhd is involved in most of the planned attractions in Johor, with at least five of them being developed by its leisure and tourism unit, Themed Attractions and Resorts (TAR) Malaysia. In a recent interview, TAR chief executive officer Tunku Ahmad Burhanuddin said Malaysia was not competing with Singapore to promote theme parks and attractions but instead, both countries were supplementing and complementing each other. “We want to make it the attraction capital and the number one family destination in the Asean region,” said Tunku Ahmad. “The entire area can become a tourist destination in its own right, just like Orlando,” said TAR chief operating offi cer Steve Peet. A study by Bain & Co revealed that there was a need for family-oriented parks in the region. Ahmad said many families were visiting Malaysia but products catering to them were insuffi cient. “TAR was formed (in 2009) to be a catalyst for investments into the tourism sector and to design, build and operate attractions,” he said. It has been allocated a total of RM2.3 billion till 2015 to develop parks and attractions. In Puteri Harbour Johor, TAR will launch two indoor attractions in Hello Kitty Town and Little Big Club. “(But) it is not enough just to have Hello Kitty Town and Little Big Club to promote Malaysia. So, we decided to incorporate Lat, our famous cartoonist,” Ahmad said. "Lat", which is still a working name, will be based on the kampung scene found in the Last comics. It will consist of an indoor area measuring 6,000 sq ft and offer theatres and restaurants, among others. TAR is also working on two other theme parks - Ocean Quest and Ocean Splash - in Desaru, Johor. Apart from TAR, other developers that will be opening theme parks in the state include the Genting Group and Radiant Starfish Bhd, the developer of Mersing Laguna. Sunway Bhd executive director of group strategy and corporate development Sarena Cheah, meanwhile, said the company might incorporate a theme park into its Sunway Iskandar project.

That is my opinion only. Dont take it seriously.Mungkin dia nak membangunkan kawasan tu pulak ke, mana lah kita tahu. Takkan semua nak bina dekat dengan tempat yang dah maju. Tempat-tempat lain macam mana nak maju kalau tak ada tarikan? Aku rasa bagus jugak kalau dia nak bina kat situ. Take an example theme park like Lost World of Tambun in Sunway City
