‘HMR is doing a disservice by not making the MoU public'

The construction of Metro Corridor – I from Miyapur to L.B. Nagar will cause large scale disturbance to the traffic and will prove disastrous to the city, representatives of Citizens for a Better Public Transport in Hyderabad (CBPTH) alleged here on Thursday.

“The Memorandum of Understanding (MoU) reached between Hyderabad Metro Rail (HMR) and Ministry of Road Transport & Highways on October 18 stipulates that HMR has to build flyovers in 11 busy junctions along with the metro rail viaduct in this corridor. With metro rail already occupying a major portion of the road, where is the place to build new flyovers?” convener of CBPTH, C. Ramachandraiah, said at a press conference.

“Constructing the flyovers will necessitate large scale acquisition of land by HMR and will also cause inconvenience to the road users,” he alleged. About 677 private properties will be acquired in the process and HMR is doing a disservice by not making the MoU public, he charged.

Mr. Ramachandraiah also questioned the rationale of investing Rs. 14,000 crore in metro rail project where as an efficient public transportation could be made available with much less investment. “The MMTS Phase II will cost only a fraction of what metro rail costs, but till now it did not get a green signal and APSRTC is also suffering because of neglect. If both these modes of transport are strengthened the problem of public transport system will not be there,” he said.

When there are other modes of cheaper transport systems available why should government put all its resources in the costliest option, metro rail, he questioned. “The concept of elevated metro rail is not favoured by any other country as it causes a lot inconvenience to the public, but our government is going on full throttle in our city. The reason given by the authorities that building under ground metro rail corridor will cost two to three times more is not correct,” he said.

HMR should come out with the facts and engage in a public debate to allay the fears of the citizens, he demanded.

HYDERABAD: With too many aspirants in the race for the deputy mayor post in Greater Hyderabad Municipal Corporation (GHMC), Pradesh Congress Committee president Botsa Satyanarayana held a meeting with the ministers, MLAs and all the Congress corporators at Gandhi Bhavan on Thursday to finalise one name.

All the participants of the meeting, including home minister P Sabita Indra Reddy, Danam Nagender and other corporators like former mayor Banda Karthika Reddy said they would abide by the party's decision and support the candidate for deputy mayor. But it appears that the party has decided to give the deputy mayor post to a corporator belonging to a backward class as the Congress mayor till recently was an upper caste woman.

The election of mayor and deputy mayor, which was supposed to be held on December 30, was postponed to January 3 at the request of Members of Parliament, who are ex-officio members of the municipal corporation, as they were preoccupied with the parliamentary proceedings.

The main aspirant is Hafeezpet corporator V Jagadishwar Goud, whose candidature is reportedly being supported by Greater Hyderabad Congress Committee chief and minister Danam Nagender. The other candidates in the fray are Kaleru Venkatesh, who is presently Congress floor leader in the corporation and Sultan Bazaar corporator G Shankar Yadav, who is said to be backed by Secunderabad MP Anjan Kumar Yadav. Interestingly, all the candidates belong to the backward classes.

Some corporators and leaders are demanding that deputy mayor should be given to a scheduled caste candidate. Ziaguda corporator A Krishna is aspiring for the post with the help of Nandi Yellaiah, Rajya Sabha member.

The other candidates in the fray include Gunfoundry corporator and brother of Mukesh Goud, M Madhu Goud, Habsiguda corporator Harivardhan Reddy, Barkatpura corporator (associate member of Congress) and standing committee member Diddi Rambabu and Boundhanagar corporator Adam Uma Devi. But this time, the party may not give chance to a woman candidate for deputy mayor post as former mayor Karthika held the post for two years.

In Thursday's meeting, PCC president and other corporators felicitated former mayor Karthika Reddy who reportedly told the PCC president that she would do any assignment given to her for the interest of the party.

"The deputy mayor candidate will be finalised after consulting chief minister N Kiran Kumar Reddy, MLAs and ministers and the name would be officially announced only on January 3, a few hours before the election," a source in the party said.

The Chief Minister Mr N Kiran Kumar Reddy today wanted all the new projects being taken up by HMDA to be completed right on schedule. The Chief Minister who is also Chairman of HMDA today chaired the 4th meeting of the Authority at Secretariat. Municipal Administration Minister Mr. M Maheedhar Reddy, Mayor, GHMC, Mr. Mohd. Majid Hussain, Principal Secretary, MA&UD, Mr Sam Bob, Commissioner, HMDA, Rajesh Tiwari, MD, APIIC, B R Meena, Principal Secretary, R&B, S P Singh, MD, APSRTC, Prasada Rao, Commissioner, GHMC, M T Krishna Babu, Project Director, Outer Ring Road, Manicka Raj and other officials attended the meeting.

The Chief Minister today approved the Project of new Inter-City Bus Terminal at Miyapur on PPP mode. This is a one lakh sq.ft built up passenger terminal with 200 bus bays and platforms for outstation buses, with bus parking for 1,000 buses, 30 bus bays for city buses including fuel filling stations including CNG, dormitories for drivers, 2,3,4-wheeler parkings, budget hotel, medical and emergency facilities, police outpost facility, restaurants etc.

The meeting approved the logistic park at Batasingaram on Vijayawada highway (NH-9) in 40 acres. This will have the facilities for 500 truck parkings, 2 lakh sq.ft warehousing, 10,000 MTs of cold storage provision, automobile service centres, dormotories, restaurants fuel stations, commercial and office space, electronic weigh bridge and primary health centre etc. The meeting also approved the construction of logistic park at Managalapally on Nagarjunasagar Highway (about just 500 meters from ORR Bonguluru junction) in 22 acres of land. This will also have the facilities like 250 truck parkings, one lakh sq.ft warehousing facilites, cold storage facilities for 5000 MTs, automobile service centres, dormitories, restaurants, fuel stations, commercial and office spaces etc. The Chief Minister directed the officials to further speed the work on the Outer Ring Road and also work at Dindigul-Shamirpet stretch of the project.

The meeting also approved for further extension for suggestions and objections on the Draft Metropolitan Plan-2031 up to 21st February. The Draft Plan would also be translated in Urdu. The Chief Minister also reviewed the progress of works on Residential layout at Uppal Bhagath, Comprehensive transportation study for Hyderabad Metropolitan Area, completion Ramps work at on PVNR elevated Exspressway, innter ring road to Mylardevpally (via Laxmiguda, Jalpally and Mamidipally to Srisailam highway), status on construction of ROB across the Railway on Main Spinal road from KPHB to Hightech City, construction of Bridge across Musi River near Bapu Ghat, Hussainsagar lake and catchment are improvement and cleaning project and radial roads work.

New Mall expected to come near My Home Jewel, construction is 50% complete. size if 3 lakh sq ft. By seeing from a layman's eye.. once can say that it will be the size of Lumbini Mall in Banjara Hills.

Last 6 months have seen 3-4 new supermarkets in Madinaguda.

New mega stores like Lassya, Baybee shop, Apollo Clinic, Gayatri Superspeciality Hosp. Etc have come up in last 3-4 months.

Those condemned to commute on this corridor invariably curse their fate for such are the conditions of traffic at Kukatpally. Vehicles speed dangerously and screech to halt in jams erratically. Clearly the development of the area did not actually match planning of any sorts making it highly accident prone for vehicle drivers.

The Comprehensive Transportation Study (CTS) which put Kukatpally under microscope for coming up with an Immediate Action Plan for improvement of traffic conditions here has come up with a series of remedial measures.

FIELD SURVEYS

The field surveys carried out by LEA Associates South Asia for the CTS included a thorough documentation of vehicles and pedestrian count per hour and also road conditions and usage.

Under the immediate action plan, the report has called for redesigning the NH-9 in such a way that it has service roads on either side and bus ways from Nizampet Junction till the BJP office, a bit beyond Kukatpally bus stop. It recommended a design that looks at ensuring smooth entry and exits of the traffic and have minimum interruption for the long distance traffic on the highway.

The plan also calls for all buses originating and terminating at KPHB diverted to the JNTU road and finding the access to the highway through the junction there. Recording the high pedestrian movement across the NH-9, the CTS report has recommended pedestrian subways at JNTU junction, Usha Mullapudi junction and Kukatpally village point.

After considerable escalation of project cost and continuing to provide extremely testing times for the traffic, the work on the Road over Bridge (RoB) near Hitec City MMTS Station on Madhapur spinal road has at last, entered the final phase.

Work on the project, which aims to provide smooth connectivity between Kukatpally side with Madhapur, Kondapur and also towards Jubilee Hills, has been delayed much beyond the schedule while motorists continue to struggle every day.

Small ducts below the railway tracks near MMTS Station have been the only connectivity for road traffic but the same started to choke badly once the spinal road shaped up and traffic volumes grew considerably. As a solution, the RoB was taken up by the Hyderabad Metropolitan Development Authority (HMDA) with an initial cost of around Rs.24.38 crore.

Various factors including necessary design approvals from the South Central Railways (SCR) for part of the project that flies over the railway tracks, has delayed the RoB and meanwhile, the total project cost got revised from Rs.24.38 crore to Rs.48 crore. And now, it is expected to go up by another Rs.5-6 crore.

Yet, what should bring some cheers to the harassed motorists who invariably struggle to find a way out here now, is the fact that the work on foundations in the railway portion has started recently. Necessary clearances were obtained for the foundation work in the railways area and by the time these get executed, approval for the superstructure is expected.

Stretching 910 m in length, the RoB has designed as 21.5 m wide and comes equipped with four-lane divided carriageway. Of this, nearly 120 m span goes over the railway tracks. HMDA had already completed its work related to either sides of the track.

Bypass road

Any idea when the Chandanagar-Sridevi Theater-Ameenpur-Bolarum bypass road would be planned and ready for commute...there was a lot of buzz abt this road earlier...but for past many years there is no progress at all....this road would surely divert some trafffic off the NH9, and decrease the traffic and pollution levels...

Building Violations rampant at Nizampet

HYDERABAD: If one thinks that Nizampet residents are at the mercy of an organized water mafia, then they are mistaken. For, there is an equally flourishing land mafia calling the shots, thanks to the patronage it enjoys from political leaders in the area. Thanks to rampant building violations, Nizampet has been turned into a 'large village' dotted with thousands of cluttered flats and apartment blocks.

Nizampet, hardly 25 km from the state assembly, is the epitome of a concrete jungle with haphazard growth. Ninety per cent of the apartments do not have the minimum setback and are dangerously perched against one another. The building irregularities began when the former panchayat, the term of which ended in August last, was operational with Kolanu Sweta Reddy as sarpanch.

"Sarpanch's husband Srinivas Reddy was running the affairs of the panchayat. He ganged up with a minister and allowed all the building irregularities," alleged Ranga Reddy district Congress committee president Kuna Prasad Goud.

Time was when Nizampet was touted to be one of the fastest growing suburbs, close to the IT corridor of Hyderabad because of affordability of land, pollution-free environment and metro rail project.

But that was five years ago. Thanks to shoddy planning, lack of civic amenities (drinking water is a major crisis here) and poor infrastructure, Nizampet is rotting. The undue delay in the metro rail project has thrown Nizampet off the rails from its euphoric days a couple of years back.

Market analysts say that uncertainty in the much-talked about Maytas Hills project is one of the main reasons for the slow pace of growth. This project was to push Nizampet ahead as a major real estate hub in the city but it didn't fructify. Fifty families reside in the project area. "I wish this project gets completed and Nizampet races ahead again," one of the residents said.

Nizampet, which was a village in Ranga Reddy district, is home to over 70,000 people now with around thousand apartments dotting its landscape. And there are at least a hundred unfinished construction ventures though work on them had begun three years ago. "Many buyers are going back once they are briefed about the building violations," builder Garikapati Ramakrishna told TOI. The building regularization scheme was implemented for 90 per cent of the structures which indicates the massive irregularities, R Krishna Kumar of Srinivas flat owners association said.

Presently, one square ft is quoted between Rs 1,800 and Rs 2,150. "Price of a single flat in a gated community ranges between Rs 60 lakh and Rs 1 crore, while ordinary flats cost between Rs 30-45 lakh," a builder said. With land prices in the neighbouring areas like Hi-Tec City, Madhapur and Kukatpally (1 sft costs Rs 4,000 in Hi-Tec City and Madhapur and Rs 3,000 in Kukatpally) going up all the time, Nizampet is fast losing out the race, analysts say.

Traffic is a major problem in the area. "It takes nearly 20 minutes to reach our home in the colony from the Nizampet main road during rush hour. The roads badly need to be repaired," Chaganti Pavan Kumar rued. The situation in neighbouring Pragati Nagar, Bachupalli, Bollaram and Adityanagar areas is far better, residents claim.

Ajay K Singh, marketing head of a real estate giant, says despite the hype and realty boom, Nizampet would not be able to hit the high road to growth if civic amenities and infrastructure facilities are not improved.

Like Secunderabad or Jubilee Hills or Shamshabad etc.. These updates can as well be posted in the regular projects/discussions thread..

These areas grow at a rapid speed, so they need a thread to include their developments. I had waited for two years to create this thread. this also includes some parts of Medak districts which do not get the attention of the forum members
eg. Metro train work and integrated bus stand at Miyapur
