When it comes to residential project construction activities in major metropolis, Pune is a clear winner. As per a report brought out by Liases and Foras — a real estate research firm — construction activity for residential housing in the last two years has witnessed a sustained growth in Pune, while signs of a significant slowdown have been observed in Mumbai, Delhi, Chennai and Bangalore. Reasons: exorbitant property prices, less demand and stringent government approval procedure.

In fact, the residential projects construction activities are directly linked to and indicative of property sale. According to Pankaj Kapoor, managing director of Liases and Foras, “Developers are not launching and constructing as many projects as they used to earlier. For, most of them have sold out their present under-construction stock to investors after taking the token amount. But the projects could not be completed on time due to many reasons, including limited demand owing to exorbitant property rates, inflation, high EMI, etc,” he said.

In the past two years, when the market has been routinely flooded with investors, the Pune property market has witnessed significant growth. “The primary reasons for this sustained growth is that the Pune market is purely consumer-driven, and not investor-driven. It is not a highly inflated market as the other metros and even the appreciation ratio is low. This does not hike up property rates immediately and frequently and is a good sign which needs to be maintained,” Kapoor added.

Further, nearly 1,147 residential projects have been delayed in six metros - Delhi, Mumbai, Pune, Hyderabad, Chennai and Bangalore, added Kapoor.

Others like Manohar Shroff, general secretary of the Maharashtra Chamber of Housing Industry (Navi Mumbai), are putting the onus of spurning construction of residential properties on the state government. According to Shroff, the snail pace of construction activities exists despite builders evincing keen interest.

“We’ve been regularly submitting the proposals, but the local coporations are not approving them on time, with several proposals struck down without any valid reasons. As a result, the construction activities has come to a grinding halt,” he said. Demanding that the government should resolve the issue and start approving the projects immediately, he added, “Or else the slow construction pace will result in lesser housing stock being available in future, thereby causing a price rise.”

PUNE: The construction work of the International Convention and Exhibition Centre will begin at Moshi early 2012, said Pimpri Chinchwad municipal commissioner Ashish Sharma, after the inauguration of the sixth edition of the engineering expo at Autocluster in Chinchwad on Friday.

"We have a shortage of large exhibition venues in the country and there are large venues only at Delhi, Bangalore and Mumbai. We are developing an international convention and exhibition centre at Moshi. The master plan is ready. We have invited bids for construction of the first phase of this project and hope to start construction of two exhibition halls and convention centre in the first phase by early 2012," Sharma said.

He said that the centre has the potential to become the biggest in Asia.

Divse said, “The total area of the international convention centre will be 1 lakh sq mt, which will be one of the largest such centres in Asia. There will be seven independent halls and one convention centre with an exhibition hall. Hotels, retail space, commercial space, open exhibition space, studio apartments and a nine-hole golf course are other features.”

Divse said in the first phase, a convention centre and exhibition hall will be developed with some infrastructure. The PCNTDA has made a provision of Rs 50 crore for it, while another Rs 50 crore will be sought from the Union government. The first phase will be completed in two years, while the entire project is expected to be completed in seven to eight years.



The Engineering Expo 2011 will be open to public till November 21. There are 225 stalls. Manufacturers of machines, tools and accessories; hydraulics and pneumatics and instrumentation, besides light and medium industries, IT products and services units, automation, electrical and electronics, material handling equipment and process plant machinery and equipment are participating in the expo.

R Bhaskar, plant head, commercial vehicle business unit, Tata Motors, said, "The growth of Indian economy depends, to a great extent, on the growth of the manufacturing sector. Moreover, India's growth has to cover all sections of the industry. Therefore, an event like the engineering expo not only gives manufacturers an opportunity to showcase their products, but also allow technology-related learning to be shared and transferred between all stakeholders."

RV Krishnan, chairman, Business Development Bureau (India) said, "If Maharashtra has to progress, one should demand abolition of octroi. The production process needs to be streamlined. Small and medium enterprises are the backbone of the industry. It's a shame that the industry did not take a stand on India Against Corruption and did not support Anna Hazare's movement

PUNE: A film city, an auditorium and an amenities park are some of the projects which the Pune Municipal Corporation has planned and the civic body's City Improvement Committee (CIC) on Friday, proposed reservation of land for these projects.

The committee has proposed as many as 167 reservations in Sector 2 of the city and 164 reservations in Sector 3 in its revised 1987 development plan.


Briefing reporters, CIC chairman Arun Dhimdhime said that Sector 2 comprises areas like Parvati, Bibwewadi, Dhankawadi, Navi Peth, Bhawani Peth, Shukrawar Peth, Sadashiv Peth, Navi Peth, Ghorpadi and parts of Shivajinagar Town planning scheme, Katraj and Kondhwa Khurd.


Sector 3 comprises areas like Kothrud, Hingne-Budruk, Erandawane, parts of Shivajinagar Town planning scheme and Bhamburda.


Reservation has been made for a state-of-the-art amenities park at Taljai Park, a water sports facility in Sahakar Nagar, a museum and auditorium in Katraj, and a night shelter at Swargate which fall in Sector 2. The sector encompasses a total land area of 2,043.74 hectares, of which 222.77 hectares have been proposed for reservation.


CIC has proposed a film city on the lines of the Ramoji Film City in Sector 3 on around 30 acres of land.

A stadium has been proposed in Gokhale Nagar, a recreation hall at Paud Road and an old-age home in Kothrud. Eleven more playgrounds have been proposed in this sector, which already has eight playgrounds.


This sector encompasses a total land area of 2,270.30 hectares, of which 199.61 hectares have been proposed for reservation.


Dhimdhime, however, did not specify whether the proposed reserved lands were at present lying vacant or constructions had come up on them as of now.

Kolte-Patil Developers announce township at Pune's Hinjewadi

Kolte-Patil Developers Limited, one of the leading real estate developers in the country, unveiled a modern township, ‘Life Republic’, near the IT hub at Hinjewadi in a press conference held on December 7.

The first phase of this 400 acre township which is being developed under the Special Township Policy of the Government of Maharashtra will be launched on December 9. The total investment for the first phase will be about Rs600 crores. ICICI will be funding 49% of the project.

The township which has been designed by a mixture of national and international architects will be constructed in three phases. “As we have taken a cluster approach in constructing the township, the apartments and villas of phase I will be ready for possession from 2014 onwards,’’ said chairman and managing director of Kolte-Patil Developers Limited Rajesh Patil.

The first phase will consist of overall development and construction of about 2.5 million square feet consisting of 1/2/3/4 BHK apartments and 3/4/5 bedroom villas.

A school, healthcare facility, convenience retail, facilities for art, culture and sports are among the facilities included.

“Our team has really tried hard to refine each and every aspect of an integrated township development to offer best in class community living,’’ said Patil.

The size of apartments at ‘Life Republic’ ranges between 600-3,000 square feet, whereas the size of the villas would be in the range of 2,500-5,000 square feet. The budget of the houses range from Rs25 lakh to Rs5 crore.

“One of the main features of ‘Life Republic’ is the style in which the infrastructure and the social infrastructure is being developed,’’ said Sujay Kalele, vice president (Business Development). The nerve of this township would be its ‘Spine Boulevard’ (the main internal road) which would be nearly as wide as the Pune-Mumbai Expressway. A special pedestrian’s corridor, cycling track and plantation belt will be part of the infrastructure.
Sunita Kolte, executive director and Vijay Sane, project director of Kolte-Patil I-Ven Township (Pune) Private Limited were also present.

As many as 20 residential projects will come up in Pune and Pimpri- Chinchwad areas developed on Green Buildings Concept under GRIHA (Green Rating for Integrated Habitat Assessment), said Dr. R.K. Pachauri, director-general, The Energy and Resources Institute (TERI).

He was speaking at a seminar organized by CREDAI Pune on the science of climate change, the impacts of continued greenhouse gas (GHG) emissions & mitigation technologies from the perspective of green buildings.


CREDAI-National has entered in to a MoU with GRIHA for wide campaigning on the Green Building Concept amongst the Member Developer throughout India.
Dr Pachauri added, "GRIHA" is India’s national rating system for sustainable habitats designed and developed by the MNRE (Ministry of New and Renewable Energy), Government of India, in collaboration with TERI. At present, under ‘GRIHA’ 160 projects, both residential and commercial, are going on nationally, out of which 20 projects are in Pune.”

Adding further, Pachauri mentioned that within a year’s time, TERI would prepare a detailed report on their research on effect of climate change on Maharashtra, and the report will be presented to Chief Minister Prithviraj Chavan.

“It will also include various measures to stem global warming. Along with Maharashtra we are also working on the report of Gujarat, West Bengal, Rajasthan & Himachal Pradesh," he said.

"To comply with Green building concept it is important for a project to utilize minimum water, install a solar system for saving at least 30 per cent electricity, treatment & re-usage of waste water, planting as many saplings/ trees. While contributing to India’s growth through this sector, one should not ignore the environment," said Pachauri.

Mirah Group, a diversified business group with interests in food and beverage (F&B), hospitality, travel and international trading, is scaling up its real estate business and consolidating it under a single entity, said a top executive.

The group, which runs popular restaurant chains and food stores including Rajdhani, Mad Over Donuts and Manchester United Cafe and Bar, has completed around 10 real estate projects in the past decade. But it is only now that the group is organizing and branding the business under a new entity, Edifice Properties.

“We are looking to develop large mixed-development townships in Mumbai and Pune,” said Gaurav Goenka, managing director, Mirah Group.

The first project is a 300-acre township in Nagpur, which has received funding in the form of foreign direct investment from a subsidiary of Bank of Scotland. The second will be a township in Pune, and the third, of 200-300 acres in Thane, is in the land acquisition stage.

Trauma and Diagnostic Center,Hinjewadi

Hinjewadi is the Information Technology hub of Pune, India. In recent years it has grown to become the second Silicon Valley of India. The site of this small clinic is located in Hinjewadi and is a stone’s throw from the Mumbai-Pune Expressway. The odd shaped site is barely 1,600 sq m with the road sloping by almost 1.2 m. The brief called for a small but effective Trauma and Emergency Center, as well as a diagnostic and treatment facility addressed specifically for the common problems afflicting those employed in the IT and software industry.

The challenge was to make the best use of the site limitations. The proposed design comprises of a basement for parking and six floors. Pune’s notoriously high rate of road accidents is well known – amongst the highest in the world. This Trauma Center is equipped with a four bed emergency ward, supported by a MRI and X-Ray on the ground floor; and with an Operation Theater, an eight bed Intensive Care Unit, a pathology lab and a blood store on the fourth floor.

The young population employed in the IT industry is a highly stressed out lot. The diagnostic center on the first floor comprises a CT scan, stress test, ultra-sound imaging, a small physiotherapy unit and out-patient consultant rooms. Two floors are dedicated to private and semi-private rooms for in-patients. The north façade is fully glazed to provide as much natural light as possible to the public areas.

The other three elevations are covered with insulated aluminum composite panels, punctured by small windows. The interior finishes are carefully selected to maintain a high level of cleanliness. Almost all finishing materials are locally manufactured. The fifty-five bed Center belongs to Ruby Hall Clinic, Pune’s premier health care institute. Excavation is in progress. Construction is due to start shortly.
