A series of interlocking rectangular volumes have been presented by Danish design studio schmidt hammer lassen architects for a striking 188m-high commercial tower in the financial district of central Warsaw, Poland.

The proposal won a competition for a high rise office building in a prime commercial area as John Lassen, Founding Partner of schmidt hammer lassen explains: “The object of the competition was to design an office tower that will be a new landmark in the Warsaw skyline while at the same time capturing the full potential of the outstanding historic location.”

To achieve these goals the firm has inserted a generous open lobby to provide visual connections between a plaza at the front of the structure and the courtyards of a series of historical tenement houses to the south of the site. The three building volumes have also been stepped in height, increasing in an easterly direction, with tilted rooflines to preserve optimal light conditions for adjacent buildings.

Kim Holst Jensen, Partner at schmidt hammer lassen details: “The design of the building offers a spatial coherence between roof and street level. The lobby at street level, with its spectacular shaped ceiling, corresponds with the sloping shapes of the rooftops, making the building perceive as a sculptural object.”

As with all schmidt hammer lassen projects, this commercial facility is aiming for top sustainability credentials, such as BREEAM Excellent or LEED Gold. To this end the sloping roofs will be lined with photovoltaic panels and systems for rainwater harvesting, while a modular façade system with floor to ceiling glass elements will be installed to enhance in the level of natural light that penetrates the building.

At the beginning everyone thought that the building will have 200m+ so, I made a thread in proposed skyscrapers section. Now we know that the official height is 188m. I have already made a request to the mods to move the thread here and probably to mix both threads. We need to wait a little bit.

Swiss financial services firm UBS has decided to have its 103-meter Ilmet building knocked down and replaced with a new 188-meter tower. UBS says the Ilmet building, located at Rondo ONZ in central Warsaw, is neither tall nor modern enough.

The new, 60,000-sqm high-rise building is to stand out as a modern landmark “in the Warsaw skyline while at the same time capturing the full potential of the outstanding historic location,” John Lassen, a founding partner of Schmidt Hammer Lassen Architects, the company that designed the new structure, said in a statement.

A company representative declined to reveal the cost of the investment.

The new building will comprise three connected but individually stepped rectangular volumes, whose heights will increase the further east they are positioned. The structure will also feature an open lobby that will allow people to pass into and through the building, connecting the plaza and park in front of the structure with the courtyards of the historical tenement houses to its south.

The building is designed to be energy efficient, with the architect hoping that it will be able to qualify for sustainability certificates.

“The modular facade system, with floor-to-ceiling glass elements, provides high levels of transparency as well as full integration of sun shading and light reflection shutters. The sloped rooftops are equipped with photovoltaic cells and elements for harvesting rainwater. The total sustainability approach is a combination of intelligent building management and minimizing technical installations by using passive elements,” Schmidt Hammer Lassen Architects wrote in a statement.

According to the architect’s website, the building’s construction is to take place between 2012 and 2016. UBS has not revealed when the investment will launch.

When contacted by Lokale Immobilia, City Hall was unable to reveal if UBS had already received administrative permits that would allow the demolition of Ilmet and the construction of the new building.

The main aim of the design for Warsaw’s new office tower was to embed the new building into the cityscape as a confident new player on the skyline.

A transparent three-dimensional curved skin enveloping the entire structure and a differentiated arrangement of heights characterise the outward appearance of the building, which clearly differs from its neighbouring counterparts in style and scale.

The layout of the building is identical on all levels according to the principle of specific neutrality. A highly efficient core consisting of staggered cuboids is surrounded by levels of work space with wave-shaped exterior boundaries. Due to the warped exterior skin, the shape of each storey is slightly different. Hence, every level is characterised by a distinct shape without however restricting the variety of different office layouts, such as open-plan areas, single offices, cubicles or a mixture of these. Special use zones, such as the conference rooms, the restaurant and a sky lobby, structure the tower at the same time as activating the terraces created by the stepped shape of the building.

A finely lined glass skin envelopes the structure made of reinforced concrete. Due to the slightly offset arrangement of the levels and the deformations of the exterior skin, a vibrant image, embracing the full height of the building, is generated by the net-like fabric with its fine white threads. The double skin facade is extremely transparent providing clear views in and out of the high-rise building.

I like this design better. Very elegant and what is important is it has curves something that which the skyline is in desperate need of.

Mehhh - nothing to lose sleep over. In the project that won, I do like the slanted, edgy roof.

Warsaw needs some bright colors.

At the end of the year UBS will start with the Ilmet Tower demolition, so probably in spring or summer '13 they'll start with construction.

the demolition should have started last year, but i didn't witness any progress a month ago until they want the tower to collapse due to the metro construction nearby
