That is in fact an outdated law and is only true for Big Town developments like Putrajaya, Setia Alam, Alam Impian, Denai Alam, Canal City, Bandar Saujana Putra, Bandar Tun Hussein Onn, etc etc.. which are all very far away from strategic urban centres.

Nearer to the core centre of Greater KL, affordable housing is mainly available from DBKL. An example is PPR Kerinchi near Bangsar South. But these affordable housing are mainly for very low-income earners, or previously illegal residents on government lands.

A young couple working executive affordable housing is not yet available in a publicised manner, except for the recent Phase 1 of PR1MA, the first in the country - located in Putrajaya.

there's the same bylaw everywhere ler in kl,sgor,png jb.

a development exceed certain threashold must provide 30% for low cost housing, normally development in kl n png are small enough thats the bylaw does not take effect, unlike johor n selangor..

so png n kl gov has to build it themself to compensate, but DBKL has deep pocket and those low cost do sell out at 35k or sewa beli for RM100 a month..

in png,theres png build n federal build, the federal one sell at 35k, but PDC sells theirs at much higher(2-3X) price.

BATU FERINGGHI, PENANG

INTRODUCTION
The proposed development comprises of medium-to-high-end serviced apartments and high-end bungalows.

LOCATION OF THE SITE
The site is located at the north west of Pulau Pinang at the beginning of Jalan Teluk Bahang. To the right is the Batu Ferringhi Bayview Beach Resort; to the left is the Mutiara Beach Resort.

The proposed project sits on a 70-acre hill slope land which has approximately 440 meters frontage along Jalan Teluk Bahang and stretches approximately 940 meters up the hill, offering spectacular panoramic views of the sea and surroundings at such privileged height. It also has direct access to a fine stretch of sandy beach. It is only a 55 minutes' drive from the Penang International Airport, 30 minutes to Georgetown city, and walking distance to the beautiful beaches of Batu Ferringhi.

The site is currently covered with secondary jungle, with a stream running through the site and branches into two at the middle of the site. The nearest development is Feringghi Villas Apartment.
