Maharashtra gets Rs18,500crore boost to regain industrial glory The state is all set to restore its fading industrial status.Chief minister Prithviraj Chavan has embarked on mission Maharashtrathrough an ambitious Delhi-MumbaiIndustrial Corridor (DMIC) project worth Rs18,500 crore. The project will be a joint venture of the Centre and the state. Adopting the public-private partnership model, the project will give a major boost to Mumbai, Thane, Pune, Raigad, Nashik,Aurangabad, Ahmednagar, Dhuleand Nandurbar . The DMIC has plans to upgrade two-tier cities in the state and give it an overall growth. While Nashik and Dhule will become the new industrial centres of state,Dighi will have international status port and Pune a world-class cargo hub. The Dighi port and Shendra (Aurangabad) will emerge as industrial townships complete with world-class infrastructure. The DMIC project was approved at a meeting between Chavan and Union commerce ministerAnand Sharma. The top bureaucracy of the state and the Centre was present in the meeting. “We will construct a world-class industrial township in Dighi andAurangabad in the first phase of the DMIC project. The projects will start immediately will be completed in 2019,” said Chavan. Two major power projects will also be undertaken with the projects to meet the demand and supply which will rise with the industrial growth. The development in Shendra (Aurangabad) will require Rs2,790 crore for industrial development and Dighi international port and infrastructure development will require Rs5,967 crore. The Shendra township will cover 8,340 hectares and Dighi port will take up 25,000 hectares. Roads, drinking water, power, schools, hospitals, market centres, gardens, sewerage, storm water drainage will be built. The state-Centre joint project will be one of the biggest in Asian countries. The state chief secretary will monitor the project’s progress to ensure it meets the deadline. The chief minister said the DMIC is part of the national development policy with a specific objective to attract major investments and growth in manufacturing sector. Apart from restoring the leading industrial status ofMaharashtra, the project will also spill over its benefits to six states passing through the corridors. It will generate employment opportunities to 225 million people in the country. 2 townships to come up in Maharashtra In a boost to the sagging infrastructure scene in the state, the commerce and industry ministry and the Maharashtra government on Thursday announced construction of two integrated industrial townships at a cost of Rs 8,700 crore over the next seven years. The twin townships at Dighi in Raigad district and at Shendra Bidkin in Aurangabad will come up as the National Manufacturing Investment Zones (NMIZs) as proposed under the National Manufacturing Policy announced last year, Chief Minister Prithviraj Chavan said. Both the projects are aligned to the ambitious Delhi Mumbai Industrial Corridor (DMIC). The Shendra project will require an investment of Rs 2,790 crore and the Dighi project will need Rs 5,967 crore, he said. Sharma and Chavan held a meeting with top officials from the industrial departments on Thursday where details about the projects were discussed. Conceding that the earlier attempts by the state, which used to attract the maximum industrial growth and investment, notably the MIDC (Maharashtra Industrial Development Corporation) townships have been developed in a “haphazard” manner, Chavan stressed that these will be well planned hubs which will be better and will be set up even before the industry moves in. One of the state’s first private sector ports is being developed at Dighi while Aurangabad is also fast developing into a major industrial belt and already houses auto majors like Skoda. Chavan said as part of the work around DMIC, it was also decided to have two electricity plants of 1,000 Mw each at Raigad and Pune districts, a multi-modal logistics hub at Talegaon near Pune and an exhibition centre at Aurangabad. The Centre and state have also decided to form an equal joint venture for the implementation of the projects and it was also decided to form a committee headed by the Maharashtra chief secretary to monitor the progress on the projects on a regular basis, Chavan said. The Dighi township will require a total of 25,000 hectares, while the one at Shendra will need 8,340 hectares, according to a presentation made during the meeting. In spite of the troubles faced by the industry on the land acquisition front, which has also led some to abandon their plans of setting shop, Chavan sounded confident of meeting the land requirements for the twin projects and added that the acquisition has already begun in the case of Dighi. Cidco invites applications for Wadgaon hsg. project
Lokmat news service, Aurangabad, oct 1 The Cidco has invited applications for the 1,140 houses to be constructed at Wadgaon Kolhati under Waluj Mahanagar-1 project. After facing losses in Waluj Mahanagar project due to land acquisition problem, the Cidco has decided to launch Wadgaon Kolhati project for lower, medium and higher income groups. According to sources, there are 588 flats of 538 sqft each for the medium group-1 whose monthly income is Rs 20,000-Rs 30,000, 154 flats of 753 sqft each for the medium group-2 (Rs 30,000-Rs 40,000). The project offers around 34 flats for the higher income group having a monthly income of more than Rs 40,000, 218 flats of 322 sq ft for the families having a monthly income of Rs 8,000, 146 flats of 430 sqft each for the lower income group having a monthly income in the range of Rs 8,000 and Rs 20,000, said Cidco administrator Sudhakar Telang. The last date for submiting the applications is November 26. Lokmat News Service Aurangabad, Dec 11 The prices of land have increased by 245 per cent in last seven years There has been rise in the population in the city as there has been real estate and industrial boom in the city since last 12 years. Number of investors has increased as the city has been included in the Delhi-Mumbai Industrial Corridor project. Thus, land prices too have increased in last five years. Townships and commercial complexes are mushrooming in the city. There was a boom in the real estate market after 1992 and construction of apartments increased after 2001. Around 55,000 big and small apartments were constructed in the city during this time. Luxury apartments and townships are now coming up in the city. According to a survey conducted by District Co-operative Housing Federation, there are 25,000 apartments in the areas from Jalnanagar to Pundliknagar. There are more than 300 apartments in Jyotingar area. South and East areas of the city are considered prime locations. The city has expanded up from Dewlai, Pisadevi, Veetkheda, Gandheli, Padegaon, Nakshatrawadi, Kanchanwadi Chikalthana to Shendra. Old buildings are demolished to make way for the new ones. In a survey, The Confederation of Real Estate Developers' Associations of India (CREDAI) compared the land prices in 2006 and 2012. The prices of land have increased by 245 per cent in last seven years; the survey revealed. Due to the sky-rocketing prices, purchasing a flat in the city has become unaffordable for commoners. The market of the area was limited up to Aurangpura to Shahganj and City Chowk to Usmanpura but in last seven years it has also crossed the city limits. Many commercial complexes are coming up in the area. These include Gold Flex, S M Arcade, Balaji Land Mark, Golden City Centre, Space Olympia, Pride Land Mark, Sagar Trade Centre, Bajaj Business Centre and ABC East. MHADA houses slipping out of the common man's reach
Sanjay Deshpande Aurangabad, Feb 3 Houses of Marathwada Housing Area Development Authority (MHADA), which has built eight to ten housing colonies in the city, are now getting out of the common man's reach. Its houses at Waluj are costing between Rs 22 to 24 lakh while that on the Paithan road have been priced at Rs 11 to 12 lakh. MHADA was established by the state government in the year 1977 to build low cost homes for public. But the property rates in the city have increased due to high ready reckoner rates and construction material prices. Thus, 1 BHK flats cost Rs 25 lakh while 2 BHK flats are in the range of Rs 35 to 40 lakh, report the sources. MHADA housing project at Waluj and Paithan MIDC area is gathering momentum. Around 160 flats will be constructed on Paithan road for the low income group in the city. In this project, 1 BHK flat will cost Rs 11 lakh to Rs 12 lakh. "Sample flat for this project is ready. Applications will be invited soon and flats will be distributed by lucky draw system," said MHADA chief officer Varsha Thakur. MHADA housing colony is set to come up in front of Colgate company in Waluj MIDC area. The colony will have 256 flats of 914 square feet area for the middle income group. Mhada is getting 2.5 FSI in Aurangabad city. Taking advantage of this, Mhada is going to construct 10-storey building. Price hike due to change in look Generally, the MHADA homes are associated with stone flooring, iron windows, dull colour and flimsy doors but MHADA, with this new project has revamped the look of their flats. Houses at Waluj and Paithan will have posh tiles, sliding windows and cement paint. This has forced us to increase the cost of homes. |
