*New thread created for this tower*

This is easily 25+ floors at the moment so let's use this thread to track its progress.

Two new cluster redevelopment projects, one each at Chinchpokli and Lower Parel, have been cleared by a high-powered committee that will now forward them to the government for final clearance.

The projects, the first to be cleared in eight months by the committee for cluster redevelopment in the island city, will involve redevelopment of predominantly cessed structures spread over a minimum area of one acre using an enhanced floor space index of four.

Chaitya Developers proposes to redevelop an area near Chinchpokli railway station, and Neev Group a plot near Crown Mill at Lower Parel.

The Chinchpokli project is on a private plot owned by developer Dalpat Jain who will rehabilitate the existing tenants and build two buildings of 40 floors each for sale. In addition to parking facilities at the new buildings, the developer will also build a 100-car public parking lot and give it free to the BMC.

The Lower Parel proposal by developer Jitendra Jain involves clearing a large number of slums along a drainage channel. Since the plot falls on municipal land, the developer will built 330 tenements for project-affected persons and hand them over to the BMC in addition to an 80-car parking lot and a transport garage.

Usually a project qualifies for higher FSI under the cluster redevelopment rules only if slums and post-1969 buildings constitute less than 25 per cent. In this case, much of the land is occupied by shanties and post-69 non-cessed structures, but the high-powered committee has recommended that the government make an allowance since clearing the drainage channel is in keeping with the recommendations of the Chitale Committee report

The 15-member committee, chaired by municipal commissioner Swadeen Kshatriya, cleared these two proposals from among five. “We will soon send the two proposals to the state urban development department,” said a committee member, adding that of the 12 proposals pending before the state department, only two have got the Chief Minister’s final nod so far.

Since it was formed a year ago, the committee has cleared 24 cluster proposals, the last of these in September 2009 when Jairaj Phatak was commissioner. Another 20 proposals have been pending before the BMC for a long time now.

WHAT, WHERE
Proposal#1: 5,200 sq m at Chinchpokli

By: Chaitya Developers, builder Dalpat Jain

Tenants: 170 families

Now: 1- and 2-storey structures

Proposed: One 12-storey structure (rehab), two 40-storey buildings (sale)

Proposal#2: 18,000 sq m at Lower Parel

By: Neev Group, builder Jitendra Jain

Tenants: 880 families

Now: 53% slum structures

Proposed: Eight 21-storey buildings (rehab), two 30-storey buildings (sale)

<<Not sure if this is the building they are talking about...and if there are it should be 40 floors>>>

^ Savz location of this building is by any chance behind Ganesh Theater? There used to be a small play ground called "Lal Maidan". Are they building on that ground?

This is most probably classic heights by krishnasagar builders. It is 40 floors.

Yes like I mentioned in the other thread, my cousin told me that one of those towers is 80 floors? And as you can see in those photos I posted there are a cluster of buildings coming up as well.

This is all right next door to Lodha where she lives, maybe you can repost those photos in this thread as well so we can id them?

And India101 I have a few more photos of the landscape of Bombay I took while I was at her place, should I post them or not?
