Crystalville rolls out 1st phase of Vita@Cyberjaya

CYBERJAYA: CrystalVille Group has rolled out the first phase of its commercial project in Cyberjaya dubbed Vita@Cyberjaya.

The integrated business and retail hub sits on 13 acres of freehold land and will be developed over three phases with an estimated total gross development value (GDV) of RM670 million.

The first phase has an estimated GDV of RM250 million and will cover 6.2 acres. The first phase comprises a 16-storey tower with 345 units of SoHos called Vita SoHo. The SoHo units have a built-up ranging from 450 sq ft to 600 sq ft with an indicative price of RM500 psf. The SoHo will be open for preview in May while the official launch will take place in July.

Vita@Cyberjaya also includes a four-level car park, a recreation floor and retail area. The retail component dubbed Viva Lifestyle offers 97 units of duplex shop offices with built-ups from 1,965 sq ft to 5,244 sq ft. They were recently launched in February at prices starting from RM1.4 million.

The first phase of Vita@Cyberjaya has an estimated GDV of RM250 million and will cover 6.2 acres.
The 300,000 sq ft recreation area will include a swimming pool, gym and clubhouse. Meeting and conference facilities will also be provided. Plans for the second phase is being finalised and the developer is considering including a mall and hotel.

According to Datuk Azman Mahmood, CrystalVille Group corporate advisor, they are optimistic of the medium to long term potential for shops and retail space in Cyberjaya. A project like Vita providing shopping retail and commercial space will fit well in the overall development of Cyberjaya as a new township, he added.

“Vita is poised to attract not only the population of Cyberjaya and Putrajaya but also those in its surrounding vicinity including Puchong, Seri Kembangan, Bangi and Dengkil,” he said.

Currently, the total population in the 5km radius of the development is about 176,000. Azman estimates a local population of at least 1,035 to patronise the shops at Vita daily.

He said the presence of established developers such as UEM Land Holdings Bhd, S P Setia Bhd, Mah Sing Group Bhd, OSK Property and Glomac Bhd in Cyberjaya give confidence to the public and stir property demand in Cyberjaya.

“Prices have gradually moved in tandem with the newfound confidence in the market. Our prices take into account the demand behaviour at Cyberjaya which is expected to peak from 2015 onwards. We are realistically competitive yet sensitive to buyers’ concerns,” said Azman.

Prices of shops in Cyberjaya now range between RM298 psf to RM1,079 psf. In Puchong, the prices are at an average RM1,333 psf while serviced apartments and SoHos in Cyberjaya are priced between RM406 psf to RM732 psf.

“Cyberjaya has cleared its take-off and is now picking up speed. Cruising level will be reached sometime in 2015 with full speed ahead by 2018,” Azman concludes.

CrystalVille was established as a boutique developer with CrystalVille Plaza, a commercial centre in Sri Hartamas, as its maiden project. With the success of CrystalVille Plaza, Prismaville Sdn Bhd was created and soon developed another landmark development named Prismaville Business Centre, also in Sri Hartamas.

Future developments include OPUS@Perdana Lakeview East, Cyberjaya which offers two phases of 3-storey villas and 4-storey duplex villas, totalling 172 units.

OSK Property and Groupon Malaysia team up to promote Cyberjaya project

KUALA LUMPUR (April 16): Local developer OSK Property Holdings Bhd is tying up with group buy portal Groupon Malaysia to promote its Paragon Sofo suites at its Pan'gaea mixed-development in Cyberjaya.

Under the partnership, Groupon Malaysia will sell vouchers worth RM8,000 that can be used for down payment of the units at RM500.

The down payment is 10% of the unit prices — ranging from RM298,000 to RM750,000 — and excludes a booking fee of RM5,000.

The vouchers — which are for sale from April 16-30 — are valid from April 17 to June 17, and buyers are limited to four units, with one voucher only usable for purchasing one unit.

Buyers using the Groupon voucher from April 20 — the official launch date of the project — to April 29 are entitled to an early bird rebate, developer interest-bearing scheme, free sale and purchase agreement (SPA) legal loan documentation, disbursement and loan on stamp duty, no-interest installment plan and one to three car park bays per unit.

A piece of advice. Try avoiding all projects by MK land. At least in cyberjaya. I bought my unit at Cyberia Crescent 2 back in 2007. The maintenance is horrible to say the least. Took them forever to come to repair faulty pipes even though my unit was under warranty then. Things are much more worse in Cyberia Smarthomes Block A,B and C.

If you're buying because you wanna stay, forget it or lower your expectation. If you wanna buy to rent it out, by all means, please do but set aside few thousands for repair and patch up works.

Living in area full of students, especially the international ones is quite challenging for me. The blacks, the iranians, the banglas, the stupid arabs, gosh i hate all them stupid international students.

Now i rent out my unit to Pinoy expat. They are good.

Rental rate is okay. Back in 2007 i rent out at RM 1100 per month for unfurnished unit. Now i just add airconds for each room and start paying maintenance, my rate now is RM 1700 per month. My tenants has no complain except rowdy neighbors upstairs who party every weekend nite and guess what, they are africans.

"Corresponding to such needs from customer, NTT Communications decided to establish the third data centre in Cyberjaya," Suzaki explained.

According to a NTT Communications statement, customers of the new Cyberjaya 3 Data centre will receive the added benefit of "extra-low-latency extra-reliable services" when the Asia Submarine-cable Express (ASE) connecting Malaysia, Hong Kong, Japan, the Philippines and Singapore begins in 2012.

In January, NTT Communications had announced that it plans to launch the ASE, a 40-gigabit-per-second undersea cable in June 2012.

NTT MSC Sdn Bhd, a unit of Japan's NTT Communications Corporation, today launched its third data centre -- Cyberjaya 3 Rimba Digital -- in Cyberjaya.

Constructed within thirty-two weeks, the three-storey block with 30,000 square feet of space will be fully operating by mid-May.

Its president & CEO, Fumotoshi Imaizumi, said the new data centre offers NTT MSC’s regional customers unique advantages including enhanced data security, high–technology performance, cost effective solutions and fast connectivity.

"Our goal is to ensure our customers gain that competitive edge by using our services, expertise and facilities.

"That’s why we have designed and built our new environmentally friendly data centre according to world class standards," he told reporters.

He said Malaysia was chosen due to its well-diversified economy, cost advantages, well development infrastructure, a large talent pool and good governmental support for infrastructure development.

Last September, NTT Communications upgraded the high-speed IP backbone connection between Asean and Europe resulting in better telecommunication link and customers experiencing low network latency. -- BERNAMA

Emkay to ride on Cyberjaya's 'New Wave'

CYBERJAYA (May 22): The Emkay Group is set to increase its investments in Cyberjaya over the next five years to RM3.8 billion.

Dubbed the "New Wave", the slew of new projects to be launched includes Auto Ville for automotive support services, 856 commercial units, purpose-built IT buildings and 3,250 residential units of various types.

"Our active involvement in Cyberjaya's development started in 2004. The Emkay Group created the momentum by investing RM1.3 billion to date in the development of purpose built office buildings, Cyberjaya's first LEED (Leadership in Environment and Energy Design) Gold green building, as well as other commercial and residential units," said EMKAY Group and Setia Haruman Sdn Bhd chairman Tan Sri Mustapha Kamal at the official opening of Wisma Mustapha Kamal in Cyberjaya on May 17.

The event was graced by Sultan of Selangor Sultan Sharafuddin Idris Shah.

Wisma Mustapha Kamal is the group's latest Grade A office development, with a gross development value (GDV) of RM150 million. It comprises two towers of 11 levels each, with a total net floor area of 262,748 sq ft.

The group has developed properties with an estimated total GDV of RM10 billion, comprising over 50,000 units of residential and commercial properties and five million sq ft of office space.

Its major developments currently include NeoDamansara in Damansara Perdana; NeoCyber, MKN Embassy Techzone in Cyberjaya; and the Pulau Banding Development in Tasik Temengor, Gerik, Perak.

The "New Wave" (2012-2016) will see new investment in Cyberjaya totalling RM20 billion over the next five years, with investment from the Emkay Group as well as other developers.

The "New Wave" has support from several bodies, including the Multimedia Development Corporation (MDeC), Cyberview Sdn Bhd and the Sepang City Municipality. It is set to contribute approximately 18 million sq ft of office space; 1,200 shop units; 14,000 residential units; seven schools and eight universities and colleges, as well as a population projection of 100,000 by 2016.

Cyberjaya recently received recognition from the Japanese government during the "International Forum of Future City Initiatives" held in Tokyo in February 2012. It was selected as one of the first models in the world of "Future Cities", which share in leading practices in the field of sustainable development.
