Providing exceptional retail variety The Mall @ Middelburg will include an array of some 90 retailers of whom in excess of 80% will be national tenants including major South African banks. Local retailers will also play an important role in The Mall @ Middelburg’s tenant mix.

Leading South African retail centre developers and investors Flanagan & Gerard Property Development & Investment and Moolman Group are driving the development, with local investment partners including the Brandmuller Group, Mobe Investments and the Solly Latif Family Investment Holdings.

The Mall @ Middelburg will meet the shopping needs of a fast-growing and highly aspirational consumer market, with shoppers falling into the high-end LSM 6 to 10+ categories.

“Middelburg and its surrounds are growing in terms of population,” explains Jannie Moolman of the Moolman Group. “Research also confirms that shoppers in The Mall @ Middelburg’s catchment area are also enjoying increasing household incomes and the area is experiencing a resultant surge in consumer demand.”

This growth is also being seen in new development levels. More than 6,000 building plans have been approved by the Steve Tshwete Local Municipality in the past five years alone.

Patrick Flanagan of Flanagan & Gerard explains. “Being mindful of physical and economic growth in the areas, we’ve designed The Mall @ Middelburg to accommodate future expansion if demand continues to grow. This could result in the mall ultimately growing to in excess of 60,000sqm. It will also offer generous parking, adding to its convenience for shoppers.”

The Mall @ Middelburg is likewise expected to create sufficient critical mass to attract shoppers from a wide trade area.

“In addition to the primary trade area which includes the fast-growth southern suburbs of Middelburg and its large Aerorand township, the critical mass will attract shoppers from other Middelburg areas,” says Flanagan. He notes that these include Rietkuil, Doornkop, Kwa-Makalane, Thokoza Village, Rockdale, Naledi, Lesedi, Presidentsrus and Kranspoort.

The tertiary catchment area for The Mall @ Middelburg includes Belfast, Dullstroom, Machadodorp, Lydenburg, Hendrina, Ermelo, Groblersdal and Steelpoort along with the surrounding rural districts.

“In addition to creating jobs and skills transfer in the construction phase, The Mall @ Middelburg will create hundreds of sustainable jobs which will further boost employment and economic growth in the area.” notes Flanagan. “It will also retain local consumer spend, which is currently leaking into other surrounding areas, within the local economy which will have a good impact on Middelburg.”

The shopping centre itself will be an iconic landmark in the area with its thoughtful architectural design, which is inspired by its location and surrounds. Designed for easy shopper flows and visual appeal, bright high-ceilinged air-conditioned malls will be lined with modern high shop fronts to create a fresh and exciting shopping experience.

“The Mall @ Middelburg will be an easily accessible, quality, contemporary shopping centre providing a full retail experience and an exceptional overall offering which will be appealing to both local communities and those from nearby areas in the region.” says Flanagan.

Theres definitely a mall explosion in South Africa, particularly in the smaller cities and towns. I still have two more malls to make threads for.

First official Middelburg Mall opening set in April

Middelburg Mall opens fully let

The fully let 43,000sqm Middelburg Mall regional shopping centre in Mpumalanga opened its doors today, bringing comprehensive, quality shopping to the growing and ever more affluent consumers of Middelburg and its surrounds.

Developed by Flanagan & Gerard Property Development & Investment and Moolman Group, construction of the R500 million shopping centre took 14 months. It was successfully completed on schedule.

“Middelburg Mall offers the ideal complete shopping experience for the area. It delivers a compelling, easily accessible, one-stop shopping experience right to the doorsteps of Middelburg residents for the first time,” says Patrick Flanagan of Flanagan and Gerard.

Consumers and retailers alike have welcomed the shopping centre’s development.

Not too shabby!

My favourite smaller-town-city malls I've been to are MooiRivier Mall in Potchefstroom and Garden Route Mall in George, but this one looks pretty damn nice.

Must say, I'm actually disappointed by Worcester's Mountain Mill Mall. The tenant mix isn't the best, the stores are poorly stocked for a lower LSM-client and the mall is inward facing on a beautiful site and is dating relatively quickly.
