Sounds like "sweet lemons" to me.

This forum is here to discuss all aspects of a building project, both negative and positive - IN A CONSTRUCTIVE WAY.

Your very first post was to criticize others for their constructive criticisms and comments. And your second (this one) was to dismiss the rest. Well, I believe others "couldn't care less" about what you have to say either, especially this -> "I've been buying property for years blah blah blah...."

And if you can't take any slight negative comments here in this forum, I suggest you - to quote your own words - "then don't show up" (in this forum)

R u for real? That's the point here, in Thailand projects r delayed or changing with no tranperancy and ppl keep buying.that approache u have is exactly the reason. If u r an actual buyer then I don't get u, I've been with different buyers(friends) in the sales office, recently too, the sales team have no real clue, consturction materials have changed( ask IKNoa he will direct u to the articles about raimonland being sued by a company that it presented its products in the show units and then copied the design inchina to make it cheaper and so other things)itsd not about being late its about and being told the truth and treating the clients like idiots or suckers(not only RL).

And Btw, if u bought 4-5 years ago and as u say let's assume u can sell it at cost-then u actually lost money...

If u don't mind being trated like that and trust in the developer is nothing for u then good luck, every sales man would be happy selling u his products...

If u ask me that needs to change, one a couple of developers have to pay for their broken promises and time frame other will learn not to follow, that's the main reason I care about the story here, nothing personal against RL which u seem to admire


P.S

The clients that r not happy with the developer (but do love the project) r the buyers that have in their contract different dates and specifications then late buyers, probably u bought later so no promises were broken in uer case.many early buyers bought it when raimonland had different owners and managnment...
The. Project is amazing, the handling and customer service is not-at least not to all buyers

Since I know more about this project than anyone in this forum, I want again to be clear The River is a great project inherited by a bunch of amateur developers who treat customers, staff, contractors and suppliers like ****, as they hide behind the Raimon brand, for sure they cannot hide behind IFA's.

Despite the developers assurances to the contrary all of the points I raised have come to pass and it is not over yet, rest assured every opportunity they give to comment negatively or positively I will take

That you can do anytime but in 3 months there will still not be title deeds and the building at least 6-9 months from completion

Confirmed

The keys are to be given on Sept 20th and I can start to live in it on the 20th as stated.

If not I don't pay my remaining 70% thats the deal.

But they have told us and arranged the date.

That's logical they should have title deeds by then but you will have keys to a unit in a building site that UKnow

Actually, seems they are saying they will let you live in the unit even if you have not transferred which of course indicates they are not confident the title deeds will be issued, of course you are in the minority no buyer is going to be accommodating these turkeys the boot will very shortly be moving to the other foot and the 600 transfers will become a nightmare IKnow, you plus 500+ workers can share your Moët in September !

Actually your replies are becoming boring and frankly, quite annoying. You're the one who should zip it. Let me remind you again, this forum is not about buyers/seller but rather about building enthusiast and their passion and sharing knowledge. What have you contributed to this thread?

And it's quite absurd to quote the laws of slander and defamation here - what are you going to do? Take legal action for someone sharing information about a developer on a public forum? Good luck with that!

Oh, and when you do celebrate why open just a Moët??? I would be popping a Krug or Dom Perignon or Crystal!!!!

While this comment is not about The River per se, it involves my brief experiences with the integrity of Raimon Land..

Last year, when sales of Zire Wongamat had very recently started and they had no sales office for Zire alone, I visited the sales office (which was then part of Northpoint) and was highly interested in buying a unit at Zire.

The sales person then proceeded to take me on a tour of the model room/common areas of the beautiful Northpoint. Acting as if the specs between Zire and Northpoint would be very similar.

I was completely sold. Thankfully, I decided to stay in the stock market for a bit longer instead. I breathed a huge sigh of relief once the true details of Zire came out.

Actually a defamtion case would be good for everyone, then we will all know the real truth, its only defamtion if its not true, don't believe raimon would do that since then we will all know the real story, whcih they didn't have to prove till now. In courts they will, and I have a feeling Iknow knows what he is talking about unlike just a buyer listening. To sales team. Whcih know nothing more then what they r told to say...

Raimon are lucky they have buyers like u...

If u want quality developers which actually manage their projects and customer service right check Sukothai and Pace with saladaeng residences

we all agree it looks great and iconic and thats before the lights are on, but i really want to see pictures from actuall units, and not just saying to make a point, really want to see the inside, its weird that they didnt make a mock up unit inside the building to show potential buyer how it feels like they do in many other project that didnt sell all unit.


The feeling of the River from inside must be a great selling advantage...

Having show units in a building under construction
is not without it's challenges however the 7th floor was
used as the mock up to set the standards for the completed
units no doubt when the building is finally completed there
will be show units most likely in the North Tower where
most unsold units are

Units for sale South and North

I have received the latest available units list from the sales team.

This is without the latest promotion push they had

South Tower

22 Units

North Tower

86 Units

So is 86 Units 40% ?

I asked them about current photos of my apartment , within hours I had them in my inbox.

Very pleased with the work of RL and the developers on this project. I am just glad I didn't but a piece of sand in Dubai.

Projects get delayed all the time, dates get pushed back,

Imagine buying an over priced place in the housing boom and watching it fall off the last few years.

I think with The River we are seeing a building that will be on all post cards of Bangkok.

Keep up the good work ....

In terms of % of m2 area in the North Tower for sure also there are about three floors of Private Residence units in this Tower not included in the sales units you have been given.

And of course they will not be providing the list of resales of which there are many in the South Tower
